I would give 0 stars if I could. I am so glad to have finally moved out. I lived here for a little over a year and at first I loved the place and thought it was perfect despite all the bad reviews but the longer I lived here, the more and more I realized people were right. Constant crime such as break ins and robberies and shootings. The office does not even send out a notice about it until almost a week after the incidents happen. Security does not do anything besides sit around on their phones and when you need them, you can't find them or get a hold of them. Maintenance shows up without notice and they do not even knock before they attempt to try and get into your apartment. Staff is rude and do not care about your problems. It got to the point where my fiance had to contact the regional manager to actually get things taken care of in our apartment. I moved out at the beginning of this month and I am still having to deal with this place and having problems with them and with paying our last months rent because they took us out of the system and told us we had to wait weeks for a notice of our final bill and that we would be charged a late fee yet we have tried to pay and now dealing with them trying to charge us for damage fees that we know do not exist due to having pictures before we moved out. Do not move here. I suggest finding any other place but here

I let them know they are too loud guess what they stomp even the more. My daughter has heart issues she is constantly jump because of the loud noise from the apartment above us. So far the staff has been great,loving the apartment it is nice and clean ,and no bugs but just cant deal with the noise above me. Every tenants that have children needs to be on the 1st floor smh. Very pet friendly with amazing prices and beautiful spacious apartments with so many amenities that you know you and your family will have endless fun.

** I have added to my review because I am having issues with secondhand smoke seeping through my pipes from the neighbor beside me. I have had maintenance come and check and they poured bleach down the sink but the smell still persists. It's not all the time but you can definitely tell when the guy next to me lights one up. His yellow blinds tell it all. I am in the middle of getting a double lung transplant and shouldn't be having to deal with this everyday but I do. Not to mention the lack of parking. It's like over half the cars never move. So I back my 5 stars down to 3. **

I've been living here way too long and it has always had a high crime rate. Someone was shot here last year and a half right by the office at like 9pm. There have been multiple breakins to cars and apartments. The only thing they concered with is towing as many people as possble even if you are in the visitors parking. Had problems with roacjes since day 1, maintance shows up when they want and half ass fix things. Do not move here if for nothing else for your safety.

I got neither. When I asked The office I was told to talk to The person who got me The apartment. She no longer worked there. The GSC company is the worst a bunch of liars and scammers.

DO NOT LIVE HERE!!!! I Had moved to a different property and gave Office 3 mos in advance notice after multiple break ins and complaints to front office that went un-responded. I had a scheduled move out date with confirmation Via E-mail. A week before agreed moveout they changed my locks and threw out my possessions. The office refused to respond to the matter and never paid me for the belongings, or my $1000 deposit....I have never had a poor rental history and no balance was due.

Since the Hispanics call Donald Trump racist for the truthful things he says, but they're not racist for how these Spanish speaking people treat black people. The service is horrible. If you want something fixed in your apartment you can forget about it being done in a timely manner. The walls are so thin that you can hear your upstairs neighbor walking around. The ceiling also creeks when someone is walking. You can expect your electric bill to be high in the winter because the apartments are not well build to contain the heat. Also when you get ready to renew your lease expect the rent to continuously increase each year you renew. The place is roach infested too.

Well, if I could have given this place a negative number, I would not hesitate to. Duke Manor has been one of the worst experiences I could have ever gotten myself into. First of all, I was not going to move here because people always mentioned the bug problem that was here but I wanted to go against the odds because I was low on income and could not afford anything too high but now that I am here I realize that I am paying $770 a month with roaches AND bed bugs included. Secondly, I have addressed this with the main office and whatever they have been doing, lol is NOT working. It has been truly disgusting and disturbing. Thirdly, Maria painted this picture that they were so helpful and nice and everyone in that office is not except for Cierra (not sure if spelled right) and the other African American woman. I really hate living here and wish I never came. I purchased all new furniture when I first got here but I will have to replace everything which I believe Duke Manor should replace my couch and bed seeing as how roaches have gotten into my furniture, microwave as well. Smh, this place is the lowest of the low and I cannot wait until my lease is up.

