Located on a quiet street in Wicker Park, just a short walk away from the popular shops and entertainment of the neighborhood, this is an ideal home in an ideal location. Commuting to and from work is a breeze with the Division and Damen Blue Line stops a short distance away.

Please read this important information before applying:

This apartment lease will include a one-time, non-refundable Administration Fee of $300.00 per adult on the lease. Minors living at the apartment with their parents or guardians are exempt. If you are applying with a cosigner or cosigners, their Administration Fee will be $100.00 per cosigner instead of $300.00.

When you apply, an Application Fee of $200.00 per person will be owed for every adult (“adult” meaning “a person who is 18 years of age or older, or a minor living without a guardian”) that is applying to live in the apartment. This Application Fee is comprised of a $150.00 down-payment that removes the apartment from the market while your application is being processed, and a $50.00, non-refundable Credit Check Fee. If you are not approved for the apartment, the $150 down-payment will be refunded to you; if you are approved, it will be applied towards the Administrative Fee, with the remainder due when you sign your lease. However, if you decide to cancel your application, you will forfeit the $150.00 down-payment.

The apartment you are applying for will only be removed from the market once the $200.00 Application Fee is received from every adult and unaccompanied minor who is applying. Until that happens, the apartment will continue to be listed and other parties will be welcome to apply for it.

Each Seminary Properties apartment has a maximum occupancy limit. This limit is a 1-person to-1 bedroom ratio which applies to all apartments except for studio and one-bedroom apartments, which have a limit of 2 legal adults. The occupancy limit does not apply toward minors living with their parent(s) or guardians but does apply toward minors who are living on their own.

There is no security deposit associated with this apartment.

Seminary Properties allows for most kinds of standard domestic pets (e.g., cats, caged-birds, fish), but dogs of any size, breed, or temperament are not permitted. A Pet Fee of $150.00 per pet will be owed when you sign your lease, and whenever you choose to renew your lease – i.e. roughly once a year.

Both this apartment and the building are designated non-smoking.

Thriving Art and Fine Dining in Chicago’s Walkable Wicker Park

In 1868 The Chicago Board of Public Health chose to create a fashionable park west of Milwaukee Avenue and south of North Avenue. An alderman, Charles Wicker, purchased 80 acres to be developed as a subdivision with a four-acre park at its center in this area. The subdivision building was begun by Chicagoans who were displaced by the Great Chicago Fire in 1871. By the end of the 19th century Wicker Park was home to many of Chicago’s wealthy Northern European immigrants who subsequently built cathedrals similar to those in Europe. The church styles included Renaissance Revival and Baroque Revival architecture. During the late 1950s, the Kennedy Expressway was built which displaced many residents and by the 1970s the city lost slightly more than 11% of its residents. At one point an area of North Avenue became a haven for prostitution, drug dealers and gangs. New affordable housing became available because of community development groups like Northwest Community Organization and by 2012 Wicker Park was named the #4 hippest hipster neighborhood in the country by Forbes.
