Literally the worst dorms ever, nasty industrial carpets, sewer tap water, AC was broken and took three times to fix, showers are dirty, dishwasher not unable, Yellow/White lighting(inconsistent), Student employees which are clueless, Maintenance are hire on's with little to no experience and are unprofessional, The bigger side completely floods due to the sprinkler system, laundry mats are a joke and everything kinda works. Finally they are too expensive, you can get much nicer living closer for cheaper.

Lived here 3 years and I've never had any major issues. Staff is very friendly, and always willing to help. I was skeptical after reading the reviews. Internet is good, It can be slow at night since everyone is on it. Throughout the day it works good. If issues arise such as a power outage Uoaks is quick to update you. I'm very clean so I've never had any issues with bugs. They offer great programs for us residents to enjoy. They even had a program to show me how to do my taxes. My friends have enjoyed their stay here as well so i'm not sure what all these bad reviews are about. If you have any issues make sure to report it and communicate with the staff. If its not resolved just ask! Uoaks have a very detailed lease contract. So read before you sign. Understand the commitment and charges. I've had a great experience and would recommend.

I'm giving it a 1 star rating only because the RA's took so much flack from students and tried their hardest to fix situations because the actual workers couldn't do their jobs.. You get what you pay for here. I lived in a 4 bedroom and never stayed in it due to how disgusting it was when I arrived. The apartment smelt horrible, there was mold in the shower that had never been cleaned prior to us moving in, bugs in the carpet and around our window seals, and quite frankly the workers (not students), are of no help when asked questions or if you have concerns. Spend the extra $100 and move across the street to The Outpost. You or your son or daughter will thank me.
The Internet speed is terrible here, especially at night. Pictures cannot be loaded, let alone viewing youtube. Besides, hot water providing fails by chance...

Besides, hot water providing fails by chance which means you cannot take shower when needed. Moreover, the soundproofing effectiveness here is not guaranteed. I can always hear the "indescribable" voice upstairs.
The only advantage of this apartment is the distance to the campus.
Briefly, in consideration of its higher price, I wish I didn't sign the contract here.
Update: I swear I have cleaned the room before I moved out but I still get charged for 50 dollars. Just ask somebody else who didn't get the charges for cleaning and you will not be willing to live here.

DO NOT LIVE HERE. I think someone should truly investigate this place for running a scam. This place makes UTSA look BAD.
ps: they promised like 4 mbps internet which is bad but i was getting less then .5.

2. Refrigerator leaks water
3. toilet runs continuously
4. ac broke
5. my roof is literally cracked over my bed. no joke the ceiling is uneven.

Worst thing is when they come to fix stuff.........it does not get fixed.
Edit #2: I move out in a month. I look forward to this date like Christians look forward to the return of Jesus. Sending this out on LTE because once again....internet is out. Its been over 12 hours. You know when famous people speak of the adversity they survived to make it to where they are now? In my speech, University Oaks, is that adversity.

Update:
After spending an additional year here since I didn't have elsewhere to stay due to the lease, the charges got worse. No matter what you clean, they'll charge you for it. For instance, we did have a damaged drip pan, but we replaced it and the other were clean, but they still charged for damages. They also charged me for damages and cleaning that I already listed on the move in inspection sheet, but they still charged for it. To me, this felt like I got scammed and I would rate this with 0 stars if that were possible. If you are looking for a place to stay at UTSA, I highly recommend not coming here.
And guess what, after being told by the ISP, Single Digits, after calling them over and over about the internet hardly working, they told me that UO is literally paying for 300 megabits per second divided across the property. That's a decent speed for a house hold, but for over 500 people living on the property, you'd be very lucky to load a web page.

