So, I will write several comments to this property. Stay tune and wait for them. Today I will write the first one.
I would NOT recommend this property to anyone. My experiences with Morris were on and off. First, let's talk about my previous school year (August 2016-August 2017) when I lived there. It was terrible.
I went on my vacation and came back to the apt 10 days later than the day which supposed as the day we move in per the contract. Surprisingly, the apt was not cleaned. It was so dirty. They did not clean the apt after the previous tenants moved out. So I had to temporarily stay in the living room for about a week and waited for them to mobilize their staff to clean the apt since I did not want to move in such a dirty bedroom. It was a terrible time for sure!! (Does anyone feel comfortable if you were a tenant in that situation? You paid your rent and you did not have a good place to sleep) Then when they had someone to clean the apt, I had to move my stuffs in the bathroom and kitchen so they could clean the places. However, the janitor had just barely cleaned the apt within less than 30 minutes. I talked with Morris the next day, and she said their staff reported that the apt had been clean. I asked them to come upstairs to see my apt but they refused. How could a person even clean a four-bedroom apt with one living room, one kitchen, and two bathrooms in less than 30 mins? Come on!
Then, they had the apt renovated several months later! Again, we had to move our stuffs in the kitchen and bathrooms out. Their staffs did not even properly clean the place where they worked on. Dust and trash everywhere including my bedroom once they tried to install a ceiling lamp!
At the end of the contract, once I moved out, I spend a lot of time to clean the apt, even cleaner than when I moved in. Can you believe how much they deducted from my deposit? $210!! After several emails back and forth, they deposited to my account $80 more. It meant they deducted $130. No way! I had returned the apt even in a better condition in term of cleanness for sure. In addition, the bill for electricity for July was $106.66 (divided by 4, then each tenant should pays $26.6). Morris charged me $39. What?
Also, they deducted $115 from my deposit after the first year I stayed there (August 2015-August 2016). It is ridiculous. All four of us spent hours to clean every places in the apt. Then, they deducted $460 ($115*4) from us. If I knew they behave like this, I would not extend the contract to the second year!
It was actually a terrible years living at their property! People, DONOT stay in this property!

This place is run like a small business. This can be good and bad, but in my eyes great. They care about you and work with you on any issues that arise and do their best. The apartment I stayed in wasn't the best just because it was an old basement unit, but I knew this coming in and the price was great and location close.
The fees for becoming a new resident are entirely reasonable. Susan can sometimes seem standoffish, but don't let that fool you. She cares a lot and wants to make your stay the best.

The entire apartment smelled heavily of smoke, and some sort of cooking residue was splattered across the ceiling, cabinets, and walls. I reported this to management, but their attempts to clean it were ineffective. I just received my safety deposit return and was charged $170.00 for cleaning and repainting, totaling to $680.00 for a four bedroom unit. Considering the apartment was absolutely in significantly better shape when the lease ended as compared to when it started, this was very disappointing and tainted an otherwise positive experience with Morris rentals.

There were still bedbugs in the apartment when we moved out. It was really a nightmare when I got up and saw the bedbugs on my arms!!!! We had to throw away almost everything when we moved out.
2. We moved it at August 16th and moved out at July 31st. I don't know and don't understand why we need to pay for the whole month.
3. The air conditioner never worked in the bedrooms during the time we lived there. We told them for several times. But every time they told us it was good and said we need to open the door of the bedroom if we wanted to get the AC work????

Susan has always been attentive to any requests I have while maintaining a great apartment. She's very personable with her tenants and is always willing to help if you ask her! She's very professional and keeps the apartments in good condition by keeping a good set of policies that she sticks by. Maintenance was also quick and knowledgeable.

Their service is awful and they kept trying to insert random people into my apartment(it was a 4 bedroom and we had 3) AFTER they had told me they would just lock that room. After a while I got sick of them trying to sneak around what they had told me and left. Not to mention they took $50 of mine. Save your money and go somewhere else!

Morris rentals also expects you to have a clean apartment when they show it, but don't provide you with any notice of showings. Morris threatened us with fines for not having our unit completly cleaned during showings. However they were incapable of providing 24 hour notice as required by state law. Attached is a email showing the list of things Morris expects done for showings, even though they do not provide their tenets with proper 24 hour notice.

I had a great experience renting here for two years. I was always pleased with how quickly my maintenance requests were handled. Note that there is no facility for automatic rent payment (a bit inconvenient). The landlord and staff have gone out of their way on several occasions to help out my roommates and myself. She even drove to pick up my roommates girlfriend when her tire blew out on the side of the road. The office is willing to receive packages on your behalf which is a great service.
The Columbia/Littleton Location:
This is a good location as it is close to both campus and the bars. 10 minutes to the engineering fountain, 5 to the bars and restaurants on Chauncey. XXX is just two blocks! Unbeatable price point for the distance to classes. These are by no means fancy apartments but everything is well maintained.

I rented from Morris Rentals last year and was very happy with my experience. The staff was very personable and always willing to work with me on any questions I had. Maintenance team was very helpful. Once my microwave broke and they bought me a new one and brought it the next day. The online rent payment option was also very convenient.
I had a lot of friends who lived in Green Doors who had heating bills during the winter that surpassed $400, and mine was free because Morris paid for the heating in my building since it was central heating in an older building. Not saying this would be the case for everyone, just saying they are fair in their pricing.

My experience with Morris Rentals has been great so far. Especially the secretary/assistant Carlo. Any time I have ever had a problem or question he has been more than willing to help me. Not only is he helpful, but he actually cares about the tenants. I always feel like I am being taken care of to the best of his ability. Carlo is a phenomenal person to talk to and work with. He is very understanding and prompt with solving any issues and responding back to the tenants. Overall, I have had a pleasant experience working with Carlo through Morris Rentals.

I lived at 128 Andrew Place in a studio apartment and had a great experience. Morris Rentals was always responsive when I called for a repair and everyone in the office is very nice. I once had a water leak that was fixed quickly and the ceiling repainted. The only downside was that the carpet in my apartment didn't seem very clean when I moved in, and I was charged a carpet cleaning fee when I moved out. However, this was a tiny thing considering a year of living in a decent apartment. This building was also close to campus and had assigned parking, which was important for me. Additionally, hallways and stairs were cleaned reasonably frequently and I never had any problems with bugs in the building/ my apartment. Obviously, apartments vary by building, but dealing with Morris Rentals was always a pleasure. I would certainly recommend for someone looking for an apartment close to campus!
