Tenant Benefit Package – (Required)
At Cheney Park Commons, we provide a Tenant Benefit Package for $25/month, which is mandatory for all residents. This package includes:
✔ Liability Coverage – The Tenant Benefit Package includes liability coverage, which fulfills lease requirements. Tenants are encouraged to obtain additional renter’s insurance to cover personal belongings, but this is not required.
✔ Rent Payment Credit Reporting – Rent payments are reported to TransUnion, Equifax, and Experian, helping you build your credit score.
✔ Financial Wellness 360° – Access to financial coaching, education programs, and budgeting tools to support your financial success.
✔ Identity Theft Protection – Up to $1,000,000 in identity theft expense reimbursement, plus fully managed resolution services.
✔ Credit Monitoring & Score Tracking – Monthly access to your credit score and dark web monitoring alerts.
✔ Exclusive Discounts – Enjoy savings with thousands of local and national retailer discounts.
We also offer the Obligo security deposit alternative, allowing you to move in with no upfront security deposit. However, tenants may choose to provide a traditional refundable security deposit instead, in compliance with Washington State law.

***MUST READ BEFORE APPLYING:
Applicants must pass a background and residential history check.
Must demonstrate verifiable income of at least 2.5x the rent OR provide an approved alternative source of rental assistance or a qualified Co-Signer.
Applicants must have a credit score of at least 600 OR provide an alternative qualification such as a co-signer or proof of financial stability. We comply with Washington’s Fair Tenant Screening Act (RCW 59.18.257) and provide screening disclosures before application.
No smoking/vaping on the property.
Minimum lease term required. Early termination fees may apply.
A $150 administrative fee is due at move-in.
The $25/month Tenant Benefit Package is required for all residents and includes liability coverage.
Security deposit is equal to one month's rent and will be due at lease signing.
First month's rent is due the day prior to the lease start date.
If the lease does not start on the 1st of the month, rent due at move-in will be pro-rated.
Additional fees may apply, including pet fees, utilities, or move-in deposits. All fees will be disclosed in writing prior to lease signing.
