I really wish that I could give them 5 stars. I mean I really do. This property management company has mostly great staff, they are helpful, generally fair, nice, and stay out of your business. Unfortunately, they were sneaky on the lease. They require their tenants to REKEY the locks out of YOUR money. They charged us for not replacing the light bulbs and air filters before moving out!! They also charge their tenants for things that were already damaged by the previous lessees, but we didn't take pictures before moving in so this killed us. BE WARNED: If you are planning on leasing a house with this company, TAKE MANY DETAILED PHOTOS BEFORE MOVING IN! They will get you for every small thing, including things they KNOW were already in that condition. Also, READ THE LEASE VERY CAREFULLY! If you want to hold onto your security deposit, I would not go with this company. If you do decide to lease with this company, be very cautious as they will nickel and dime for anything they can think of. They keep their real ownership under wraps: refuse to name them and they are inaccessible by phone or email. You can ONLY contact the owners via snail mail!

Don't expect them to do anything if your neighbor is a nuisance, even though the lease agreement states that the tenants shall not commit any noise nuisance. I spent about 2 months not living in my own apartment because of that. The laundry room to the spirit wind units is dirty and doesn't have a door, and there are often not enough machines for everyone. Originally this was fine because the laundry room was free, but part way through the year they started charging. The cost is about as much as a laundromat, so you may as well go there instead. Toward the end the apartment flooded because of rain, and they didn't really do anything. The icing on the cake is that they re key every year. If you look at the lease agreement, they actually charge you for this. It is $50. I'm not sure why this ought to be our responsibility, but I guess nothing can be done about it. I'm giving them two stars instead of one because they are helpful sometimes, like letting us move out late and letting us keep a cat for about a month without charging us. Generally I found them to be unprofessional.

Love the property managers, the work orders are always taken care of immediately, affordable rent and great location. They care about their properties and constantly make improvements to the exteriors of the units, without us even having to put in work orders, which is fantastic - they pay attention! Prior to moving into the Rivoli units, I lived at University Trails and Stadium Center, both of which were poor experiences and don't even compare to the quality of service you receive from Stadium Property Rentals and their staff.

Great place to live when you're on a budget but still want a nice apartment. The office is always helpful and maintenance usually gets done same day. No complaints honestly - also new paint job and landscaping look great!

Good location, close to FSU. The new company is updating the whole complex. My apartment is big, decent, and a really good price. You can tell the manager really cares. No major complaints besides some neighbor noise. Highly recommend.

I live at Stadium Place and its great. Aministration is friendly and quick to reply and the place is nice and spacious with walk in closets, granite counter tops, etc.The price is great for the location right next to campus. My room mates and I all re-signed for next year!

Not the best apartments! You have neighbors dealing drugs. The manager is on drugs, although she seems nice. Cops are called to the property every day. Our AC unit went out and it took them over 2 months to get it fixed. On top of that we have to call at least once a month about it going back out. There are a bunch of kids running around and the parents could care less about them. They have even gone into the laundry room and stole clothes from people. You have what looks like a gang sitting out in the parking lot every night, hollering vulgarity at people who leave their apartments. Only reason why I call them a gang is because they are always wearing the same shirt. If it isn't a plain white tee its a black tee. The owner is extremely cheap and claims everything is new and it isn't. You can see scratches and marks on their "new" units. The flies and roaches are horrible. Whatever the bug man treats with, it doesn't work. These apartments are great if you don't mind gangs, drugs, and bad little kids...not to mention your apartment getting broke into. So please be careful if your looking for a safe place for your family. The apartments are large and decent...but the area is horrible.
