This is an atmosphere where the roommates are fun loving individuals that know the importance of work, goals, and living well alongside each other. Current residents are made up of all male professionals and/or serious students that know how to take care of the house and their business and looking for the same in the new tenant. The new tenant also needs to be able to effectively clean up after themselves and/or guest(s) who use the kitchen, common bathroom and/or any common areas-no exceptions.

Having friends over for social events is understood will happen and is encouraged (socials, backyard BBQ's, television / sporting event/parties, game night, cards/board games, normal drinking, etc.), in this great home for entertaining, however if you are looking for a party house, or a place to do heavy drinking or any illegal drugs, or a place to have your friends couch surf, please keep looking, THIS IS NOT A PARTY HOUSE! In addition, NOT a 420 friendly house.

House amenities/property privileges, that are shared and able to be used as a courtesy, for those that know how to pick up after themselves in ALL common areas, include:

This is a 5 bedroom, 3 bathroom upgraded home, you would be renting a room in, with shared house privileges. Please be, financially responsible, employed or a serious student, (NO DRAMA). In addition, be respectful of others, clean, and responsible for of picking up after yourself, especially in all shared common areas.

We have given a lot of information about the Room/house and the current tenants in this ad in order to give you a better idea of the living situation. When responding, if possible, please share a little about yourself so we can have an idea of who you are and what you are looking for in your next move. A few things that would be helpful to know when responding are:

If you include a phone number and/or your email in your response, I will be happy to text/email you confirmation, when I send my response email so you know it was sent.

IMPORTANT- THIS IS NOT A PARTY HOUSE, if you are looking for a party house or have not gotten over the party phase of your life, this is NOT the house for you, please keep looking. This is a low key house, where we are not looking for this to be the host house or the house to bring the party back, as the guys work or go to school and are very busy. Being that the roommates must get up for school and/or work we are looking for someone that has the same values of keeping the house social without being the crash pad for their friends. No problem with "NORMAL" social events, game day gatherings, backyard BBQ's etc. Just not looking for anything that is going to get out of hand or late night activity that will encourage current roommates and/or neighbors to complain. Non-smoking, including E-cigs/vaping. Not 420 friendly as roommates could have security clearances that would be compromised, or jobs put in jeopardy.

This Costa Mesa home Cross streets are Bristol St. and Paularino Ave. Costa Mesa, Ca 92626, just south of the 405 and west of the 55, in the city of Costa Mesa. Please Google the area to see where it is located in relation to where you would like to live including the location of your work. The house is in a very desirable part of Costa Mesa, for many reasons, including, very close to South Coast Plaza, biking distance to Orange Coast College and Tewinkle Park. The park has tennis courts, a skate park, a bark park, duck pond, waterfalls and more. You can also easily walk to "The Lab" and "The Camp" districts on Bristol which has great restaurants, shopping, entertainment, and night life. The house has incredibly easy freeway access and it is less than 5 miles to the beach, just down Newport Blvd. If you are not familiar with the area, at the bottom of this email, I have included some links to give you an idea of what the area has to offer.

ABOUT ME:
I really enjoy housing people, especially bringing people together in a community rooming environment. My main goal is to provide a clean, very well organized, and comfortable living environment for students, military, and professionals. Over the years have done a lot of work to the house to make it nice and comfortable for the tenants. Some of the improvements were to add recessed lighting, new flooring, new windows and window coverings, crown molding in all the rooms including the bedrooms. There is also a fire pit and seating in the back yard and a nice BBQ area off the kitchen.

SHARED BATH:
This is a 5 bedroom 3 bathroom two story house. This house has 2 bedrooms that have their own private attached bathrooms, and 3 regular bedrooms in which they share one bathroom. The current room that is available is a bedroom with an unattached bathroom in which you will be sharing. All sizes and information regarding the room are in the original ad. There is some garage space for things like, golf clubs, bikes, and surfboards. However, not to store a whole house full of furniture as on 1/2 of the garage is used by one of the current tenants for parking his car which is assigned with his room. The inside of the garage is finished with drywall, and painted, including the laundry area, which is located at the back of the garage. Parking is first come in the driveway (not garage), provided your car fits, and does not leak oil, or on the street. For your guests there is plenty of street parking and currently you do not have to move cars for trash pick-up or street cleaning.

THE CURRENT ROOMMATES:
The average age of the current residents is 30 years old, all professionals working in their careers and/or going to school. One is 31, works as a language pathologist, he has one of the bedrooms with an attached bathroom. Another is 35 and is an HVAC Specialist for In and Out Burger. He also has one of the bedrooms with attached bathroom. Another, 36 works as an auditor for Marriott Hotels. Another is 31 and works as an accountant. The final is 21, is a student athlete and was on a Golf Scholarship. He moved out of the area to further his education.

