For the most part they are okay. The walls are thin but that's to be expected. However, I have never been more disappointed with an apartment as far as upkeep. We have lived here over a year now and I've asked them to clean the windows SO MANY TIMES. If we are paying $2200 a month for a place you should at least be responsive with requests that will take a while. Will most definitely not be renewing our lease.

Update: updated to 2 stars because General Manger Sharita reached out and I received the refund for the returned and late fees, however the management still appears to be unresponsive to emails and calls. Most of the problems here (gym, garage etc) were fixed, S/O to the maintenance team. In the future I hope the management team may continue their endeavors in timely identification of potential/existing issues and continue enhance their responsiveness, flexibility with resident's inquires and requests. Original post: I've always wanted to love this place because my friend recommended this apartment to me at the first place. However, both of us ended having horrible experience with the management team. 1).Management team refused to resolve late-night noise complaint. After 30 minutes, we found out they did not take any actions to resolve the noisy party issue, so we called them again. Then, they purposefully ignored our second call. 2) Chaotic logistic management. I once had a package. The postman tried to deliver it in 3 consecutive days, but no one was there at the front desk to sign the package. I had to drive 30 minutes to get the package by myself. 3). Ridiculous price for basic service. I requested a spare key fob. They charged 100 for it. All they had to do was just reprogram a fob and give it to me. However, even I paid 100 for it, the fob does not even work. And I have go back to them twice to get it fixed. 4). Punish tenant for their bad online payment system. I changed my account info once, then I asked them if the payment was successful and they emailed my back saying the payment is confirmed and my balance was 0. Days later, I found a "5 day vacate notice" on my floor. Then I found out that my account info was actually set up wrong. Here is what happened. The system failed to charge me using a wrong account info once, it continued to use the same wrong info two times to charge other payments without telling me anything about the previous failure, which resulted 3 times of returned fee charge on my bill. Then I didn't find out about this until the manger sent me the 5 day vacate notice. From now on you can only use money order/certified bank check to pay your rent. I was shocked by the management team's responses to this entire process. They and their system were the ones mostly responsible for this entire issue, and their ability to turn a originally small problem into a really big one is really admiring. 5). Inability to fix simple amenity issues. a. The hot water in my shower won't last for more than 10 minutes. I requested them several times to fix it. And the problem still exist even now. b. the gym equipment has been broken for months. They don't bother to fix it. 6) Major cleanness issue. There is literally a huge pile of f e c e s close to the elevator in the garage. And it has been there for weeks. It is really disgusting. 7) Major security issue. The garage door has been broken on and off for months, and they still cannot fix it. They promise to have patrols. But after talking to a few residents here, we all rarely see the "patrols".

I live here for a year now, and I really enjoyed my time living here. Maintenance is always responsive and concierge staffs are very nice and responsible. It is super convenient given its location and amenities nearby. My company is moving location so I decide to move somewhere closer to work. If it wasnt for my company, I would probably live in this complex for much much longer! Im so sad of moving out of this place because I really love living here!

3 years here and thinking to re-sign new lease. Nice amenities, maintenance by request - very fast. The only thing here is everything for dog and nothing for kids..

I have lived here since Dec 2015. It's been great. I Metro to work every day, and being a 1-minute walk from the station is so nice. There are great amenities, and all the cafes within a 5-minute walk are welcome. I have found the staff to be friendly and easy to work with, especially Maria and the rest of the concierge desk staff. No maintenance request has ever taken more than one business day to complete. They keep the building and property clean and well maintained. Some have complained about noise from neighbors. I haven't heard others' voices very often, but I do hear the toddler upstairs stomping around from time to time. It isn't a problem. Recommended.

We were one of the first tenants here. Here are the positives: Convenient location, walking distance to Metro, Harris Teeter, restaurants, urgent care, and pretty good school district for people with kids. Concierge people are friendly. Negatives: The walls are thin so you hear peoples conversation from hallway while sitting in your living room and vise versa. Increased foot traffic makes us worry about our overall security. Garage doors always break, no one guarantees our safety. There is no cameras in garages or hallways. Our car was broken into while parked in garage few years ago. Apartments facing courtyards can be quiet in winter months, but during warmer months, late night parties by new comers can ruin your sleep occasionally. We called police couple of times during our stay here to stop late night parties. I am talking about parties that go on until 2am!

Avenir Place staff helped me very well. So, I greatly appreciated IKEA JONES. Especially in contracting my room, she managed to contact my supervisor, so my contract proceeded smoothly. And the apartment looks very good. I am excited to be here in this apartment.

