I've lived here now for about 4 months, and Iove it.
MAINTENANCE:
I've made 4 service requests: a bulb broke and got stuck in a light fixture, a toilet began slightly leaking, a dryer connection made my dryer too hot, and a ceiling fan in the bedroom was wobbling. The fan service call took two days, but the other three were addressed same-day, and the service guys were great.
BUGS:
I've noticed 4 roaches so far, but always in the bathroom, which means they came up through the pipes. Each time I've had the exterminator out. They came within a few days, and were super friendly. There are, however, TONS of stink bugs in the trees next to the complex, so watch out for those! (That probably sounds worse than it actually is... they don't actually stink. I just got a shock one day when I found about 20 of them in a wicker basket on my patio. Eek.) The exterminator did spray my patio, but he noted that there isn't much they can do to keep them out of the trees, and my patio backs right up to a lot of them. There's a pretty walking trail in the complex, but unfortunately, it has TONS of mosquitos at mosquito season, due to the pond at the end of it. My kids and I walked it a couple times in Sept, but after literally finding swarms of mosquitos, we decided to wait until the weather got cooler. (It's December now and the trail is awesome.)
GROUNDS:
The grounds are kept lovely and clean... the trash compactor and recycle bin area do get overwhelmed sometimes, but I've seen the maintenance staff out there repeatedly cleaning it up, so it seems the complex is doing their best. I do really wish there there were a playground for the kids!
LOCATION/TRAFFIC:
The location is fantastic, close to tons of shopping on Providence and to Matthews downtown, although the traffic on 51 can be dicey at rush hour times. There's a little hiccup with the entrance/exit to the apt. complex, since you can only turn right on 51. This means that if you come often from Providence, like I do, you'll need to u-turn to get into the complex every time you want to come home... but as long as it's not 7:00am or 2:15pm (Providence High School's peak times), the u-turn is no big deal. I have a teenager who goes to Providence HS, and he absolutely loves being able to walk to school in 2 minutes.
NOISE:
On Friday nights during high school football season you can hear the games from Providence High School clear as a bell. I actually kind of like the sound of sports announcers and cheering fans, so that's a selling point for me! But just be aware of that, especially if you're on the side of the complex facing the school.
I've only had neighbor-noise issues once, with an (apparently very upset) neighbor yelling at midnight... but mostly, it's nice and quiet. Granted, I'm on the top floor, but I've made sure to introduce myself to my downstairs neighbors, just in case I ever cause noise issues for them, and they've told me they've had no issues. (whew!)
APARTMENT:
As for the apartment itself, I really love it.