The apartment was nice and rentovated, the people in the office are very professional and kind , I had no problems with neighbors everything was kosher ...........until.........spring came along, these bugs EVERYWHERE. Roaches in the kitchen. Roaches in the bathroom. Then recently one decided it wanted to cuddle up next to me. I have to call the office to tell them to spray every two weeks pretty much because whatever they are spraying is like body mist to them. If you have small children I wouldn't recommend it because I'm always looking over my shoulder to make sure none of these dinosaurs are crawling on my baby. My least ends in June and I don't plan on renewing, sorry. If there was a way to get rid of these damn things I would stay but there isn't so keep looking :).

Worst place to live on earth. I moved out 2 month early and gave back my keys. Two months later I get a call from there office looking for the keys. After fighting with them for a bit they found them in their office. On top of that they stole 100% of my deposit and forgot to turn off them water in the apartment when I moved out which cost me an additional $60. They then sent me a bill for addition money due on my water bill and threaten to take me to court for $42 dollars (which they cause by not turning off the water when I moved out), which would of ruined my credit score. DO NOT live here unless you are a drug addict, drug dealer, or not from this country because that is 100% of the remaining population.

Cons: Apartments are old and they have serious problems with roaches. I lived in two different apartments (1 renewed and 1 not renewed) and both had serious problems with roaches. I know lots people living there, in different buildings, and they have problems with roaches. The renewed apartments are, in my opinion, worse than the old ones. The old apartments have nice ceramic floor in the kitchen, for example, and the renewed has a terrible ugly vinyl floor. The kitchen smell spreads more in the renewed units because they have an opened wall to the living room.

I lived at Duke Manor for three years (Aug 2011- July 2014) and would recommend living here. It is the best bang for the buck in the area. For the price, don't expect the Four Seasons, but it is definitely worth the money. For a 1BR, my utilities ran at about $30 for water, trash, and sewage (same bill) and about $100 for electricity.
As a former Duke student, I will review from that perspective. Duke Manor is located right next to the Medical School and walking distance to West campus. It is also walking distance to a Kroger, many restaurants, and fast food locations.
The maintenance was prompt. I had a clogged sink, broken water heater, and broken circuit. All were fixed the same day.
The buildings were quiet and I never heard my neighbors through the walls.
Duke Manor does have a reputation for having high crime. But I have never seen an issue. In the nighttime, Police officers are stationed at the complex.
Some buildings do have a roach issue. I lived in three buildings. Two had occasional roaches (no more than you would expect in any location), but the third had a major issue. Duke Manor sprayed often, but that did not solve the issue.

We forgot our 30 day written notice about vacating at the end of our lease and now we are paying a month of rent without even having access to the apartment. I payed the final 2 months rent at once saying "I am paying out the rest of our lease" which sort of infers we are not renewing. Being 60 days from the end of our lease, no one reminded us to let them know if we were staying or leaving. If you are going to enforce this rule, at least have the courtesy of reminding people 60 days out to give notice. Typically people have a lot going on at the end of their lease as they move on to their next residence. This community typically houses lower income/temporary living and the last thing they need is getting hit with an unexpected month of rent due to some paperwork not getting filed.
What they were good at, though, is notifying you a DAY before spraying toxic chemicals in your apartment to kill the large population of roaches!

This community is really starting to pick things up around here. They are in the process of updating all the units in the community, and they are surprisingly really well done. There is always available parking outside my unit which is nice in avoiding from walking across the community - which I've done in the past. The rates for the buildings are pretty unbeatable and the community even provided us free breakfast last friday. From what I have seen in the past 3 years, Duke Manor is really on the rise.

My experience at Duke Manor has been a pleasant one. For the price I'm paying, I'm getting everything I would expect. The apartment homes are all well sized and as clean as you keep it. The community has been doing a better job of maintaining the outside look of the property, including more frequent upgrades, maintenance, and yard/grass work. I wish it were easier for guests to park in visitor spots without the chance of getting towed.