I give this place 4 stars because the owner (manager) actually read my comment and addressed an ongoing situation. I applaud that (just hopefully going forward they fix it on first request). The actual building (so far, only moved in a few weeks ago) is pretty nice. The kitchen stuff is stainless steal, the island is actually nice and doesn't come off the ground like a previous place I lived. Parking is whatever, I mean for guest to park it is difficult but on the weekends they can just use the metro garage for free. The location is great for people who use this metro. HOWEVER, i have ran into a few issues which I find very frustrating. One, when I was moving in they had called me to set up old dominion, they gave me my lease on Thursday so naturally I called Friday. Old dominion sets up only on weekdays and not weekends. Then related to this, they need to figure out if you live in the other building that it has ITS OWN number. Rachel in the leasing office instructed to me to "keep calling until I find someone who knows their building", sorry but I have a full time job and other things and my life I do not have time to call Old Dominion because you could not explain to me that my building number is different than the main building. Next, one of my toilet has not been flushing properly which is fine things happen. But I called once, and no one came for a day and a half and when I called the leasing office, I again got Rachel and she told me "You have a 2bd 2br unit, use the other bathroom" I understand that I do but I am paying a decent amount to have the liberty to use both bathrooms really terrible customer service. And as for the toilet, i explained to them the situation about how the bowl will not refill after a flush. The maintenance guy says "It flushes fine" and calls it a fixed issue. It has not been fixed and I put two second work orders, this is my third. Each time I PERSONALLY have to lift up the back lid of the toilet and push the mechanism down to fill the water.... I should not have to do this. I read earlier that no one in this office cares about what goes on and I completely agree, except for Cherell she has been actually very helpful and thank god she was the one handling our leasing process otherwise I think the rest of the people in their office should reconsider what customer service is.

Update: We did go try to talk to the manager. Long story short: everything will be exactly by the book, but you won't necessarily know what's in the book until it's too late. In our case, we asked for a 19 day overlap for a transfer. Turns out the max is 14 days. If we had known this, we probably could have just adjusted our move-in by 5 days. But, we weren't told this at the time; instead, we were given the option of moving in much later at a much higher rate (which we didn't take). Our situation was unusual, so it's not totally surprising that the office staff didn't know all the details. However, the manager herself never met with us, either the first time or after we wrote this review. She was, however, literally sitting in an office next to where we were, and the people we were talking to had to go back and consult with her multiple times. We could hear their whole conversation, but she never bothered to come out herself. That said, we love this complex. Our floor plan is awesome, the finishes are great, the concierge and maintenance people are really nice, having the grocery store right below us is clutch, and having the metro across the street is incredibly convenient. So we're still looking for a quieter unit and trying to stay. If you're happy with the unit you're looking at and are not planning on doing anything other than staying put or moving at the end of your lease, it's a great place. If you think you might need flexibility or aren't thrilled with your move-in options, you should think carefully about coming here and make sure you know all the details. First, the reason why we're trying to shift units is because we currently overlook the Harris Teeter entrance and it is SO LOUD here pretty much all the time. There are garbage and delivery trucks starting in the early morning and going throughout the day. We both work from home for part of the week, so it's really distracting during the day and we're regularly woken up early in the morning by the noise. Second, the unit we want is still on the market and has been sitting empty for over a month now. So, I'm here trying to work with a bunch of noise from trucks and some random alarm going off while the quiet unit I want to be in sits empty. Pretty dumb. We really like the complex's location and our floor plan, but the noise in our unit is just too much.

We are one of the first tenants here. It has been several years since we moved in. Things were fine for the first couple of years. Below are the reason we decided to move out after our lease matures: Renewal is always painful due to rent and parking fee increases, or they generally ask more from long term tenants. The walls are thin so you hear peoples conversation from hallway while sitting in your living room and vise versa. Todd used to be the main manager, and he is gone recently, so we dont know many people in the leasing office anymore. Increased foot traffic makes us worry about our overall security. Recently, new neighbor moved in upstairs, and plays video game later in the evening hours. When he plays video game, its speaker cabinets loud bass sound travels through our entire apartment. The video game bass noise is so loud that my little daughter scared to sleep when he plays. Garage doors always break, no one guarantees our safety. There is no cameras in garages or hallways. Our cars were broken into while parked in garage few years ago. Apartments facing courtyards can be quiet in winter months, but during warmer months, late night parties by new comers can ruin your sleep occasionally. You also hear everyones business if your windows face courtyard because of sound that has nowhere to scape. We called police couple of times during our stay here to stop late night parties. I am talking about parties that go on until 2am! I absolutely love living at this property. We moved in one month ago and Maria Korge our leasing agent was absolutely amazing. She genuinely cared about us. She listened and worked hard to help us find an apartment to meet our needs. She made the process very easy and it was a huge success thanks to her efforts. I highly recommend her and if you look at this property please ask for her. You will not be disappointed.

