Lease Terms
- Annual lease.
- First month's rent and a security deposit equal to one month's rent are due at lease signing.
- Tenant Screening: A non‑refundable tenant screening fee applies to each adult applicant to cover the cost of third‑party background and credit verification, which applicants pay directly to the screening provider. If an applicant clears the screening and signs the lease, a $50 credit will be applied toward the first month's rent to offset the screening fee. If an applicant does not clear the screening or does not move forward with the lease after screening is completed, the screening fee will not be refunded.
- Tenant is responsible for utilities, water, lawn care, snow removal, and routine maintenance of the property (such as replacing light bulbs and adding water softener salt).
- Landscaping is scheduled for spring 2026. A $50 credit will be applied to the water bill for the month landscaping is completed and the following month to offset irrigation costs.
- Pets may be considered on a case-by-case basis. Each approved pet is subject to a $35 monthly rent.
- No smoking permitted inside the home.
