I have nothing bad to say about my experience with the staff at Overlook Ranch , I am thrilled to move in soon they have made the whole looking for an apt process so easy for me literally took less than 1 business day to have me approved and trust me I had so many questions (literally a lot of questions)and also looking for certain things in the apartment and Monica was so helpful and responded to my emails in a timely manner and got me EXACTLY what I needed and wanted. Nothing bad to say at all and I am excited to soon moving in.! THANK YOU!

Moving into these apts from another state was the worst welcoming experience ever. Moved in 10/2017 maintenance request listed on the 48hr move-in repair sheet took until 07/2018 to get partially repaired. This A/C unit has caused my electricity bill to exceed its normal usage having to push harder blowing nothing but hot air. May, Jun, Jul it was 90 degrees in this apt and no one cared to make urgency/ priority repair for move-in request or after numerous online request and even walking into the office for them to look at you like here she come and I'll write it down. Well if the issue was resolved I wouldn't have to keep coming to receive that face as if I'm the problem and was it just written down and ignored. The law says 7 days is reasonable time to fix repair. My last few bills have been $135, $190, $201, and keep rising which are monthly bills showing over period of time temp stayed hot because no repairs were made . If the A/C was in proper working order this would not be happening. Its unfair tenants have to take the lose because of you all neglence to repair. Having to come out of pocket to pay overage because of Overlook Ranch apt neglence is distasteful on you alls part and places me in hardship. Who gone help with these bills? Filed an unlawful eviction suit on me and charged $196 eviction suit filling fee to my account. As per law and lease resident should receive notice but was never provided any written notice attached to main entry of door way as stated in the Sworn Petition filed in the court before providing proper notice to resident. You all can't just set the law procedures as you please and charge the resident the fee. It was improperly filed and I should not be responsible for the fee of $196 charged to my account 09-Jan-2018. You all caused me embarrassment having to show that paperwork to my employer in able to request time off for a court appearance. Who gone be held responsible for not following the law? Charged me a NSF fee for payment made online. Conferenced call Overlook Ranch management and bank to verify payment was paid. She removed one NSF but not the other and I don't have access to online portal due to NSF which lease states there has to be 2 to lose online access. They have rules but then justify them to their liking. Tagging on late fees. I have photos from the portal and bank showing my payments were made. Whatever the system issue not mine. Something has to be done about the excessive fees and poor maintenance this will not be the last you all hear from me.... Sincerely, Disappointed Resident

Worst apartment complex ive ever lived in. Our A/C did not work the first 4 days of us moving in the top lock on the front door was useless there was a hole in the bedroom door. you pay for pest control but it doesnt work out because there is mad skunks in the neighborhood and roaches in the apartments also our rent went up after a few months of being there. Our neighbors car got shot up as well in the direction of our apartment any of the bullets could have flown through our balcony window. I would only recommend this neighborhood for Drug dealers or meth heads.

Upon move in finally, still nothing was ready but we didn't have any extra time in our other apartment so we had to move in regardless- i'll post pictures of the mess that we moved into but it included trash and boxes strewn along our living room and dining room, outlets missing covers, paint splattered everywhere, water ruined inside the cabinets and under the sink, utility lines running along the kitchen floor, broken stove, cracked and rotted door frames, water stained ceiling tiles, broken ac, broken drawers and cabinet doors, missing lights, broken shower heads and handles, cigarrettes and nails sticking all over the carpets, broken glass, and chipped paint. As for the ac, from the begining it was broken. We lived in a 90 degree apartment for a week before they finally got someone out to fix it. I have a dog and was terrified about leaving him home all day in that heat. Let alone having to sleep in that apartment at night like that. A few days after move in we started to notice the bugs, one roach the size of one of those big pink erasers you'd use in elementary school. I went immediately to the leasing office and requested a pest spray after showing them a picture of the roach and they said they would send someone on thursday to help. 3 thursdays later and nothing has been done for us. I thought these would all be easy fixes but a month later we've still got broken tiles, showers, cabinets, and finding glass in the carpets- only time maintenance has come is if I yell and make a scene at the leasing office. On top of that I was being double charged for rent and had to go directly to management to clear everything up. Now today, which is what made me decide to post this review again, I recieved a notice telling me to vacate my apartment because I have not paid my rent yet. Keep in mind that since I moved in a week after I was supposed to I haven't even lived here an entire month. When I went to the leasing off to fix my rent statement I also asked (because I wanted to make sure) when my rent was due. I explained that my contract had stated a move in date of the 2nd however, the reason my account was prorated an extra $300 was because I wasn't able to move in until the 9th. The woman I spoke with told me my rent would be due on the 9th so I didn't need to worry. Now it is only the 5th and I'm being told to vacate my apartment. If you expect to move in here- make sure you're ready for unfilled maintenance request, an apartment nothing like the model you were shown, a leasing office that doesn't pick up the phone, and for nobody to know what your rent is supposed to be.
