I've lived here for around a year and I have to say everything has been fantastic. Amanda the leasing agent has been helpful and informative my whole stay, and goes the extra mile to inform me and other residents of events being hosted within the community. The office is excellent at calling residents by their names.

Part of the electricity has been out since yesterday afternoon and the oven, stove, and fridge are off. They have been working extremely slow to fix this problem and alleviate the burden it's having on us. I'm about to lose money on groceries I just spent a few days prior yet they have the audacity to raise rent for next year. Don't move here, this is common along with the water consistently turning off.

I implore you to do yourself a favor and not move into this place. They do a wonderful job of making it look like a great deal on the front end tour, and the cable/internet inclusion is a nice touch. However, after 8 months of maintence issusues, lost packages, lazy office staff, and unkept grounds I am at my wits end with this place. Dog waste can be found all over the ground anywhere you walk. The gate has not worked properly in the 8 months Ive lived here and the stories Ive heard are that it was an issue long before I got here. The tap water smells like sulfur all the time. Bugs are a regular problem. The list of complaints is endless; I never take time to write reviews but I figured this might actually save someone from a bad year. Spend a little extra money or take a little worse commute, I promise it is not worth it to stay here.

At first glance, the community is beautiful and well-kept. The office staff are nice and help. The dog parks are great for pet owners and all utilities are included with your rent. However, after my first year here, I would not recommend this complex for one major reason: management that does not know how to manage. I have been living here since Fall 2017 and I own a vehicle that is registered with the complex (parking decal and everything). Last weekend, my car was wrongfully towed because my parking decal wasn't "there". They took a picture of my car and it was indeed not there, but I would have been towed in the fall if I didn't have a decal on my car? Why would I purposefully remove a decal off my own car? I live there and know that I need a decal clearly displayed on my vehicle. I assumed someone either stole it off my car or the towing company was trying to make extra money. The management team refused to reimburse me for the $190 fee I had to pay their shady towing company even though I explained the logic of me "not displaying my decal" when I have lived there for months now. Their gates are always broken so anyone could have went in to tamper with vehicles. They tell you that they spend money on the gates, but maybe they should invest in security cameras. Note to any current residents: be mindful of your parking decals. Note to new residents: tape your decal on the inside of your vehicle so no one can mess with it.

Maintenance is awesome and friendly and try to get things done in a timely fashion. only issue i have is the rent keeps going up. But I love it here and love my neighbors.

With such an outdated system to heat and cool the place, you've got no business charging close to $1,000 for 500 sq feet. On the other hand, I might be able to get over the price if they upgraded the furniture package. The couches and kitchen table & chairs appear to be 20 years old, and they don't even include the computer desk & coffee table in the 1-BR. Fully furnished is false advertising. The 1 BR are only partially furnished. If they upgraded the furniture packages and installed a window AC unit in every apartment, they might earn my business one of these years. RESPONSE TO OWNER: Thank you for your reply. I have been close to signing a lease twice. If you guys were to furnish the 1 bedrooms with a coffee table and computer desk, such that the rooms were actually FULLY furnished, as well as install an AC window unit, I would probably sign on at $965. An investment of a few hundred dollars would probably make the difference in a $10,000 lease...

No prior information is offered except an email saying your balance has been sent to collection agency. If you have a dispute you will get the run around of your life. They charged me moving out fee(which is fine) and gave my old address(they had my new address, who gives my ulake address when i moved out of ulake) to the debt reporting company. So i never got the bill or was in their system even after calling them twice. I found out about it from ulake but they didnt help me with anything and just told me to wait. So they basically almost screwed up my credit. Good luck with their staff. Maintenance - they respond really fast. Main Gate - not sure why they dont close the gate at night. Area is safe. I have been here for 2 months. nothing goes on. ducks are annoying cause they like to party in the pool even though they have the big lake. i guess i cant blame them.

