Use the address 270 N Locust St, Denver, CO 80220 to access the front door. The legal address is 275 Monaco Parkway, but that drops you off on the wrong side of the home.
Enter into a well lit foyer, which flows in to the expansive primary dining and living room space with a large fireplace. There is hardwood flooring throughout the home and large windows letting in lots of natural light. The primary kitchen is outfitted with a gas range, dishwasher, French door refrigerator, and lots of storage space. There is a breakfast nook that opens onto a glass walled sunroom and the fully enclosed large backyard. The secondary kitchen also has a gas range, dishwasher, microwave, refrigerator, as well as full size stacking washer and dryer. There is a half bathroom off the master bedroom that is equipped with a second washer and dryer set. Three bedrooms are on the south side of the house and include 2 full size bathrooms, one with a tub and the other with a beautiful tile shower with a rainfall showerhead. To the north of the primary kitchen is another large area suitable as a living room or family room with a fireplace. Upstairs from this room is the final bedroom, which includes sliding glass doors and the large balcony on the front of the house. There is an en suite full bathroom on this level.
The front yard is landscaped with mature trees and flower beds. The front porch is paved with brick and enclosed by a brick half wall and wrought iron fencing and is large enough for multiple seating areas. The back yard is full of numerous mature evergreen and deciduous trees offering plenty of privacy and shade. It is enclosed by a stucco wall about 4 feet tall. There are walkways and multiple seating areas, an outdoor gas grill, a gazebo with a bar, garden beds, and multilevel wooden and stone decks.
There are no built in cooling systems at this property.
This unique home has two complete kitchens and two full size washers and dryers. It is to be rented under one lease and subletting or short term renting is not allowed for any portion of this home.
A mile and a half to the east you will find plenty of dining and shopping opportunities as well as the Wings Over the Rockies Air and Space Museum, the Lowry Dog Park, Common Grounds Public Golf Course, and the Lowry Sports Complex. *Liability to Landlord Insurance (LLI) is required by all tenants. We have an option available at $10.50/mth. Please note that LLI is not renters insurance but several LLI policies do include renters insurance and vice versa. This fee is non-refundable and is paid to the insurance provider.
TENANT QUALIFICATION CRITERIA
*Total gross income of at least 2X monthly charges for an individual applicant. For applications with more than one unrelated applicant over the age of 18, each applicant must qualify separately with an income of at least 1.5X monthly charges per applicant. You will need to submit proof of income at the time of application submission.
*660+ credit score is required.
*Applicants may be considered with credit scores between 659 and 620 with an added recurring monthly Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information later if credit score is improved to 660+. Fees are non-refundable and will be paid to Pioneer Property Management.
*Co-Signers will not be considered to fulfill any qualification requirement.

*Pets considered with pet fees. No more than 2 pets total will be considered.
VARIABLE AND SITUATIONAL FEES
*Pet Fee: $250 One Time Fee + $35/mth per pet. Fees are non-refundable and will be paid to Pioneer Property Management.
If Applicant provides Pioneer Property Management with a PTSR, Pioneer Property Management is prohibited from: charging Applicant a rental application fee; or charging Applicant a fee for Pioneer Property Management to access, or use the PTSR.
