If the application is approved and the applicant does not enter into a lease, the earnest money will be retained to compensate the landlord for costs incurred, subject to the owner’s duty to mitigate.
If the application is denied or withdrawn before approval, the earnest funds will be refunded in full by the next business day in the form of a check.
Applicants have three business days from submission to cancel the rental application.