Ive never had any issue with the office staff here, theyre all absolutely wonderful. Maintenance here is awesome as well - as many minor issues as Ive had in the 2+ years Ive been here, theyre always fantastic and friendly and get the problems fixed fast. I truly enjoy living here (and the price doesn't hurt either)! The biggest drawback is the occasional water shutoff with very little notice (and it'll be out for hours at a time). This has happened about once or twice every other month since I've been here. The complex is also on a mass heater/chiller system, so you're stuck with either cold or hot, you don't get the option for both, and it depends on the outside temperature. There have also been the occasional pest issues - we had mice in our place coming in through a hole in the wall, but maintenance got that sealed off and we havent had a problem since. We also deal with ants getting in during the summer months like clockwork. All in all, I would recommend this place, but be aware of the potential issues. (Updated 10/2017)

I lived at ULake apartments for two years while attending college at USF. Overall, living here was an average experience, and there were several pros and cons. Pros: The complex is very quiet, especially during the summertime. It often felt like a ghost town. I appreciated this since I had to study all the time. The "lake" is pretty, and it is relaxing to sit outside. The utilities are paid for, which is nice, because I would leave my AC on pretty much 24/7. The complex is conveniently located to the USF Tampa campus. It takes 5-10 minutes to reach campus and park depending on how many red lights you hit. The kitchens are nice and modern, including the counters. I had a whole refrigerator to myself, which I never really needed. Cons: I understood why the utilities were paid for by the complex pretty quickly after moving in. What sometimes amounted to a weekly basis, there was something that was not working. The water pressure is terrible, and it is the water that is shut off most frequently, and with little notice. I would sometimes be unable to shower in the morning before having to leave to go to campus. After this, the hot water was shut off frequently as well, leaving me to have to take cold showers pretty frequently (this is a first-world problem, I know, but it doesn't make it any less annoying). Next, the electricity would shut off often. Towards the end of my lease, I spent nearly four days without AC, which was miserable. My apartment reached 90 degrees in middle of the day throughout this stretch of time. Big con: As your move-out date becomes close, the front office will send you an extensive checklist of things to clean before moving out. I followed this list thoroughly step by step, leaving an apartment that was much cleaner than when I had arrived (my apartment was not nearly as clean as it should have been when I first moved in.) About a month after moving out, the front office sent me an invoice for $120 for cleaning charges. When I inquired about these charges, one of the employees in the front office gave me a lame explanation that never really answered my question (kind of like politicians like to do. They answer around the questions that are asked that really matter in order to avoid having to admit that they're just full of crap). My question was, "If you guys were going to charge me $120 for cleaning no matter what, then why did I waste my time deep-cleaning my apartment?" I should have left my apartment exactly as it was, and I would have been charged the same amount. While the average and reasonable person would expect cleaning charges to be waived upon thorough cleaning, this is not the case at all. While $120 may not be a big deal to some people, it's the principle of the matter. I shouldn't be charged $120 for leaving an apartment cleaner than when I moved in. Rant over. More cons: The fitness center isn't great. Shortly after moving in, several of the dumbbells were missing. After two years, they were never replaced. The complex also has an annoying amount of ducks that poop everywhere. There were also an annoying number of stray cats near my apartment that would harass my dog. If you pick a furnished apartment, the living room furniture is incredibly uncomfortable. The couches feel like they are made of cement.

The location is reasonable, 15-30 minutes from Hillsborough and Downtown locations. The inside of the apartments are quaint with little storage but manageable. If you opt-in for the furnished package, the furniture is alright & dated. In my experiences I was content with living here until year two of me living here. Appliances or other things within the apartment always seemed to break (Solely on its own.) There just seem to be consistent emails of "Water has been shut up due to..." "We are experiencing a bit of ...." or something just going wrong and needing to be fix at the inconvenience of the residences. Pest control might as well not exist because in a moments time your apartment can be pest free and then a seemingly endless cycle of roaches or other pest with pest control coming around often resulting in more pest. I recommend this place if you need a last minute move in or on a budget.

This apartment complex overall is a okay apartment complex..The gates have been broken for past 3 months my car got stolen from the parking lot, and management did not do anything about it....power has been out numerous times 2 days at the longest. I like the fact that basic cable and internet,water, electricity is included in your rent, and your apartment comes with washer/dryer . The pools are clean,and they have a nice gym with limited equipment. The rooms are small and you don't have a lot of space.The front of the apartment is so dark, it's hard to see the entrance at night time.The new manegement took out most of the visitors spots, so now spaces are limited and they will tow your car if you are not park in a visitor spot,(residents have decals)..

Apartments are tiny and there is no storage space. Nice views and decent interiors aren't worth it I'm afraid. New management has done a good job of improving the mistakes of past management but sometimes the property itself is the problem.

