This place has great prices! But with awesome prices comes all the things you don't want to deal with. There's trash everywhere even though management regularly cleans. People outside of the neighborhood can usually find there way into the pool, to the point where they were throwing around a football..over the pool and me and my roommate could not go in (and barely sat around). The main staff are really nice but if my work order isn't a light bulb change (which I think is great that they pay for) it doesn't get done. The roommate matches were on point, I'm a single female and got paired with two awesome girls. Our direct neighbors also seem great, but everyone else I don't know. Unleashed pets have tried to jump in my car and on me. I'm afraid of dogs and once after two dogs came running at me my neighbors came to my door to ask me why I reacted to their German shepherd and pitbull coming my way. Since then I've had people trying to break into my house and ring my doorbell at all times of night just for gits and shiggles. I called the police but them coming to my door makes me feel like more of a target. I renewed my lease and feel stuck here now. Again, management seems very responsive in what they can enforce, but this neighborhood is a low budget operation, you get what you pay for and that includes quality. I think if they had a person at the gate it may help, or another dumpster that may help too...it just seems like they want more people living here without correcting any of the current problems.

Really awesome staff; they answered ALL my questions concerning the condos and were super helpful during the process of signing the lease. I walked into the leasing office and all the leasing agents were getting their work done with some music in the background which made for a super relaxed atmosphere. Not only did they answer all of my questions but they also addressed every issue my parents brought up and were very relaxed while talking to my family.

If I ever had a problem Riley, Alexa, and Sam are always quick to help! The maintenance staff is quick to respond as well! They just got new management and I have definitley seen an improvement because of it. I would highly recommend living here!

Not only were my past two years living here absolutely amazing, the staff is absolutely amazing, always willing to help and always have a smile on their face. I would highly recommend that no potential tenants move here. The unit itself is okay aside from the fact that there's no storage, and you can park wherever you want, which is also nice. Aside from that, I have nothing positive to say. The complex is noisy at all hours of the day and night. The facilities are not maintained well. The equipment in the "gym" only works half the time. The pool is rarely clean. Houses on my street have been broken in to, cars have been broken in to. A problem that could easily be fixed with a few security cameras but 1st priority doesn't care enough to spend the little amount of money it would take to keep their tenants safe. When these crimes are reported, you're brushed off and no action is taken. They care more about the people potentially coming to live there than the people who currently live there. If you have a maintenance request, you have to submit it multiple times before anyone replies to you. After they reply, it takes an unreasonable amount of time to get the issue fixed. Aside from Alexa and Riley, who are lovely and extremely helpful, nobody at the front office seems to care about you or about doing their jobs. Overall, I've had two awful years here and I can't wait until my lease is up so I can move.

I have had almost no problems here at all. I have lived here for two years now and would resign again if my school situation was different. The townhomes are homey and quiet for the most part. I think it was made for student living but because of the low price and the distance from campus quite a few families live here. (Which hasn't been a problem.) A lot of new townhomes have just been built and the roads and pot holes have been filled, re-paved, and re-painted. The staff is nice if you are nice. We have only had a couple small maintenance requests and those were fixed in a timely manner. We did have to remind the office to send someone back out to fix our ice machine but it wasn't a huge deal. I've spoken with other tenants in the complex that live in older units and even they say that the units are pretty well kept. I lived at two really up-scale apartment complexes before moving here and honestly, I prefer it here. I haven't ever felt unsafe and I walk my little dog at 12 at night sometimes. The dumpsters for trash are a bit far but I only know a small handful of people who walk their trash and don't drive it over. Overall, I have really enjoyed my living experience here and so have the multiple people I know that live in here as well.

There is trash and dog poop EVERYWHERE. They removed the central trash dumpster two weeks ago, so people have either been dumping their trash bags in the street or leaving them outside their homes because they don't want to walk a couple blocks to throw it away. Lighting around the property is terrible at night, which makes it feel unsafe. The key system to buzz into the drive-thru gates doesn't work, but don't worry because the gate got broken a month ago and hasn't been replaced. I was happy here when we moved in, but it has quickly gone downhill over the past two months.

