Leasing Requirements

Please read the following information carefully, and make sure to provide ALL documentation required (listed below) along with the non-refundable application fee for each applicant(s) over 18 years of age in order for your application to be processed. All properties require a minimum one (1) year lease. Please ask your Leasing Agent for copy of Breed Restrictions to ensure you do not have restricted breed. If you have any questions, please contact us. You will be contacted by our Property Management team on the status of your application within 72 hours of completing the application. Missing information will cause delays in processing your application.

1. An application fee is $75.00 per applicant 18 years of age and older. Credit/Debit online only.
2. A $150.00 administration fee will be required for all approved applications.

Texas Minimum Application Requirements: Income: Each individual applicant must provide proof of monthly gross income equal to a minimum of 3x the monthly rent.

Rental: No broken leases, evictions and/or past landlord debt(s) will be accepted. Credit: Minimum 600 FICO credit score. Applying for a home does not guarantee its availability.

Guarantors must meet the following requirements: minimum 700 FICO score and proof of monthly gross income equal to a minimum of 4x the monthly rent.

Upon initial approval, administrative fee(s), as listed above, will be required for all approved applications (one fee per household i.e. three applicants apply, only one admin fee will need to be paid). This will need to be paid along with the deposit within 48 hours of approval, to hold the property. This deposit is equivalent to one month's rent or the agreed upon security deposit amount, whichever is greater. This deposit will be applied to your total move-in cost and is non-refundable once collected. Photo ID will be required prior to move in.

Application Guidelines

All conditions of the application process must be met for the applicant to receive an approval.
• Minimum of 36-month positive rental history.
• If negative rental history (including, but not limited to evictions, late payments, current or past outstanding debts to previous landlord, etc.) is found, then an application may be denied or subject to an increased security deposit at our sole discretion.
• Approved applicants will be required to carry and submit a copy of renter's insurance.
• Applicants with felony convictions will be denied.
• Applying for a home does not guarantee its availability.
• Applicants with credit scores under 600 or applicants without established credit are subject to our sole discretion to determine if income and background are sufficient to approve the application.
• We require an increased security deposit for credit scores under 600.

Income will be verified by submitting one or more of the documents IN PDF FORMAT listed below:

1. Application fee is $75.00 per applicant, non-refundable.
2. Submit copy of Government issued ID in ** PDF ONLY ** not Pictures, for every applicant over the age of 18, convert the picture file to a PDF if necessary. Download PDF converter app if you don't have one.
3. Search for the address you're looking for in the Address search box
4. Applicants must submit proof of monthly gross income equal to a minimum of three (3) times the monthly rent * IN PDF ONLY *.
5. Again DO NOT Submit Pictures of your documents in JPEG or PNG, NO SCREENSHOTS, ONLY PDF FORMAT. This will only slow down your application as you'll have to re-upload all your paperwork. Download a PDF converter app if necessary.

- Proof of all income sources (must be in PDF format, no screenshots will be accepted).
Income will be verified by submitting the last 60 days of Bank Statements in addition to one or more of the documents listed below:
- Tax Returns
- 60 days of recent pay stubs and/or other income
- Monthly statement for social security
- Retirement or investment income
- Self-employed must submit prior year's filed tax return and P/L Statement

Pet Policy
Only applies if the property you are applying to is pet friendly:
• All pets must be disclosed on the application and we will review as a part of the application.
• A maximum of two (2) pets are allowed in a property.
• 65lb max weight per pet.
• No known aggressive breeds or exotic animals are allowed.
• A $400 deposit is required per approved pet and refundable at our discretion.