Management calls it an "act of God" and does nothing to assist the suffering people who have now lost groceries and patience. Not to mention my apartment flooding, my microwave lighting on fire, and every single appliance in the apartment breaking in the 7 shorts months I've been here. I can't wait until I move out of This place in 2 weeks. Don't move here. It's "cheap" for a reason.

I love the fact everything is included in the rent. That being said, today the transformer blew and the complex has been without A.C. since 5pm. We are dying with the heat in our apartment. I haven't been able to fall asleep, it's 2:10am. I called and spoke with a representative to find out if they knew how long it would be before the problem would be fixed, but she couldn't give me an answer. She said they called someone and she's waiting for them. I suggested that I knew a licensed, insured, and bonded electrician who lives 15 minutes away but she said they spoke with someone already.

We moved into this complex at the end of April 2014, and although the spaces were very small, it really caters to a student lifestyle. All upgraded appliances makes living on your own feel luxurious. The maintenance team gets things done in timely fashion, and the front staff if awesome. We had a pretty bad mold issue that was caused by a broken tile on the roof. Once we brought it to the office's attention, they were able to handle within a couple of weeks since it was raining for 2 weeks straight. Lauren took the time to come to my unit look a the problem and tell me the exact steps they needed to take. It really made me feel at ease. Otherwise, the property is a little older, but the view of lake is truly gorgeous, even when it's raining. Overall, we have been really happy here and shout out to Lauren and Monica for always being awesome!

Don't live at University Lakes apartments. It is the worst apartment complex. They charge you with made up claims after your lease is done and they are not even true. They claim everyone is a "student", but when you neighbors are in their 30s, arguing and basically having a scene of domestic violence until 4 or 5am on a school night, I am pretty sure they are not students. They honestly don't give two cents if everyone is a student or not, they lie about them "screening them". Sure on the outside it may seem nice, but wait till you live on the inside. It got so bad, that I had to move, me. I never had the cops nor security called on me yet my "ex neighbors" would always have cops or security over and they did nothing at all. So, this is my warning for all incoming students. If you live at University Lakes, prepare for lies and problems. P.S. I lived there from summer 2013 to summer 2014, now I am at The Point where I am WAY beyond satisfied. Also, they claim water is unlimited, but they consistently shut it off throughout the week maybe once or twice a week and without any warning and they do not let you know how long it will be off due to "maintenance". University Lakes, lies, unfair, thugs.

So far, I have lived here almost a year. Overall, I am pretty happy. The pros far outweigh the cons. PROs: 1. I have quiet neighbors. It isn't your typical college apartment complex with loud students and parties. It is pretty tamed. You have some undergrads, some graduates, and some young professionals in the complex -- lots of different mix. Everyone has been great... well, except one tenant, but I just avoid her when I can. 2. Neighborhood is also quiet, safe, and clean. It is well-lit and provides a sense of security. I walk my dog late at night and nobody bothers me -- people actually say hi and are friendly. There is also a security guard that patrols the area. Nobody messes with my motorcycle or my car. 3. Unlimited utilities, cable, water, and internet for a reasonable price (currently paying $815 for 1 BR but goes up to ~$830 or so soon). 4. The staff and management are very nice and helpful. 5. Very pet-friendly Cons: 1. AC is centralized for the whole building -- imagine a HUGE AC unit that provides cold/hot air to several building. Heat is turned on only when it is cold enough for several days. But, honestly, I would rather have cold air coming out the AC. The heat problem can be solved with a simple space heater. Otherwise, this isn't a real big con, in my opinion - depends on how you look at it. 2. Visitor parking isn't that much of a problem. But, the ones closest to my building are limited. You get about 3-4 visitor spots for each building. If they are taken, you just have to park a little further away. Again, this isn't that much of a big deal. And, if you have to walk so be it - burn some calories :)

I have been living here for a few months and so far am very fond of it. The management is very nice and very friendly and have always answered all of my questions in a respectful, informative manner. The grounds are very pretty also. Maintenance and pest control calls were handled promptly. A few things I would say include that it is a little expensive, although all utilities are included, and you can't go over. It is also worth mentioning that I did at one point have a pest problem though it was handled. Also they had renovated recently, but while the kitchen was gorgeous there are, frankly, a few places you could tell they were cutting corners because of time. Overall love the place. Community is great, and there are just small things done that are really nice. If I wasn't looking for multiple room mates, I'd probably consider renewing. (this property only has 1br 1ba or 2br 2ba)