TERRIBLE PLACE!!! DO NOT MOVE HERE!! The RAs are nice and thats it. Besides everything Constantly breaking and the roaches you cant even have any visitors. Im a handicapped individual and require nurses to visit and check on me, and all of them recieved multiple $100 fines for parking in front of my building. Keep im mind they are providing me medical care and were told they couldnt park anywhere near my apartment. They have ZERO visitor parking. My AC broke in the summer and they tried not to do anything about it until i had my ADA lawyer call them and inform them IT WAS ILLEGAL FOR THEM TO NOT FIX IT. It was only after this that they put a temporary ac unit in my place. The place is deplorable and one of my nurses suggested me not to even stay there recovering from surgery because of the pest problem they have. One of the reasons i even selected living there was the 30lb dog limit but people live there with pitbulls and other restrictive breeds without issue and one even attacked my chihuahua service dog. There is dog feces everywhere as well. O and you better take up boxing or at least have your phone on record because street fights are common there.

The worst wifi you could ever get, even after buying my own router to boost the signal. You might as well move back to 1998.
Windows are extremely drafty, I constantly feel a breeze on my face. AC blows in my room fine, but the heat is hardly usable. Laundry is $2 per load, which isn't TERRIBLE but other places provide free laundry. It's improved since I've moved here (hot water outages used to be common, very disorganized, one clubhouse was empty, very disorganized staff) but it's still awful. Walls are thin, rooms are either too hot or too cold. I got lucky with a working AC and icemaker (seriously).
I will say they improved in their response time to fix small issues. If you have a clog or something isn't working, maintenance will arrive next day or often times within the hour. When my fridge wasn't working, I had someone over right away to fix the breaker. Small improvements, but this place has a long way to go.

I ignored all reviews and signed a lease with University oaks from Summer 2014 to August 2015. Everything was good until my lease ended.
OAKS MANAGEMENT SHOWED THEIR TRUE COLORS when I decided to move out. I cleaned the whole apartment but they still charged me. I used to live in a 4bed 2bath apartment. As per lease I share bathroom with a guy and since that guy was renewing his lease they put all cleaning charges on my account. One of my other room mates ended up paying 300$ in addition to security deposit (150$).
OAKS MANAGEMENT DONT GIVE A S*** ABOUT YOU ONCE YOUR LEASE ENDS.

The overall setup of the dorm is nice, however, if you move here you will realize how internet dependent everyday life is for the modern day college student. The internet services provided by the University Oaks is abysmal. I have run internet speed tests throughout the day and in times when the internet is more likely not being used it maxes out at 5 mbps. Dont expect to have a good time trying to do homework and turn in assignments. In what takes me 30 mins-1hr with campus WiFi, takes me at least 2 hours here. The toilets flood frequently but besides that, the staff is very friendly and helpful. Room assistant staff is nice and helpful as well. Besides that, if you have the money to go for better options, I recommend to explore those options.

The dorm begins to have a burning smell when the heater is turned on. My RA is very nice but some of the other RA's in the office are very rude and unprofessional. The worst part is there is no privacy. My roommates toilet flooded the dorm and maintenance came about a month later to replace the carpet with no notice at around 9 am, I had just come out the shower and he opened my door and came in when I was naked. And when they moved on to my roommate's room they dropped his T.V. when moving the furniture. Completely unprofessional, I don't recommend this place.

My fridge and freezer broke a few times, in which I had to throw food away, my key to open the door didnt work so I was locked out midway through the night (fixed it 5 times and its barely Feb.), & lastly, the washers and dryers are $1 every use for each machine && MY CLOTHES GOT STOLEN FROM MY WASHER AND THERE WAS NOTHING UNIVERSITY OAKS COULD DO! Laundry rooms you have to pay a 1$ for each machine per use. Please listen to the reviews!! I ignored the reviews and now regret sending my daughter here!! These dorms are DIRTY! Everything is broken. The air conditioning doesnt work. Dishwasher broke. Internet doesnt work. The floor had pieces gouged out. Paint all over everything. No smoke detectors. Scratch that. They had smoke detectors that were left on the counter that the staff was suppose to install and never did despite multiple calls to them. They said we were not allowed to install them, they had to do it. The gates are always open so Im not sure what the point was in having those.
The lease does state that if they withdraw they are responsible for providing a 60 day notice...which is impossible if they find out in January that they are unable to attend classes!! I agree to pay the 2 months rent and 25% of the rest of the lease just to get her the hell out of there!
They lost her paperwork saying she was withdrawing from school so denied her lease termination. Then found it with we were resubmitting it. Then a signed paper from the registrar saying she was not enrolled wasnt sufficient, said they needed a form from One Stop. One Stop sent us to the registrar 3 times telling us they dont do that. Tried to tell University Oaks that and they still wont accept that answer. So we FORCE One Stop to provide SOMETHING saying she isnt enrolled. And this woman at University Oaks is rude and just keeps saying shell only approve a note from One Stop. Even though One Stop is telling us they dont do that.
Oh, and when my daughter drove 2 hours to turn in her keys, they had left early that day. So now we have to make another 4 hour round trip to San Antonio. I will never make this mistake again with a dorm like University Oaks. We should have just got her an apartment that would have been much safer and cleaner than this dorm.

