The three utilities are required to be paid by the tenant in full and payable to the landlord directly every month. The landlord will ensure that the payments are timely applied to the appropriate utility accounts, water, and trash.

Both electric and gas service are required to be placed in the tenants name.
It is also a requirement that the tenant does NOT shut off the gas and electric service during lease term.
From time to time, the landlord will request a copy of the electric and gas bill from the tenant demonstrating that the electric and gas services are timely paid and paid in full by the tenant and Clark that no shut off notices or shut offs occur during the tenancy of the lease term.

A Pet friendly property.
Nonrefundable pet deposit is required and monthly pet rent is paid by the tenant. Pet Security deposit is nonrefundable and the security deposit for the pets depend on the number of pets, the type and size and breed of those pets. (No dangerous breeds of dogs are permitted on or in the property.)
Pets accepted on a case by case basis with a Pet one, refundable pet security deposit and additional monthly pet rent.

The application fee is $50 per adult 18 years and older.

ALL Tenants are required to maintain a renters insurance policy to insure their property and any damage that they cause to the property.
