I have lived at Rosehill for over a year and renewed my lease for another year. I have lived in a higher end apartment complex and another complex that I thought would be a nice complex to much disappointment. I discovered Rosehill totally on accident when i was searching for a new place to live. I was a little concerned moving back into a large complex but have had nothing but positive things to say. Melissa has been great at taking care of concerns I had before renewing my lease and any other issues that I have had. When things have needed repairing the crew has been prompt and fix it right the first time. Utilities have been reasonable, neighbors have been great. Sure you are going to have those few people here and there in apartments but overall this has been great place to live.

Look no further for an apartment complex. Rose Hill pointe will accommodate all your needs plus more. I just signed my 3rd Lease. The office ladies are all so helpful and wonderful, the maintenance team is fast, responsive, and professional. they are pet friendly and have many open areas for pets to play as well as an entire DOG Park! they have the best prices around for the quality of living and amount of living space you get.

I have rented from many different apartments in the last 10 years, and this place is by far the worst place I have ever lived at. Whatever price they tell you will be paying monthly add an extra $80 to $100 a month. There are lots of hidden fees they charge( you pay for the pest control). You might as well not have walls because you can hear everyone that is surrounding you. The floors creek extremely bad. When you go in to the office the girls are always too busy eating and chatting than to acknowledge you are standing at their doorway waiting.

LIved here for so far 4 months and I have to say this place is pretty awesome. The ladies in the office are super nice and are very caring. They'll help you find a home that fits you and not try to sell you. They are super helpful. But the biggest thing I love about this place is the MAINTENANCE. You can call them and they will be there within a couple hours or same day very rarely they wait until the next day. This has been my biggest struggle with other apartment complexes in the past. Huge weight off my chest. 5/5 Definitely recommend this place.

We just renewed our lease, tried finding something cheaper cause we are in a budget but we didnt like what we found, we love our apartment, the space we have is awesome! I also have to say that the Manager is always willing to help and talk about any issues, had not experienced that before, so it is another big plus! Any maintenance issue is fixed quickly, so we decided to stay!

Amenities and looks have changed a lot since I moved here several years ago. Tanning is gone which I really liked but they added a gated dog park, updated basketball/now pickelball courts, and added a playground which made up for it. Siding was redone and looks great. Our apartment is a bit outdated in the kitchen and carpet area but I've seen the model homes and they look very nice. Maintence guys are all really great and fast (especially Ty! He's awesome and our pets love him) Melissa the manager has been great at quickly responding to and helping us with any needs or concern. Downsides would be parking and it is pretty dark in some areas when I take the dog out at night. Police does patrol the area fairly often though. Decent place to live

Normally maintenance has a good response time. My kitchen light went out Friday evening. I dealt with it all weekend because I didn't want to bother them on a weekend. I called at 9 am Monday morning when the office opened to advise of my problem. 26 hours later still nothing. Not even a call from the office of the delay.

Ditto everything the Kelly Bryan review said. These apartments are really well-located and they are a good value. They have choices of how updated the units are to choose from now too. The staff have adequate hours and are responsive, and the maintenance responsiveness and quality of service are fantastic. I moved to another part of the area, and missing that with my new prop mgrs already! I lived at Rosehill for 5 years, and likely still would, if in Lenexa. The immediate neighborhood is quaint and walkable, safe and well-patrolled. The gym and pools are basic, but nice and well maintained. Nearby parks are great. Though my unit is outdated (appliances, uneven floor problems) for the rental price, I am renewing my lease for the third year. Maintenance is good about fixing what they can, the office staff is courteous and helpful, my section of the complex is quiet and on the outer edge (quiet), so far friendly neighbors, and the complex location is ideal for me.