DO NOT STAY HERE! Complex is amazing for a great price, but the management is awful. They are extremely rude and unprofessional. I've had them hang up on my face multiple times. They called the police on me because I was living without A/C for 3 days, and I refused to leave the office until something was fixed. My house was robbed over Spring Break and management did not call or stop by to make sure we were okay. They simply said they were not responsible and there was nothing they could do, but when it was time to collect that check they made sure to contact you !!!! *REALLY A ZERO STAR*

Absolutely do NOT live here. I wish I would've listened to the reviews but hopefully you won't be as desperate as I was. This organizations front desk is so rude. If you come to them with any issue they will stiff arm you or blatantly ignore you. They love to refer you to 'corporate' who is just one individual who takes calls but never knows what's going on. They'll pretend that managers are never on duty but they just don't want to handle your problems. On top of that, they have no payment system. They just take your checks blindly without keeping record and they wait until your lease ends to conviently bring up charges from months ago that they admitted to never mentioning to you just to keep your deposit. On top of that, they fail to check rooms before you move in. My initial move in was into a dirty bathroom, pet damage from hair to chewed and scratched up blinds and wood and on top of that they repainted 'certain spots' on my room with the wrong paint in obscure designs like a smiley face for what reason is beyond me ( conviently the maintence person who did this quit the day before I moved in). The point is, it's not worth it. You can get so much more for your money with better establishments. The security is non existent so anyone can enter the premises and the pool is never clean and honesty what gym?? Do yourself a favor and try out another establishment. ZERO STARS

Simply awful. The management staff is the worst set of people I have come in contact with. I have been trying to reach corporate for this company. I was given an email address and the name of a person whom they identified as a corporate employee and I have yet to receive a response. After my experience with the staff, I don't trust the information they provided, however I will continue my endeavors until my issue is resolved, in or out of court. True rating 0 stars.

With an exception of Alexa & Riley, who were awesome and showed great customer service, the employees are rude and unprofessional. I've never had such a terrible living experience. We were told we could move in on the first, yet when I opened the door to my new apartment there was stuff still in there from the previous tenants. The house was filthy, holes in the walls, scratches on the trim of the doorways, and MULTIPLE other things. GARBAGE IS CONSTANTLY EVERYWHERE. They have no consideration for the environment and they don't even care to get the place taken care of. My roommates and I had to deep clean the house bc nothing was taken care of from the previous tenants. The place was DISGUSTING. One of my roommates was told he wasn't allowed to move in until the 15th when we were already promised and signed for the 1st. THEEENNNNN apparently they "never received the payment for Feb" from my roommate and didnt contact him UNTIL MAY. There are plenty of other things I could rip this apartment complex a new one for, but hopefully some of these factors have been taken into consideration and you will reconsider moving here. You can live somewhere A LOT closer for cheaper or the same price, but good luck if you do. Btw they're way over price...going from $535 to $595 for the same deal?.....y'all funny lol.

They never are in the office when they're supposed to be, and the emergency line that's a joke. If you leave a message they don't even call back or have anyone come fix the problem. Some one came to "update" a pipe on my washer and incorrectly fixed it. When my roommate went to do laundry it the washer caused a flood in my house. It was literally raining in my house. I called first priority and they were nonchalant about coming out. the "emergency maintenance" guy wasn't on site or even in Tallahassee. First priority never reimbursed my roommates and I for the excess water spill although they promised that they would. I have stories for days with these people. JUST DON'T DO IT! everyone is nice in the beginning to get you to sign the lease.

It was overal a good place to live and a cheap rent with everything included(we only went over twice with 3 people living there in the summer that resulted in an extra $13). There is crime however your in Tallahassee thats to be expected just make sure you lock your doors and you should be good ive never heard of a criminal actually breaking and entering here since there are so many people in the area that would notice. The 3/5 stars comes from them showing me a new model apartment when i ended up getting one of the most used apartments at the complex.

The main boss Jamie Thomas is condescending towards everyone and thinks he can push you around. Instead of fixing problems or following your lease he will make his best effort to do as little as possible. He thinks that because this is mostly student housing he can do whatever he wants to his tenants with no consequences. If you believe you should be valued as a person then don't sign a lease here because they do not share in that belief. The rent is cheap but not worth the hassle, Jamie Thomas is a Slum Lord.

I've lived in this "condo" unit for 2 years now and deeply regret renewing my lease. Management here cares about absolutely nothing except for money. The streets are filled with huge pot holes, there are pieces of trash everywhere, the neighbors are noisy and obnoxious, management has a history of loosing rent checks, the front gate never works and there is dog poop on every inch of grass.
Thus, I do not recommend leasing from this complex unless you want to wake up every morning to the fresh scent of trash and poop when you walk out to the parking lot.

All they like to do is sit down all day and collect rent. Don't bother coming to them about a problem about your unit or people in the neighborhood. They could careless about your problem and rather just collect money from you instead. Multiple burglary happens in the neighborhood and they do absolutely NOTHING about it. Maintenance are terrible also. Don't let you know when they've been in your home to fix anything. Plus, they are slow! The one star comes from the appearance of the condominiums. They look nice but looks can be deceiving .
