If possible, I probably wouldn't put ANY star on this review. My daughter lived there for a year-a year too long. Perhaps the new management will do better, but I certainly wasn't impressed with the transfer of management either. Lund took over for Maxx Properties. I do think the ownership should also take much of responsibility for poor management that went on for months and poor living conditions at Mapleview.
We couldn't get any answers to any questions during the lease term or during the transition. My daughter moved out just before the transition. She moved because they jacked up her monthly rent in insane amount of money. There were no tenant or building improvements to justify this bump in rent. Actually things went downhill as each month passed by. She could never reach someone at the office, there was always a sign "We'll be back", but you would rarely catch them, they rarely returned calls, they rarely fixed things that weren't working properly. Her frig leaked water constantly from day one and they never fixed it-even after a year, she had to use a handle of a utensil to open and close the lock on her patio door as it went months without being repaired-the latch had been jimmied at one time and bent they never replaced it even after bringing it to their attention at move in. After about 9 months, they finally replaced it. There were no disposal baskets to deposit dog waste into. I asked if they'd place dog waste baskets at the poles where the waste bags were. I said "I'm certain you care about the property and how tenants take care and clean up after themselves-having waste basket will help with that"-they never did. Actually the gal at the management office said "I didn't know they didn't have them, we'll have to look into that"- again they never did. Many tenants didn't even clean up after their animals, and the management didn't either. Trash was in the parking lots often, the halls were stained and never cleaned, doors to each building weren't secure. People often littered in the parking lot and it was rarely cleaned up. The buildings and apartments smelled of smoke some of it "funny" (my daughter doesn't smoke) and pet smells, the laundry rooms weren't secure half the time and other tenants would just dump stuff they didn't want in the laundry room. Management never cleaned the halls, the laundry rooms, the mailbox areas or green spaces.
She left the apartment much cleaner than when she moved in and she still lost her deposit....we weren't impressed. Again perhaps things will change with Lund but I'd think twice. PS when she was moving in over a year ago, they told her she would live in a particular building, couldn't show her the apartment tho, only a nicer remodeled one. Once it was move in day, the apartment she was assigned was in a neglected building....not what we were told. ALSO-if you have a pet be careful. Maxx Properties SAID that there is a security deposit AND a pet deposit ($250 each). The lease actually shows it as a $250 pet fee which is non refundable and not used toward any cleaning. You'll lose your pet fee and security deposit as they will take BOTH to clean up after you having a pet. Seems unfair to ding people 2x for having a pet.
