I rented from different landlords every year while attending OSU, and University Manors has been a dream compared to some of my other experiences. The office staff are very welcoming and seem to genuinely care for their tenants. I lived in a studio apartment at 31 Chittenden, and I loved the apartment. Brand new appliances, granite countertops, laminate hardwood floors...it was all very nice. Electronic locks on the building (both outside building doors and individual units) make the place feel very secure. I have moved out now upon graduating, and I received my security deposit back in full (which is a first for me; previous landlords have deducted from my deposit for made-up reasons). Maintenance was always great. You can easily submit maintenance requests online, and my requests have always been handled promptly. I never had any big issues other than a small leak from my kitchen sink that someone came out within the hour to take care of. Additionally, the landlord was proactive about maintaining the unit. I would occasionally receive notices that crews would be in to upgrade/fix certain things (including repainting the bathtub and cleaning/changing air vent filters). There is just one aspect that was a little frustrating at times and could be improved: Parking spaces at 31 Chitt. are assigned by apartment number. Given the close proximity to restaurants such as Trism, Cane's, Panera, etc., there were often non-residents who parked at the apartment lot. If someone happened to be parked in your assigned spot, you had nowhere else to park expect to find a spot on the street (if you were lucky to find one reasonably close). I do have to give kudos to Shamrock Towing; they did a great job at enforcing the lot. I would see tow trucks driving by very often. However, they couldn't quite keep up with the idiots parking there without permits, and on occasion I would come home to find a car in my spot. If the parking spots were not assigned by number and you could just park anywhere in the lot, this would not be so much of an issue because usually not everyone who lives there is parked there all at the same time. Therefore, having unassigned parking would likely leave you a few parking options even if there are one or two non-residents parked there (who Shamrock would eventually tow). TLDR; had a wonderful experience living at 31 Chitt. and really appreciated the fair business that University Manors runs, especially in a city where there are a lot of landlords looking to screw over college students.

Rented a 2 bedroom apartment and only ONE of the bedrooms had an AC unit - how is that even a thing? They acted as if this was a completely normal situation. if you are a student at Ohio State make sure you are not being taken advantage of

Moved into our townhouse at 230 W Norwich Ave, and it was filthy. There was dirt and empty boxes everywhere, supposedly from maintenance. A month in, a leak appeared on our bottom floor ceiling. Maintenance took a week or two to show up, and did nothing. Then they came again when we kept complaining and made a giant hole in our ceiling. The hole was there for a few months in various stages of "repair". We left the apartment spotless when we moved out, but they took half of our security deposit for marks on the walls, because we did not mention every single mark or hole in our report at the beginning of the year. Worst renting experience ever.

I lived in University Manors apartments for 3 years and had a wonderful experience with them. The apartment was very affordable, maintenance responded quickly, and the staff was extremely well organized and helpful. I had a contract issue moving from one University Manors property to another and the staff took six or seven hours out of a day to help me sort everything out. They went far beyond what I would normally expect of a landlord, especially considering the problem was not their fault. Some people on here are calling the staff rude, but I dont see it that way at all; theyre just on top of their responsibilities and expect you to be the same.

University Manors management will take your rent and do nothing in exchange for it. My daughter lives in an older building and we selected her apartment because it has charming features you only find in older buildings and the apartment is spacious. Based on the reviews of so many prior tenants who never get their security deposits back, I photo-documented all the things that were wrong with the apartment before we moved any of my daughter's things in. I took well over 100 photographs and sent a detailed description of all of the issues, along with the photographs, to University Manors right away. I will gladly face them in court if they do not return the full security deposit since we have done nothing but IMPROVE the apartment since taking occupancy. My daughter filed a maintenance request in the first week she lived there. There were significant issues such as bubbling paint that was falling off the window surround with black mold under it, a shower that would not work, a stopped up bathroom sink drain, missing window screens, etc. Thirty five days later, nothing had been done. I contacted the management and the woman I spoke with said, "Well, have you been calling to remind us about the maintenance request?" I told her no, that my daughter had followed THEIR protocol by filling out the maintenance request form. I told her I was going to put the next month's rent into escrow. The maintenance man arrived the next day and did only two of the tasks on the list. While my daughter has lived at 60 E. Norwich, the hallways and laundry room have never been cleaned. The front door lock was broken for over a month. The garage door was broken for a week. She never received the promised remote control for the garage. They could care less about maintenance requests. RUN from any rentals managed by University Manors. They are the very definition of slumlord.