The toilet water is literally brown,the furniture is old and can't hold much,the carpets are dirty looking, there aren't any closet doors,one of the rooms had a literal toilet seat on the floor just lying around, some of the doors are weirdly shaped which leave a noticeable gap at the top that you can see through,the wifi is non-existent, the whole place smells like mold,the mattresses feel like tables,the bed frames aren't even the right size for the mattresses, the shower knob is garbage, the paint on the tubs is chipped away,and management is terrible!!!
The RA's will just barge in,nobody answers the phones,I am currently trying to get out of this horrible place and have been stepped on by both the leasing and financial management offices. Leasing would not listen to me and kept shoving their solutions in my face, offering maintenance when I stated several times that I just want to cancel my lease and leave! Then the financial office basically insulted me and didn't take my offer to pay the whole lease and held eviction over my head to threaten my credit!! This place is awful and their staff is NO HELP AT ALL!!

The current setup was not meant for all the bandwidth. Please upgrade the lines etc, or drop Airwave. They are garbage and its absolutely ridiculous that we can't even do school work at our apartment. Also if you call the office complaining they will just say "its not us its Airwave, here's their number". Then Airwave will very clearly tell you that the complex just needs to upgrade and they won't. So this is U-Oaks fault, fix it. Until that's fixed I really cannot recommend this place to anyone. You NEED good internet for school work and walking to school all the time blows.

No emotion. I stood in the rain outside the office because it was locked. No notification saying it's closed and he's just sitting there on the computer...so done with him! But the apartment overall is good.

My daughter was planning on going to UTSA the 2017-2018 school year and we signed the lease in July right after her orientation. However, my daughter decided to stay in Houston and go to UH instead. So we contacted the university oaks office and had to fill out a cancellation form and we were NOT notified by anyone at the management office that we had to pay almost $3000 for canceling the apartment mind you we filled out the cancellation application a week after school started which means in August. The management notified us that we had to pay the money late in October!!! We had to negotiate with them and they lowered the price however we werent satisfied with how late they told us we had to pay and im glad my daughter didnt go to the university oaks!!

Last fall semester (2016) i was a freshman looking for a decent apartment and came across University Oaks. Despite all the bad reviews I decided to still follow through with my decision to live there because the semester was about to start and i was running out of time to find a place. Until this day I STILL regret signing that lease because there were MANY problems that occurred while i was living there. When i first moved in my closet doors were broken, when i put in a maintenance request the man told me the tracks on top were broken and they "do not carry the tracks anymore" so i can either leave them there BROKEN or have them taken off completely. The water was CONSTANTLY off and on and at times you weren't even notified of it which is really inconvenient. The fridge freezer wouldnt get cold enough and it would leak so we had to get a new one, the AC had to be fixed a good number of times, my bathroom tub's paint began to peel and despite putting in a maintenance request it never got fixed. The carpets were stained, the office workers pretend they care and pretend they know what they're talking about but they DONT. I had gotten the lease where it extends until July 31st 2016 and got someone to take over after my finals for the months of June and July. When i called and asked how much the sublease fee would be they told me 100. Because the guy sounded unsure i called again then another person told me 150, then when i finally went in with the person i was subleasing to, the lady told me it would be 200 dollars! Even though i did everything in advance and correctly for the sublease and moved out on time on May 31st, University Oaks was STILL trying to charge me for the month of June. Of coarse I was not surprised because everything is just really unorganized there. It is overpriced and when you move out they will not hesitate to overcharge you for anything. They charged me 60$ because the carpet was "dirty" even though I know for a fact I cleaned everything but I was just so fed up with them I just payed it so I can stop dealing with them because there is no point when their management is so crappy.