This is a great place. From the moment my wife and I saw this place, we knew this place was the right fit for us. The apartment is right across from the orange line...which makes it super convenient for us to get into D.C. The apartment has great amenities and very friendly staff. Jaclyn, the leasing manager, was super helpful and answered every question we had. I would definitely recommend this place.

I visited this complex recently because I'm thinking of relocating here and looking for a good place to live. I met with Jaclyn and she was both helpful and professional and extremely personable while explains everything to me. Everything seemed clean and well maintained. I am definitely thinking of leasing here when I make my final decision on relocating.

I moved here 8 months ago and it has been awesome. I appreciate the location being so close to the metro, grocery store, Tyson's Mall, and all the stores I frequently visit. I also feel very safe living here with brightly lit stairwells, hallways, and garage that has plenty of parking available. The amenities are stellar with two gyms, two pools, two clubhouses/lounges, free fancy coffee/espresso machine to use, concierge service, patios, grills, special events/parties for residents, and more! Maintenance is great when I need them, facilities are always clean or if a mess is made they clean it quickly, and the front office has always provided superb customer service, especially Jaclyn Croke. Anytime I email her with questions, no matter how complex or simple, she always responds and efficiently helps me. Even when I was debating on apartment complexes to move into, she took tons of pictures, since I was out of state, and accommodated my situation with great customer service, which was my ultimate deciding factor to live here. Of course, no place is perfect, but this is a wonderful community and I'm so happy I chose this place to live!

Modera Avenir Place is the first apartment I have signed a second year lease at and I love living here. The apartments are spacious with plenty of natural light and I can never hear my neighbors, which is sometimes a concern in larger complexes. The amenities are also great and never too crowded. The staff is friendly and welcoming and even plans several events every month for residents. Jaclyn, the leasing manager, is wonderful. She always responds to emails quickly and greets everyone with a smile. When I worked with her I felt like she genuinely cared about helping me find the right home. Maria is also very helpful and knowledgeable about the community and apartments and great to work with. I really enjoy living here and recommend it to anyone looking for an apartment in the Mosaic/Dunn Loring area!

Modera Avenir Place is an excellent community for families and business professionals in the national capital region. The leasing staff makes sure that you are well taken care of and that you feel right at home in your new home. If you do decide to make this amazing community your new home, be sure to have leasing agent Ikea Jones take care of you. She is well versed in everything about the community and she also a resident as well. She's a great neighbor and a leader in the community. I honestly love this place and the staff.

I have lived at Modera Avenir Place for 18 months, and would renew in a heartbeat if not for relocating out of state. This has been the best apartment...

This place is amazing and so is the staff. I worked with Maria and her manager who were incredibly helpful and really made me feel like they were trying to find the best apartment for me. Now that I've moved in I'm actually surprised my high hopes have not come crashing down (they were pretty high). One of the things I was looking for was an open floor plan with a good price - I got it. The open kitchen has a ton of cabinet space and the builder paid extra attention to details. Examples being: slow close drawers, thick doors, molding around bathroom mirror, high ceilings, big gym, good placement for elevators/parking, etc. The shopping center around here is great too and I love that a lot of these places are similar to Chipotle - you go through the line, pick your meal, pay, and can sit down or run out the door to eat. You really can't beat having a brand new grocery story just a few steps from your door too. I honestly couldn't be happier at the moment and am so glad I found this place (leasing office was busy and I almost turned around). The only complaint I have is I can hear my neighbors (upstairs) a little more than I would like, but I'm guessing that's because it's mostly not carpeted. For now...a big 5 stars!

I have been liking the place here. The amenities are great. The appliances and rooms were absolutely in a great shape when I moved. I would have given this place a 5 star had they not been lackadaisical about cleaning the windows that i have been hearing them saying they would clean since the time I moved in, which was in February. I have already called a few times regarding this and everytime I hear is that they will be cleaning the windows soon. The last time i was assured that it would be cleaned by the beginning of May and nothing happened. So the windows look dirty and dusty and what not. Another major issue with this place is dust. I do not know where the dust comes from but it is causing all kind of health issues to both my husband and I. We religiously have someone come and clean this place inside out every 2 weeks but it just gets dusty soon after. I hope they would clean the windows (may be the dust comes from there itself, i don't know). Besides that I think it is a great and a very conveniently located apartment complex. I enjoy living here MINUS the dirty windows

She was friendly, answered all the questions I had, while she was showing me the properties and above all she was caring and understanding of my needs.
