4 STAR RATING DUE TO PRICE, RUBS UTILITY/TRASH CHARGES (calculated w/your neighbors usage), AND FROM WITNESSING RESIDENT ASKING ABOUT NEW RESIDENT MOVE-IN IN HER BUILDING (commenting on large U-haul/asking how many people were moving in cuz she noticed about what looked like 15 (which doesn't matter as long as they pay their rent and if ever any disturbance you should always kindly let your neighbor know before complaining to management); was glad that management only commented she didn't know (in voice to try to gain silence from resident).
Townhome was ready last month, but just now getting moved in. Spoke with Melissa to apply (very easy process), and was called within 2 days about approval. Units are very spacious, offering fireplaces/basements. Grounds are kept up well (I have pulled up/looked out window and noticed trash in parking space, but staff is very quick to clean up). I've seen fence repaired, and now asphalt being repaired (many potholes). My unit did have a few issues, but Terry (maintenance) has been very quick to respond/fix faucet that did not have full flow, hot water overflow pipe that came off day before moved in leaving dirt/water on basement floor, helped set up security system, installed rollers for dishwasher, and installed missing shelves in pantry. You can tell there has been some damage repaired in ceilings of kitchen, and basement, as well as under sink in master bath. They do have exterminator come out too, which I took advantage of for the big black ants coming in from balcony/basement & front door.
Valet trash service is provided almost daily ($25 after year), but you will need small bags. Valet can due out by 7pm, and back in unit by 9am next morning. Onsite gym and pool. Quiet neighborhood.
After reading other reviews I was worried, but my experience so far has not been terrible (keeping fingers crossed). I would and have recommended this property. I also do recommend talking to residents you see outside when applying for any place to find out potential issues/problems, and getting to know your landlord/tenant rights by calling metro to prevent any problems. Also HIGHLY RECOMMEND that you keep a log(write/text/email self) with date/times you call or go to office, and no answer or out of office and for how long. Make sure to note conversation/reason for contacting property management, what if anything was done, and ALWAYS FOLLOW UP BY REQUESTING CONFIRMATION OF ANY REQUESTS/PROMISES/NEGOTIATIONS IN WRITING.
Cons: Small pool, smaller dumpsters that are pulled out of containment space and have overflowed a few times before sanitation pick up, no play ground/area for kids to play, service fee for concierge service, property charges ulitilies on top of LG&E and charge for property liability insurance, no rent grace period, not enough parking spaces for units, and some rent prices can be a little high for area.
