The apartments aren't perfect, but you have to consider the area. Tallahassee doesn't have many or any great apartments at this price point.
Pros:
-Front office has been helpful to me. Any issue or odd dispute was easily resolved and I have always been treated with respect.
-The road used to be awful but they finally repaved it and that even helps out with drainage as well as the aesthetic.
-Units are overall okay. I like the flooring they have. It isn't real wood but it gives it that look while being very easy to clean.
-I don't feel unsafe. I was worried about the neighborhood when I first moved in but nothing has ever happened to make me feel unsafe yet.
-Lots of units are being renovated so that is something to consider. Just hopefully they make sure that the pipes and inner-workings are part of those renovations.
Cons:
-There are these delinquent children who break bottles in the breezeways, light fires in the tennis courts, have mud fights that get on the cars, and smoke weed in the breezeways. Property management put out a memo that all children needed to be supervised at all times but it has never been enforced, and I am stuck cleaning up after them.
-Litter. My neighbors smoke and leave the wrappers everywhere.
-I cannot get packages delivered to the apartment. It is possible for the front office to get the package for you, BUT often times the mail doesn't get delivered to them for whatever reason, so if it didn't fit in my mailbox it got delivered to my doorstep most of the time. If it got delivered to my doorstep, there was a decent chance it would get stolen.
-Roaches. When I first moved in, there was a serious roach problem. I decided to spray for myself and managed to control it in my own unit (get Demon Rx and a sprayer. It is worth the money). There are exposed pipe openings outside that are full of hundreds of roaches and I wish I was exaggerating. We have pictures.
-My pipes are regularly clogged so I snake it myself every few weeks.
-My apartment used to flood for some unknown reason from behind the walls. Nothing was ever done to fix it so it could happen again. You can tell the issue has persisted for a long time because even when I moved in I noticed that the bottoms of the cabinets had become spongey and brittle from the water damage. When I pointed it out to maintenance they said they would fix it, but their fix was just nailing a painted 2X4 over it.
-The A/C unit in the 1/1 apartment is in the bedroom and it is loud so it takes some time to get used to before you're not waking up every time it kicks on. In addition to that my unit has some sort of clogged pipe in the A/C unit and the spillover tray fills up and spills over into the closet and floor, so I have to keep an ear out for dripping sounds in the room. Again nothing has been done to fix this. They just empty out the water.
All in all this is not a bad apartment. Of course everyone on here is going to say it was the worst they had ever been in, but I lived in a few apartments around this town and if you want anything remotely close to campus at this price, you are either going to be living with a few other people, or this is about the quality you will get. Just make sure you are handy and can handle the problems yourself. If you have a bad front office staff like in other apartments who are there to take advantage of college students, there is nothing that can be done about that, at least here they have been kind and considerate to me. I can tell they are trying to make improvements, so hopefully they get better with time. I am moving out in a month so if anything changes or issues arise with that process, I can come update my review. If all goes well I think I will even boost my review a star, because other apartments have made that process a nightmare, having to fight to get my security deposit back. This front office has been good to me so I am hopeful.
Update: I moved out with absolutely no issues. I received my full security deposit back (minus carpet cleaning cost) and couldn't be happier.
