6/16/2022 Our thermostat is at 77 Degrees Fahrenheit. Submitted 1st service request a few days ago. Was told it could be an outside unit causing the issue. This morning I submitted a 2nd service request (cooling still not working properly). In addition I tried getting ahold of the office by phone, numerous times. No answer. My partner was able to go directly to the leasing office. When he voiced his concern he was met with a condescending attitude. He was informed that our ac is probably working just fine, and that our unit may just be too large. Very disappointed with lack of solving issues, and bad attitudes of leasing management. 6/18/2022 Update: 2 days later. No one answers the phone, and no one returns my voice-mail. Told once again by maintenance that it could be an outside unit issue. No eta as to when this will be resolved. Reached out to Robin's Property LLC as well. They do not answer phone or respond to messages. Submitted a 3rd service request yesterday. Final Update: Google review is incorrect. Maintenence did find an issue and stated that our Coils needed to be cleaned. Sandy (property manager) finally called me with an update. Stating that our Coils had been cleaned and maintenence did everything they could. There was not an issue. Called my partner immediately to inform him. Low and behold...maintenence arrived to our unit a few hours before Sandy called. Stating that someone needed to come and clean the Coils (job never done). Tried to call Sandy back but no answer. Instead emailed Robin's Property LLC to schedule an appointment with maintenence. Was contacted back and Coils were cleaned the next morning... AC has been getting better since! Highly recommend emailing Robin's Property LLC if you have ongoing issues and can not contact leasing management for Arbors at Carrollwood.

The location is by far one of the best in the city. It is convenient to nearly everything you need in a neighborhood. Now about the community, I lived there for 3 years & out of 3 the last one was subpar at best. My 1bdroom loft unit was everything I needed but could use many upgrades to support the market rent increase. The stairwells are extremely filthy , they never pressure wash the buildings. The plumbing is old and often smelled rotten. They did a few upgrades maybe 2 years ago but they were only enough to bring the apartment to semi modern times. The property manager team while nice in delivery doesnt really care about the residence. You can never get corporate and if you leave a message, they will have the property manger contact you. Robbins Homes main goal is to fill their pockets but not put back into the community. Most ppl renew based on location but the $300-400 rent increase forced most to vacate. If you are okay with lack of luxury living at high-end rates this is the place.

But nearly impossible to get ahold of her as well. Very disappointed.

We are so pleased with our very nice time at Arbors. The grounds are beautiful and the maintenance is very respectful and quick to remedy a situation. The owner works with clients on a personal level and truly cares. We have been with Arbors for four years and both of us love our neighbors and the environment. Thank you.