My boyfriend and I have been living here a little over 4 months. I personally love our apartment- it's a 2 bedroom 2 bath and it feels like a little house. There is a washer dryer hookup which is lovely. The staff for the most part seems friendly and helpful. Maitnece here is fast and efficent and always friendly the only issue I ever had was from a 3rd party who came to fix our tub.( Which the apart ment managment fixed quickly) I hardly hear our neighbors aside from the obnoxiously loud children who sometimes play outside. The few things that do bother are the parking, (which the vast majority of it seems to be for garage owners which you have to pay for. ) the other thing would be that it's a little on the pricey side and if you want to upgrade your appliances and other parts of your apartment it will cost you 50+ $ extra a month. Overall though I recommend this place to anyone looking for a good apartment.

This is the worst place. When i first moved in it was fine. Then as time went on more and more sketchy people moved in. The neighbors kids were outside screaming until 1130 at night on weekdays, the cops were a regular in the complex. It began to look like a housing project. There is no outlet on the patios and honestly the aprtment is trash. I renewed my lease since i knew i was being sent out of state for work and my rent went up $60 a month even though they were having a special on my exact apartment. When asked they said they couldnt foresee when their specials are going to happen. I also caught a glimpse of the computer screen and it showed a market value of almost $200 less than what i was being charged for rent. Im not an aprtment owner but that doesnt seem right or fair. I didnt believe that for a second. Lastly, they will squeeze every cent out of you upon moveout. Dont even think about getting any part of your deposit back.

This was probably the worst place I had ever lived. My first upstairs neighbor was sneaking in a second resident off the books that kept me awake at virtually all hours. The second upstairs neighbor played bass at all hours. No action was taken by the complex to remedy the situation. In general, neighbors are loud, walls are thing (the complex itself is very old for the price), and heating and cooling are extremely expensive. Management is unfriendly. Expect charges upon move-out regardless of the condition in which you kept the apartment. AVOID. There are cheaper houses with more privacy, amenities, and better landlords within 10 miles.

My unit is little outdated for the rent price, but it is spacious and has plenty of storage.Parking has never been issue I can always park near my unit and that is a HUGE bonus in apartment living. I have never had any issues and the staff is always nice, respectful and helpful. Most apartment communities have staff that will make you feel like a pain when you call, but I have never experienced that here. This is the reason we renewed our lease even on the increased rent renewal.

I have been living at Rosehill since the end of February. So far I am enjoying it and my dog loves the dog park just down the road. I would say the interiors are a bit dated, but are not a huge concern. I have also experienced a few maintenance issues within the first months, but the maintenance crew is on point. Especially Ryan. Very courteous and professional. I only gave a 4 star rating for the dated interior and that my hot shower only lasts for a maximum of 10 minutes. Sherif is also a great leasing agent.

In the past 9 years I've lived in 3 apartment communities. This is by far the best one! I've just resigned for my 6th year as a resident. The staff has a lower turnover rate than the other communities I've lived in which says something on it's own. The majority of the office staff are kind and competent. Concerns are addressed in timely manner even though sometimes not resolved the way I would have handled it. (For instance, the time that the maintenance staff just "painted over" a spot on the ceiling that I reported as a water leak.) Knock on wood I have never had a bug problem the entire 5 years I've lived here. The area feels safe, and the management does all it can to connect the members of this community. I have recommended Rosehill Pointe to many of my friends!

This place is ideal if you are: recently out of jail, your bed is also your futon, and/or you like staying up until 4:00am listening to your neighbors get drunk, have relations, and play their TV loud enough for everyone in the unit to enjoy. This place is a bad bet if you are: a respectful resident, care about your personal property, frugal with your utility expenses, and enjoy sleep. I have lived at this complex two years. I wish I had read the reviews before signing my lease. Here's the long and short of it: This apartment complex is going downhill fast. The reviews beneath mine will give you a good idea as to why. Long-time residents are moving out in droves and as a result apartment prices are dropping dramatically. The result of that is new residents are lower income, less invested in maintaining the property, frequently transient, sometimes jobless, and their respect for the property is and their neighbors is poor. Expect loud music, cars jamming their bass at all hours of the morning, trash and cigarette butts on your personal property, parties every day of the week, and management that is either powerless or unwilling to stop it.

