Would rate 0 stars if I could. Got rid of the bugs myself. AC sticks and smells bad, probably has NEVER been cleaned. Doesn't even have a filter, yet they will charge you to replace it. I have the rudest most inconsiderate neighbors who play their thumping bass and cackle outside in the courtyard until all hours, and I mean it STARTS at 10pm. Insane people walking around like a bunch of zombies - I am afraid to go and even get my mail. Can't get a pizza delivered here. I am getting out of this lease ASAP! I hate it here!!!!! EDIT: Okay they now have gotten a new pest control company to come out and treat everybodys apartments for roaches. Hope they dont get robbed. Now lets see em take care of the really big ones that sit outside OTHER PEOPLES apartments and smoke blunts and CRACK. Dont get me wrong I dont care what other people do... but keep it in your own place and be quiet about it.

Do NOT MOVE HERE. Might look nice on Outside but once you move in and get all your things moved in. That's when the bugs start coming. They have fire ants that use to bite me. Yes they have FIRE ANTS. I couldn't wear NONE of my perfume because that's what brings them out. They like anything that smells good. We seen a roach a few times but we kept out apartment clean. But other people do have roaches,real bad. Ants were our biggest problem. O dnt forget about to mice as well. They are not a secure apartments. No one dnt ever be at that security booth. It's just a front. The people in office seem nice at first but their really not. It's gets flooding out there when it's raining. Washes and dryer always break and they dnt give you your money back. I am not trying to talk bad but they did us wrong and they knew about all these problems before they move us in. But y'all stay blessed n hope y'all dnt move here

I've been here since January of this year and so far i can say everything has been going ok. minus some maintenance issues but hey im renting not owning so its ok that can be fixed. they clean daily around the complex picking up trash and things. however, the complex cant fix the people. some tenants are inconsiderate, mean, and simply put dont care about littering. they feel they are entitled. if those who are like that will leave, this place would be way better. most of the issues that have arise before has been resolved and things are greatly improving.

Gun shots on a regular in broad daylight . and horrible maintenance .And my neighbors roof fell in through her bathroom. I could go on and on. Its no coincidence that they accept evictions with a co signer. You get what you pay for. Run !! Rebuild your credit ,find a private landlord, search hard! make this place your last resort. You will be sorry .

I paid my lease off completely and all I have too say is this complex and everyone in it are terrible for one there was a bar of used soap in my bass broad they were to cheap to fix it with wood that is nasty I cut my foot on nap lock metal that's supposed to hold the carpet down but the flooring installer laughed because he knew he messed carpet job up by not nailing down and hammering down the map lock metal and quote he said yea we keep the new pad for under carpet and sell it on the side I told office staff more than once the carpet seams came in done for they was not melted right and we had used nasty old carpet for pad under the new carpet then are neighbor who was kicked off property for abusing his girlfriend brought a sick dog with parvo in and I had to pay 1200 so my dog could live when it caught parvo went to office to say something pretty much got laughed in my face gun shots every night out side my window the apartment above mine I complained about for they jump on the floor in purpose they still won't do nothing about I call the police. More than 4 times still no response for they used to this awful crime do not move in here all they want is your money they don't care about your well being what do ever I have black mold all over my apartment and when my toilet fluid it took them 3 weeks before they came to fix it again my bedroom closet and hall and bathroom was soaked for weeks they never came to suck water up or replaced carpet first night I moved in 3 men came through my sliding glass door and my water heater leaked for 2 weeks before they came to fix it my living room carpet was soaked they never came to suck water up or replace carpet .And my heat went out during winter it was so cold again 2 weeks before fixing I could see my breath inside my own apartment the maintenance men are rude and get to because he was getting off work he wired my light switch up side down I shock my finger every other time turning on my bathroom light my health has gotten a lot worse and I am only 29 my doctor said it's from black mold this is the most nasty place ever.

My partner and I lived here after having to move from another complex that was managed by them. Quick summary of how we ended up here: We signed a lease in April for 6 months, bringing our move out date to October 11st. They never told us that they were closing down due to crime and uninhabitable units. So in June, they transferred us to another complex, Commons at waters edge, where our lease technically should have been up in October but they tricked us... A year lease. Whatever. Just 2 weeks ago, just 2 months from our lease end, we recieved an eviction due to lack of communication inside the office. The new lady cassie was extremely rude..and contradicted what katrina said. We had agreed to pay our rent on the 29th because we showed that's when the money would be available. On the 27th they sat our things out. Lot's of our belongings, some were very sentimental, were destroyed due to their carelessness. During our stay there, our bathroom ceiling fell in and it was never fixed. We had our apartment exterminated on our own dime... Bed bugs, ants, and roaches are horrible. The maintenance men would come...but just to pilfer and take "small" items and think it was unnoticed. Now that everything is documented with proof, we plan to countersue. Hopefully this place gets shut down too... I know several people still there who say it's going to "pop off" this summer. STAY AWAY from any property related to Cordoba group.

