For each Bedroom in this rental unit, we will accept up to 2 people per bedroom, plus one for the overall rental. A 1-Bedroom Unit, maximum of 3 people, a 2-Bedroom, maximum of 5 people.
We are looking for Prospects willing and ready to Move-In. Upon an approved application, we will only hold a unit for a pending rental, for 10 Days prior to Commencement, if a full Holding Deposit equivalent to the Security Deposit is tendered. Occasionally based on the State of Preparation, the safety of allowing the public to view, while work is happening, with our Clients Permission, we may extend that, but our Company Policy is a 10 day hold.
Property Type- This has been a multiple Award Winning Apartment Complex in the City of Downey. It is 25-units total, and very nicely landscaped. All 1-Bedroom units are Upstairs, For the 2-Bedrooms, they are flat style, both upstairs and downstairs.
Preparation Policy- We usually remodel or prepare to a high degree any newly vacated unit by Freshly Painting and the Units are Freshly Cleaned. The unit is being prepared, and will load fresh pictures ASAP. The pictures posted are of the type of unit, but don't portray, this fresh remodel that we are working on in it's entirety, but some of the fresh remodel is pictured.
PETS/Other Categories of Animals- This is a No Pet Dog/No Cat Property but would consider other types of small Pets legally sold within the State if kept in Tanks/Aquariums (if less than 5 gallons in size, no deposit or 5 gallons, we would have to consider what type, and set a Pet Deposit. We will require a photograph of the Pet/Animal. ESA and Service Animals are not considered to be Pets, we will need a valid Doctor’s Note or Certificate from a true Licensed Therapist or Health Specialist on such.
We do require payment of Mandatory Renter's Insurance (added $15 monthly for just liability coverage for the Unit only) or you can provide Proof of a Policy, but it has to cover $100,000 liability and name the Property and Management Company as interested parties, or you are charged the $15.
The Property is Professionally Managed by American Capital Realty Group, Inc. (AMCAP) in Santa Ana, California . Please do not contact our Corporate Office, as rentals are not being handled by our Receptionist, but by Employee Managers assigned.
