Rental Qualifications:
• No open or ongoing judgements for money. No bankruptcies (closed or open) within the last 2 years
• No evictions filed in the last 2 years – regardless of outcome
• Combined net monthly income (take home pay) of 2.5 times the monthly rent
• Minimum credit score of 500
• Applicant may be denied rental after consideration of the nature and severity of the crime, Applicant age at the time of the conduct, and the amount of time that has passed since the criminal conduct occurred. Other factors may be considered on a case-by-case basis. Applicant shall provide any mitigating information or documentation that he or she would like Landlord to consider regarding any convictions at the time of application.
• ALL TENANTS MUST SEE THE UNIT IN PERSON. THERE WILL BE NO VIRTUAL SHOWINGS. WE DO NOT ACCEPT JOB LETTERS OF ANY FORM. APPLICANTS MUST HAVE AT LEAST 1 MONTH OF PAYSTUBS WHEN APPLYING.
Move in Requirement:
All tenants must pay the entirety of the 1st full month’s rent and the security deposit with certified funds ONLY upon moving in.
Tenants must provide valid I.D. and verify last 4 digits of social security number
Current Tenant Requirements:
Pictures of your current unit are required and will be asked for upon transfer inquiry
Rental history will be reviewed prior to a decision being made
