Been here for a few months. Love the management. Love the grounds. Love it, love it, love it. The maintenance? Words don't describe how bad of an experience that has been. It's like he just fixes things whenever he gets around to it and just shows up unannounced. So move in, furnace not working. Okay fine. Told manager (who is wonderful by the way.) Sends maintenance out on a Friday. Gave him permission to enter the apartment. Maintenance sends me email that they looked at my furnace, decided not to fix it right there and then for whatever reason. Says in email he'll be back on Monday. Leaves a space heater for the time being. Hey it's fine. It's still summer. Don't need a heater yet. I get that sometimes you have to get parts, etc. Maintenance doesn't show up on Monday. In fact, he doesn't show up at all for an ENTIRE MONTH. I kind of forgot about it, because it's summer. Didn't think about it again for awhile. Yesterday, get a knock on my door. I was getting a shirt on, so couldn't get to it right away. Person must not have heard me say, "In a minute" or something because I open the door and no one is there. Okay, weird. Two hours later, I hear someone opening my door. I start shouting for them to identify themselves. (Hey, I'm a woman who lives alone in the middle of a city...) He finally tells me he's maintenance. I let him in and he explains "oh, I thought you were at work." Uh, no I took the day off and even if I was at work, you had said nothing about coming. Just because I gave you permission to come in a month ago, doesn't mean you have a free ride to enter my apartment anytime you want! That is illegal, you idiot! He tried to explain how he knocked earlier. (You mean, two hours earlier? And didn't give me a chance to answer and didn't bother to knock a second time. Just was going to barge right in.) Scared the freaken' heck out of me! BTW, he still didn't fix the furnace and just left everything in pieces.

I rented this place site-unseen because I was relocating from across the country without enough time to visit Columbus even once. Crawford Hoying took over management around the time that I moved in, (2015) and I really don't have any complaints besides the cabinets under the sinks being super musty, a handful of outlets being loose, and the window A/C unit not being very effective. Rent is pretty competitive based on the one coworker we talked to who rented at Harvard Square. Environment: Probably The Falls' best attribute. It's quiet, and feels safe enough that we leave our doors unlocked when we walk our dogs around the small complex. I think the loudest it ever got was this period over a few months when an ambulance had to come every other week. Grounds are verdant and mowed frequently. It's a nice community for dog owners--I think I only had to notify maintenance once that the poopy bags ran out.They salt the roads (I note this because apparently OC does not) and shovel when necessary. Location: It's right between Upper Arlington and Dublin, with easy access to Sawmill and Riverside/33. If you work east of the 315, taking Henderson is annoying but not unbearable. Equidistant between two close Krogers, and most importantly, a short drive to Marco's pizza. Utilities: Our TV is on 80% of the time we're home and awake, and my boyfriend insists on turning on the A/C or heater the moment he gets a little warm/cold. Highest bill I ever had was $180 for this past January; my current average bill is exactly $95.20. Never had an issue with AEP because I never had to contact them. Easy peasy. Management/maintenance: It's a small complex, so maintenance requests get addressed very quickly. Our ceiling fan light socket kept frying bulbs every other day so I submitted a request online. The next day the maintenance guy (forgot his name) flagged my boyfriend down and asked if he should come look at it. Both he and Annette in the front office are great, and a vast improvement over the management where my boyfriend previously rented. We're only moving to be closer to work, and because we have too many pets for 600ish square feet. But, if it fits your needs and budget, I definitely recommend this place (at least as of May 2017).

I lived here years ago on 2 separate occasions. The property manager was great both times (different) and the people were friendly. The maintenance is horrendous. My father still lives in the complex and he has had an insurmountable heap of issues from day one. Floors were replaced, fixtures were replaced, wallpaper peeling and holes in the walls for access that they had to cut themselves. When the do have to fix something, the cleanliness of the residence is the last thing they care about. The last time I moved out is because the water heater blew and flooded the apartment. I moved and it stayed like that for several months at least but all the plumbing in this complex is ancient.
