Wish I had the choice of no stars for this review, cause they do not even deserve ONE. The most disrespectful office manager I have ever dealt with in my entire life. From not having A/C for an entire month to entire walls being COVERED in MOLD, to mice and roaches crawling all over ( even on YOU while you sleep) the most disgusting, unprofessional, place I have ever stepped foot into. Like many other reviews do not even waste your time. They came in after being asked to not enter my apartment alone and SCRUBBED with BLEACH BLACK MOLD from my walls, and anyone with ANY kind of sense would know that releases harmful toxins and SPORES into the air. How this place can even still be in business is way beyond me. Do yourself a favor, stay far away.

Initially I enjoyed our apartment but after 3 months that feeling faded. We contacted the office that the door liners/weather striping did not fit the door frame and light was visible through to the apartment. We were told the maintenance person came out to fix the problem but there were no visible changes to the doors or striping.
We contacted the front office initially upon move-in to warn them that the caulk job on the windows had melted and that after a summer storm we noticed all the windows in the apartment were not sealed causing them to leak. Again, a maintenance person came out to fix the problem but only resolved the caulk job on the kitchen window (which would melt and crack by the next summer). Several times the office was called about the leaky windows, and every time a maintenance person was sent out but by the next time a storm rolled through, in came the water. This caused a mildew problem in our second bedroom, the only fix the office provided was damp rid desiccant hung up on the window.
The office did offer up some information that the windows were improperly installed when they took over the property and when they reinstalled the screws they cracked the concrete frames. in short, no quick fix will stop these leaky windows because the frame is cracked and the office was fully aware of this before we signed the lease.
Also, they have a terrible, eye sore of a garden that they refuse to let the community take part in.
if you are a young couple this is at least a safe place to live, and your neighbors are friendly, but you will be inheriting a poorly rehabbed apartment.

Cypress Glen is a hidden gem! We, unfortunately, are moving out today for irrelevant reasons but I have to say I will really miss this place! The staff is very professional and have worked with us in every way possible. We were weary of some negative reviews when we first moved in, but Jerry and Justin were actually wonderful to interact with. The apartment itself is really pretty inside, with plenty of closet space. Love that it's tile throughout! Our next door neighbor was lovely as well. Have been recommending this place ever since we moved in and will continue to do so!

I recommended here to a friend when he called me back an alerted me to a very negative review when i pulled up the reviews i was shocked at the review as it had nothing to do with the complex that i live in. Personally i have always had a great relationship with management an maintenance they have always been very friendly an helpful an taking care of any issues immediately. I don't know what the issues are with the previous review, but i have nothing but good things to say about management and this complex. It's sad how reviews have become so tainted.

My wife & I currently live here. We enjoy our apartment layout & the features it offers that are convenient for us. It's also in a good location whether we want to head north, south, east or west for close by convenient shopping, work, or easy travel.
This is a pet friendly community. Even the staff members bring their pets to work with them. We are always greeted with happy wagging tails upon entering the Office and that alone creates a laid back welcoming atmosphere from the beginning. The fact that there are nice grassy areas & plenty of dog poop stations available throughout the property when out walking our pooches is an added bonus for us as well. The downside is like in most every neighborhood not everyone living here chooses to pickup after their pets, even though they should.
While living here we've always found the staff to be customer friendly & professional. They seem to know residents by name, vehicle & pet/pets as the case may be. We find they always make an effort to speak as they pass by or see you out and about too.

This is probably the worst place I have EVER lived. The stairs are death traps, the apartment complex is replacing them at one stair (not stair case) one stair every 3-4 months (this will take years to complete). They are rusted out, and parts are hanging off, as you walk down and up them you need to take caution because the will slice your leg (make sure you have your tetanus shot!!). Inside the apartment windows are leaking, toilet seals are broken, doors don't work right, and drains are clogged (this is when i got the place after a "made ready")
Apartment staff was helpful as long as you didn't piss off "Jerry the manager" the second she is mad at you for any reason all bets are off on what happens next. I heard tenants had child services called, other tenants all of sudden were not getting leases renewed. I have to post under anonymity because of the fact that the wrath of the manager is "far reaching"
The owners are involved in everything, so I don't even know why there is "management" when everything has to go through owners (according to the manager which i begin to think is just a stall tactic on their end).
Apartment maintenance - There is one person there, Mike.. he's cool he is genuinely trying to help. god help this complex if he ever leaves. But on the other side they are over worked. only emergencies are prioritized and what's an emergency, whatever management feels is a problem and who is yelling the loudest. They have a website you can put work orders through but if you do the apartment management yells at you for doing it because the "owners" can see it. They want to pull the sheets/wool over the owners eyes and not show them how things really work here.
Humidity, the apartment seals suck, humidity gets in, creates mold and the complex does nothing about it except offer "damp rid bags" doesn't come fix the weather seals on the doors, fix the windows, offer to clean the mold and or mildew that appears from this. just "here's 8 dollars to fix your problem.. go away"
Finally Family friendly complex... if you like dog poop, speeding cars, literally decaying leaves, not up kept in general property in the "court yards" and a play center designed for adults (3' 9" before you hit the first climbing point/area for the kids, i measured) this is your place for your family!! I saw one guy finally get fed up with it and spent an entire weekend day cleaning out the court yard for his 2 kids so they could play without literally 1000's of pine cones, needles, dog poop and leaves everywhere. no one offered to help, the apartment complex did nothing about it after others made complaints (I was one of them). The front is amazing drive in see cut grass fresh flowers and everything cause first look is important. Drive a building or two back when the office isn't guiding your tour. stop and talk to some of the tenants. They will set you right.
Final thoughts, if the owners are actually reading this. You need to look at your staff, your operations, and your actual property condition.. because whatever someone is telling you (Jerry) is a f***ing lie. To Jerry (who i know will be replying about how bad of a tenant i am, i'm disgruntled or some other lie to cover the complex) you know this is the truth and you should do everyone (tenants, staff and owners) a huge favor and quit because you are not competent to run this place.
I am so happy I am leaving this hell hole and I won't even recommend this place to my enemies it should be condemned.