The management is REAL shady... and they have major communication issues. I would advise looking elsewhere. On October 3rd my fiance and I completed applications at Rosehill Point apartments. We submitted the application fees totaling $60 and a check for $250.00. We were told that this check would not be cashed until we were approved, and that in order to be approved we would need a cosigner or one months rent. A cosigner application was sent to my fiance's mother in Ohio but she did not complet or return any documents. We have since looked at other apartments and ultimately decided to go with another complex, but we wanted to wait for approval before notifying Rosehill. Almost three weeks after completing our applications, I noticed that Rosehill had cashed the check and it hit my account on October 22nd. My account is now negative $266.16 due to two $36.00 overdraft fees. After contacting Rosehill to initiate a refund, they said that we HAVE been approved and unfortunately missed the 72 hour window after the approval and that we forfeit our deposit. They haven't received a payment of one months rent or a completed cosigner application, and the application we signed states that, "Upon approval of tenancy and the signing of an apartment and rental agreement, the deposit fee will be credited against my deposit". They said they sent an email notifiying that we were approved yet we later found it in my fiance's junk folder. It was sent on October 16th and it said "We are very excited you are moving to Rosehill Pointe. Just a friendly reminder, your lease contains..." We never signed a lease, never submitted one months rent, or a cosigner application and they are saying we are approved? We have so many contradictory emails and voicemails from their office that can easily show that we are NOT approved. We initially talked with Savannah and have also talked with Melissa, the office manager there. Melissa said that they gave us a "Welcome Home" document, but that was given to us on October 3rd after completing our applications. This just contains information on the apartment in question, the rent, and potential agreement information once we would be approved, and this document isn't a signed document. I had thought it strange that they gave us a document with the words "welcome home" at the top after we completed an application that hasn't been approved.

All I can say is that the management that took over about 3-4 years ago tries to charge you for everything when you move out - no matter how long you have lived there. I didn't move it with new carpet and so I know they will be changing the carpet but still billed me for a professional cleaning when i left. They even billed me for new drip pans on the stove after 12 years of use. I bought new window blinds or they would have billed me for cleaning or replacing them too. I won't miss the deep water outside of my apartment entry that would not drain and got your shoes and socks wet after a heavy rain. I complained for a few years but they didn't want to invest any money to fix the situation. Yes, the laundry rooms are always a mess too. The place is going down hill and management is not helping.

Yeap here we go I'm even leaving my full name nothing to hide here at all talk about disappointed iv been here for years even started a family here and year by year it has got worst I should of move long time ago but nope so convenient for my life being close to work is the only reason iv stayed but Iv had it nothing works right around here my air goes out in the summer, ants take over my son room, my stove goes out constantly, my patio door breaks almost every time I open it, my heat has to stay on constantly because all the air that flows through my front door and windows the best of it all I was on the verge of leaving this past year and the lady convince me to stay telling me how I wouldn't have to worry about maintenance things and paying for stuff the oh so great things about living in apartments but oh was that a lie my wife called about broken blinds and they just come over replace them no problem but when they broke again they came but hit me with a surprise bill of 40 dollars are you serious for some what 10 maybe 15 dollars plastic blinds hey its all good I'm going to pay because they just put it in my rent without telling me totally not right I would not recommend this place to anyone iv had several different neighbors who iv got to know who has moved out due to complaints of service around here about things but who stuck around this guy but who is moving out next "THIS GUY" oh your probably wondering what??? Horrible. They had my car towed without making ANY effort to contact me OR my husband. We were both out of town and came home to my car MISSING! We had to call the police to find out where my car was. The laundry room is FILTHY and the washers stink. We had to have maintenance come out THREE times just to fix our stove correctly-because the main burner didn't work when we moved in! The windows leak during the winter time, things keep breaking, can hear through the walls.
