I lived here for 1 year. Would have continued if we didn't move to a house. Everything about this place is awesome. Optimally sized apartments; huge windows and bright rooms; fashionable kitchen and appliance. The staff and management are extremely courteous, helpful and prompt. They even organize social events for the tenants every few months. This is one of the last tall buildings on the East side of Omaha - so you get a majestic view of Sunrise if you have an East facing window and live on one of the higher floors. Overall an excellent place to stay. 5-10 minutes walk to downtown business buildings and Old Market. The area is safe and eventful with all the restaurants, parks and Old Market nearby. I did not mind the fire trucks but there is a fire department right around the corner and boy are they busy.

I have lived at the Orpheum for a little over a year and Love It!! Maintenance is great and the management is great too! Any issue I have had has been tended to immediately. Yes, you will have your occasional plumbing issue, but with the charm of an old building you have to understand leaks are possible. Trust me, it has nothing to due with poor maintenance of pipes. I would recommend Orpheum to anyone! Its a great price and you can not beat the location!

Live here at your own risk. I lived on the 10th floor and was out for 5 days on business. When I returned my apartment was flooded with waste water backed up from the sink. My kitchen and part of the living room were soaking in waste water for an undetermined amount of time for up to 5 days. The management refused to replace the carpet or reimburse me for any of the damage caused by poor maintenance of their pipes. I had to take this issue to Regional Vice President level before resolution which was to release me from my lease. They still refused to replace the carpet. The local management is very difficult, unhelpful, and do not have the residents best interest in mind.
