Ventura College

Ventura is, for obvious reasons, the leading location for VC students renting off campus by far. The property managers in the city are always well prepared for the siege of student renters and are good about not taking advantage of them. But in the event that a student didn’t get an apartment in Ventura, either because they want cheaper prices or because they missed out on the rentals they wanted, there are other options. Check out Oxnard right down the road, their average apartment price is slightly cheaper and there’s a good stock of them there. The second best alternative is Camarillo, but it’s also a more expensive option. Like many of southern California’s coastal cities, Ventura’s temperatures never really fall or rise to extreme temperatures. The winters and springs are typically in the 60s, and the summers and falls are in the 70s. But to be fair, the city is susceptible to heat waves and inland winds. For example, it has reached a hundred degrees in months like April and October, and every summer there will be dry, hot days in the 90s. But this type of weather is the exception, not the norm, in Ventura’s climate. The only real difference between the summer and winter is that winter is the rainy season, whereas summer is dry and hardly gets rain at all.

Methodology

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
