Overpriced, even for downtown Los Gatos. Very Simple avoid at all cost. Currently 7 vacancies in small complex with 3 more coming. There is a reason for this.

Example: rent paid but lost in their drop box (answer I got was sometimes it falls in between crack. Received 3 day notice on 1 day past due date. Had to argue to wave late fee. This is after 15 months of always on time. No friendly reminder call, instead an eviction letter on my door. No apology when they found check.
Bottom line place is a joke

The location is nice but the manner in which things were handled with the property management company was pretty unpleasant. Had several rent increases that exceeded the 5% maximum that was supposed to be allowed in Los Gatos. They circumvented it with some 'pass through' nonsense. I could have contested but it is a long winded process that requires getting signatures from other tenants.
The complex was not very well kept either. The garbage areas were overflowing and there was often debris all around.
Several neighbors were issues as well. Loud screaming kids, barking dogs and what not. Eventually just had enough and moved out.