Everything is broke, there is a leak in the restroom roof, the ac takes forever to cool, the door has an opening when it closes, everything is old! Overall I do not recommend this place at all, the only thing good here is how friendly the people and being close to the school. Also there are so many bugs!!! Im an upperclassmen who lived in University Oaks in 2011 and am again in a studio/loft in 2017. My original review was a solid 1-Star nightmare, and I can say without a doubt UTSA has made many improvements over the years.
*** PROS ***
All utilities are now included. Once upon a time this was not the case.
There are many more gates around the community and more than enough parking spots (uncovered). The premise feels safe and campus police are non-intrusive.
Maintenance is much more accommodating. I put in a ticket requesting a new lightbulb, a leak fix in the tub, and some intermittent A/C issues, and Don was at my unit within 24 hours. No problems since.
*** CONS ***
WiFi is ALWAYS intermittent or laggy. As a student, this never be a problem. If its because of bandwidth then use our tuition money for more data/infrastructure. No excuses.
The units have not been physically updated and structurally seem to be on the downhill. For what you pay, this needs to be a priority fix in my opinion.
Gates are simply left open, the card key to my door barely works (even after maintenance requests), and lighting is poor at the entrances.
P.S. While some of the other reviews on here may be legit, keep in mind 90% of these people are 18 year-olds whove never lived on their own and possibly have never cleaned a toilet, cooked, or vacuumed in their life.

Start just fixing them! I am a TA and have to grade essays - except I cannot do that here because the internet speed is abysmal and the connection to Blackboard breaks down. I dont have to come to the office to tell you that. You will simply blame UTSA instead of doing something about it. Im pretty sure there are solutions from other providers out there and as a private company that this complex is, they could buy these services.

I have a high anxiety so therefore I get scared at night and stay up and get no sleep. Wish I would've just stayed in the dorms. The rooms are small and the closets are even smaller. Washing is not free like the dorms.

Definitely not living here next year, and strongly advise everyone else against living here as well! I initially read the bad reviews, but thought they were just random bad experiences. However, the truth is all my friends who live here absolutely hate it and can't wait to move out.

Honestly, I hated every minute here. The staff are SUPER rude, the complexes are infested with cockroaches including mine as well as two of my friends, the water is constantly turned off, they charge outrageous amounts for lock outs and lost keys. It is over priced for the rooms they have. My biggest issue was the staff and their attitudes. Don't get me wrong, some of them are very sweet like the girl who works in phase 2 and wears her cowgirl boots! She is super sweet to everyone and more of the staff should look up to her and follow her example. SHE is what a good employee looks like and she definitely deserves a raise. I am very disappointed in this complex and hope that some things are changed.

The RA's are nice and helpful and they even throw events for us. My dog enjoys the dog park and I love the pools. Oaks is where it's at!

Love how close everything is (right across the parking lot from UTSA campus and across the street from The Block SA) and the maintenance is quick and willing to help you fix any problems. I put in a maintenance request on their website for my bathroom and the Maintenance assistant, NICHOLE, was here within 10 minutes and she fixed my problems in 5. It's not a perfect place, but it's got a good price, good service, and a convenient location.

As a student, University Oaks is very convenient to the school, as well a great place to live. The staff is amazing, always with greetings of pleasantry and the willingness to accommodate the needs of its residents. The apartments are older meaning it comes with a few issues. Nonetheless, "the true lifeline of the complex" is the maintenance crew. Zack the maintenance supervisor, a super nice guy, very professional with awesome leadership skills, and then there is Nicole working by his side as his trusted trouper : This lady is absolutely awesome! professional at best! and quick! always on point with the repairs being done in a timely manner. Those golden nuggets from maintenance, vastly contributes to University Oaks being a comfortable place to live and call home. May 2017 will be four years of living here. Would I recommend University Oaks to a friend? Indeed!