The property is nice and they allow dogs which is an awesome thing to be able to have all your family together. Neighbors can be loud but the apartments are well insulated. Landscaping is top notch but the back of units don't get the attention they deserve. The quality has dropped in the past year with strange people moving into some units. Other than those minor things this property gets an A minus and that's very good !!

Management: 5* staff is really friendly, organized and informative (they put info for emergency or schedule according to event such as storms holidays, etc. You can see signs at office, mail or laundry center)
Neighborhood: 3* in this particular case it's because dog's poo. Unfortunately it isn't management's fault. It's more from pet owners. Besides that it's very quiet, lot of parking spaces, kids playing in playground.
Maintenance: 5* if you have a problem they usually take no longer than 2 days.
Overall: 4.5* I really love living here.

Upon arrival at Cypress Glen, it looks very much like an ideal little complex, tucked away from the hustle and bustle of downtown in an area relatively convenient to all amenities by car.
However, if you can drown out the sales pitch and really open your eyes, it leaves so so much to be desired. There is a general state of disrepair throughout the entire complex.
Loose and missing guttering causing noticeable damp issues on external walls and black mould inside. It seems a lot of effort has gone into making the place look appealing, with plants and fresh cut lawns and a generally well presented complex. But you need only look a little closer...
Safety issues left and right, stair wells rusting away, barely hanging on, in some parts completely disconnected from supporting walls with lots of shoddy temporary fixes visible.
Apartment doors look like they've been kicked in already with lock mechanisms hanging off and some with parts of handles missing or again shoddy fixes. Not secure at all!
Don't get me started on the heaving mounds of dog crap everywhere. Family friendly I think not.
At the right price, this may be an ok place to live, If your last residence was a box on the sidewalk.
Don't waste your time and money here, you'll only be disappointed.

She of course will say that I'm either a disgruntled past employee or a tenant that was in the process of being evicted which is far from the case. She never takes responsibility for her actions, she reflects them on to either her staff or a tenant. I have seen her in action talking down to tenants and in total bitch mode to her staff. She even left a apartment for more than 6 weeks that was abandon and without power for maintenance to clean it when she did nothing about it not to mention that there was a puppy in there and then created chaos when relatives were there to retrieve their belongings. There are multiple break in's including the office. Check out Gainesville PD website to see all that goes on her before you rent here. You are lucky if you catch her in the office her personal life is her priority and her assistant property manager is high from the time she arrives at work every single day. Guess their movie days including popcorn at the office are more important than actually doing her job. She even went so far as to offer tenants living here $25 off rent or towards a laundry card to write good reviews so she didn't look incompetent. Who on earth gets paid to watch movies at work! Who also gets paid to be high at work. I hope her boss sees this.

So far, after living here 3 months I'm glad to say i love my apartment and the complex just as much as I did when i moved in, maybe even more! My neighbors are all very nice and it's rather quiet other than kids running around from time to time. I was late on half my rent this month and after coming to the office and explaining my situation they worked with me. It's also a great place if you have a large dog. Cypress Glen is one of the few places I've found so far that is truly 'pet friendly', not 'pet friendly...as long as it's under 25lbs'. We also have a community garden now which is exciting!!

Our two year old won thier hearts and knowing that they were not only kid friendly, but pet friendly as well wrapped our decision to make this our home. The driveways were under construction but notices were given prior to this. I would have to say that their commitment to create a family enviroment throughout the complex is evident everywhere. I would recommend this newly renovated, family oriented, and pet friendly complex to anyone. Even with the minor problems upon move in, maintenance was able to handle them in a timely, smooth fashion. By our third day we were grilling, swimming, and making new friends.

Well, as the reviews say there is good and bad. The management can come off as rude but nice learned its not them being rude just their demeanor. Yes, you have to watch for dog poop sometimes but that's because they are a pet friendly place who doesn't discriminate against any breed! They allow pit bulls! Yay! Also, yes the weight room isn't the best, but it's free! Yes the laundry room costs but the same as laundry mats! Except you don't have to drive to town! As for the people, some are great and some are bad, that's the way the world is. I have never witnessed a drug deal or anything of the such. Nor have I heard of any over dosing and I've lived here a year. And yes homeless vets live here. My husband was one of them. Why are we putting down a complex that gives back to people who risked their lives for us? Makes no sense. Over all its a decent place. They have a fourth of July cook out and I be lieve a thanksgiving one as well! Also yes there have been fights and arguments but in my experience the management tried to help resolve it. Also they have helped with every issue I've brought to their attention and their maintenance is great. As for the mold, they didn't know the apartments leaked, and they have let those tenants move to other apartments and tried to help. They didn't just ignore the problem. Also they don't make you pay for air filters or even batteries for your fire alarm which is a high cost alarm by the way! I recommend this place often to people. Every apartment complex is going to fall short of perfect but this one is way better compared to my last one by far! I am going on my second year here and enjoy it. Oh and the pool is great!