It is a very stable home. Some of the current roommates have lived on the property for many years, one for 6 years. They have many hobbies like, going to music festivals, reading, video games, movies, cooking, technology, sports, gym/working out, Brazilian Jiu-Jitsu, hiking, hockey, golf, surfing, beach time-surf-body surfing, gym, biking, board games, creative projects, traveling, sports fishing, It is a very active house, without being a party house. Most tenants I rent to are all male and are either serious students or professionals. There is no drama in the house. Everyone gets along very well, and we are not looking to bring drama into the environment. To keep the house stable and common interest among the tenants, we are looking for approximately the same demographics, listed above, for the incoming tenant for this room that will be coming available. The goal is to find like minded stable roommates for the house.

GUEST POLICY:
Adult overnight guests are welcomed as long as they don't become an additional tenant. We are not looking for people "crashing on the couch" or a "revolving door" of different people that you just met staying overnight. It is understood that if you are in a stable relationship that you may have someone stay over a few nights a week with you, in your room.

FURNISHED COMMON AREAS:
The house is fully furnished except for the bedrooms. We are not looking to add any additional furniture, pictures or other roommates personal items in the common areas, as the landlord maintains these areas at all times. The goal is to make these areas feel comfortable and clutter free for the use of all tenants. The kitchen is fully stocked with dishes, glasses, utensils, pots and pans, and normal small appliances like toasters and blenders. The house is set up this way, so when someone moves, the common areas stay intact as most of the common area items belong to the house/landlord. The common areas are able to be used by all the tenants, as a courtesy, as long as you can respect the items in them, and pick up after yourself and your guests immediately after using these areas.

HOUSEKEEPING SERVICE EVERY OTHER WEEK:
There is a housekeeping crew that comes in every other week to do the deeper cleaning. The roommates do a great job in keeping the house in order, and picking up after themselves, especially in the common areas, immediately after use and between cleanings. Looking for the same for the incoming roommate, as the housekeeping crew is NOT a maid service. The housekeepers clean all the commons areas and all bathrooms, however they do not clean the bedrooms. The house is set up for easy living. If you take care of your daily stuff, every other week with the help of the cleaning service, the rest of the house takes care of itself. If you are not in the habit of or cannot pick up after yourself in the common areas, wipe off counters/stove, or clean your own dishes and put them away after you use them, this is NOT the house for you.

UTILITIES:
The house is also set up with hi speed wireless internet throughout the property, HD TV with HD Antenna for local stations in the living room. You would also have access to local TV stations on the whole house HD Antenna, in your bedroom. The utilities/housekeeper/gardener on the house are $123.00 per person per room, this includes water, gas, electric, hi speed wireless internet, the housekeeping service and gardening service.

HEATER AND AC OPT IN OPTION:
There is no central AC in the home as this is Costa Mesa. If you are not familiar with Costa Mesa, there are not many times that you would need it. Many Costa Mesa homes do not have it because of the proximity to the ocean/beach. I do not get complaints from the tenants about excess heat. Not having the AC also helps keep the utility costs from skyrocket from other roommates not properly monitoring an AC thermostat control. My goal is to keep the utilities/house services cost at $123.00 for all tenants. There are some options to allow a portable AC, supplied by the tenant, in the room for additional utilities fee per month, however that is dependent on available circuit breakers and if others at the house have opted in to use one. We can discuss this further if this is something you are interested in and if we found this to be a good match.

LAUNDRY:
There is a washer and dryer on the property for the tenants to use, and there is no additional charge.

COMMON HOUSE FUND ITEMS $15.00 A MONTH:
Each resident contributes $15.00 CASH each month to the community house fund. This house fund covers many things that are needed for the house daily like, toilet paper, paper towels, laundry soap, dish soap, light bulbs, propane for the BBQ, cleaning products, foil, plastic storage bags, garbage bags, etc. We can go over the entire list another time, just wanted to give you a heads up. This cash system works very well so that one person is not constantly paying for these items. I personally go to Costco once every couple of months and pick up many of the supplies and drop them off at the house.

$500.00 PENALTY IF YOU LEAVE BEFORE 6 MONTHS:
You would be on a month to month private contract for the room. NEVER responsible for additional rent or utilities if someone moves, you are always only responsible for YOUR portion of the rent and utilities for your bedroom. The only penalty is if you leave before 6 months is $500.00. I do this to discourage people that are looking for a room short term, this is NOT an air B & B environment. I am not in the habit of raising rent for existing residents that stay in their original room. My feeling is that if you are happy at the house, and you stay in your original room, let's do all we can to keep you here. Provided that there are no problems! Not to say, if you were to stay in your room for many years, I would never raise the rent, no guarantees. However, historically I usually do not begin to look at increasing rents until the third year of occupancy for those staying in their original room. When a tenant eventually moves on, usually due to a change in their circumstances (Job, relationship, location change, buy their own home, etc.), or when a current tenant may want a larger room or different location within the house. I will increase the rent on that room to market rate when that room comes available.

AVAILABILITY:
The room is available anytime as the current roommate can move out soon. We will be renting the room once we find the right qualified tenant. However, I am not looking to just fill the room, I am looking for the right match for the others at the house.
We are looking for the best qualified/match in a new roommate for the house. Prior rental history will be required. Current salary and employment will be verified. A credit report score will need to be submitted. If we found this to be a good match, a rental application will be supplied when you come for a walk through. There is no application fee.