I lived here for all of 3 months before I had to pack up and leave, disgusted. Most of the units have roaches. The potholes are the worst I've ever seen and their refusal to fix them is staggering. Most of the electric outlets didn't work and it took them 25 days to finally come take a look. Maintenance is very slow and speak in slang when they do speak with you. One of the leasing agents could be seen hitting on 1 of the tenants when I was in the leasing office. The complex is dirty. The cops are always sitting in the parking lots because of all the crime within the complex. Every night, expect to hear somebody's loud music playing or some random couple arguing out in the open. This place is just ghetto. The tenants are responsible for shoving all the sidewalks, lots and stairs which is ridiculous, considering how big this place is. This place overall is just 1 big mess. I understand now why most restaurants won't deliver to this place! You know it's bad when businesses refuse to deliver! Don't be fooled by the cheap prices and their ability to be flexible with those with poor leasing histories. You do get what you pay for. MESS!

And when I got robbed tried to speak to the main one in the office (Leanne) well she commented to another tenant that "What she want me to do, guard her door." So, if you want you want talked about , live in a trashy criminal, drug infested area also overran with bedbugs and roaches then this is the place for you. THINK LONG AND HARD BEFORE RENTING AT THIS DUMP, they have the front all prettied up to lure people in but the back of the property looks like the city dump site.

This is the worst place I have ever been to they have people kicking in doors last night my girlfriend heard a really loud noise coming from next door so I went to check it out come to find out their were two guys kicking in my naboors door I called the cops and they left the guy was there while they were kicking in the door on top of that maintenance doesn't do a thing I put a work order for my lock to be fixed on the door because I couldn't get in the lady that answer the phone when I put the work order in was very very rude she said someone was already out there to fix but they never did I still had the same problem so I called back she then said well the next step is to replace the lock which I will have to charge you for I said but you didnt fix my lock the first time she continue to argure with me back and forth saying they did but i'm still having the same problem. OVERALL DONT NOT MOVE HERE YOU WILL REGREET IT. Run! Read the reviews. Brookside Manor is no good. The parking lot is a wreck Its like you are driving on the moon with all these craters. Mgt wont do anything about it. Even the police and EMS hate coming here. Its always petty BS and fighting neighbors. Brookside manor is what happens when you mix hillbillies and bad apples from the ghetto. Harsh? I dont think so. Its truth. Oh, and dont expect delivery service. The food places that deliver got tired of getting robbed. Cars get broken into. And someone is steeling gas and wheels off the parked cars.

I'm not even going to bother giving this apartment complex one star. It doesn't deserve it. For starters, I've lived here since June 5, 2012 and have had NUMEROUS problems. The downstairs neighbor would wake me up in the middle of the night by slamming not only his outer door but his interior doors as well. This went on incessantly for four straight months with no letup (I've got the logs with dates and times to prove it). He lives alone!! Thanks to him, on top of an already serious (life threatening) medical issue, I now suffer from severe anxiety and insomnia. Complaints about the problem would go unanswered and if they DID bother to get up from their desk and actually WORK like they're suppose to be doing, the problems continued and even worsened. On top of that, the two separate neighbors opposite my apartment loved to get into arguments at all hours of the day and night. The previous neighbors, who were finally evicted for causing the disturbances, would yell at each other outside in the courtyard of the complex (I have audio of one of the fights recorded as evidence to support my claim), along with tossing heavy objects from their third floor balcony, slamming, banging, kicking and/or pounding on their door (just recently, this started at 10pm and lasted until around 4 in the morning with no let up). It made me feel as if I was paying rent to live on the set of the Jerry Springer show! It got so bad that I ended up purchasing a small, outdoor security camera (which the corporate office was already made aware months before) to prove my case if I had to take "Brokeside Manor" and CSN Realty to court to have my rent placed in escrow. As a matter of fact, one neighbor, who was finally evicted mid spring of 2013 once fought with whomever was living with her.. over how her Raman Noodles were cooked!!! Are you freaking kidding me??? Maintenance? Pfffttt... that's laughable!! I again had to threaten escrow if the repairs were not completed within 30 days. On one occasion, I had a 24 volt line running from the roof of my unit down the side of the building and INTO my living room through the window just to have A/C in September of 2012. It remained there until mid February of the following year!! I felt as though I had a clothesline in my apartment. It was embarrassing to say the least. On the first day I moved in, I noticed my refrigerator (that they provided) was leaking so badly that I couldn't keep food on or IN the crisper because it would get ruined. It took them until early March to replace it!! As far as insects, I have never had any issues, which is a complete shock considering everywhere you look outside, full bags of garbage are strewn in some places. In short, they do NOT care about you. They only care about what they can GET from you (your money). I also find it hilarious that they STILL advertise a pool here because it was filled in with concrete after someone defecated in the pool after it was opened in 2012. As far as security guards roaming the grounds, there aren't any. Either they quit (who could blame them?) or Brokeside/CSN cancelled their contract. Shop around.. look at other places BEFORE even considering moving here.
