I wanted to wait at least 2 months into my move in to gauge my experience here. Kari is a great manager! Here are a few reasons why.. I have an ongoing issue with the resident above me. The office spoke to the resident in person. The noise subsided for a good while. Im fine with her waking me at 5 and 8 am once a week bc its no longer a daily thing. Kari took the time to make sure she addressed it immediately. Kari even left a handwritten note in my apt. Only a great manager would take the time to do this! She has never acted like she didnt want to hear from me and she has never pawned me off to anyone else when I have reached out for anything. She even made sure the xbox was working in our game room. The leasing agents are always friendly and made sure I was welcome. Maria, the assistant manager, has even dropped off a package for me to my apartment. It is the small gestures that make it worth the rent amount and make you feel like you are at home. When you walk into the lobby it is always clean, the gym is never busy, they have resident events, and coffee is always available in the hang out area. Having coffee available for everyone is a big deal to me. Kari, this place is successful because of you and your team.

I love living at the Pearl! The office staff is awesome. The main problem is the tenants! If people weren't so pathetic, it would be so much better to live here. Should the office have to tell a grown adult to pick up after their dog when it poops in places it's not supposed to? No, but they do. Should the office have to tell a person that 3am on a Tuesday is not a good time to have a 10 person party on their balcony? No, but they do. It's truly sad. I feel bad for the great people (office, maintenance, and ground keepers) working their butts off to make this place great while dealing with the few _______ (you fill in the blank) who have no home training. I know that things can only get better once the riff raff is removed.

Pros: Location is excellent as it's close to the boardwalk, HEB and coffee are near, and downtown/Zilker are easily accessible by trail. The office staff have improved greatly over the past year and are ok to deal with. *I just moved out and noticed they charged me $199 cleaning fee for an apartment that was already professionally cleaned! Cons: Zero enforcement of courtesy rules; the pool is uninhabitable after 1pm when it's overrun by trash music and hordes of people. I had to call the officers on site and real police DOZENS of times in the past year for neighbors shooting fireworks at 4am and having bass so loud it shook frames off my wall. Tenants allow their dogs to pee and poop in the hallways and elevators. There's plenty of parking in the private lot but the exit gates are constantly broken. I've seen cars parked on Elmont involved in hit and run accidents and have also come out my car covered in puke. Gate access via fobs is consistently broken with turnaround times to fix being greater than 24 hours. Have groceries or your hands full? Enjoy walking around the block to the main entrance. I lived at LSP for two years because of its location and proximity to work and play. I recommend it with caution as its good qualities are really good but it's negatives outnumber them.

Lets just say this place has its pro and cons. Pros - Location (kinda, it backs up to the ghetto. A lot of people have had cars, and stuff stolen) - Look of the place (it looks great, but a lot of the place has its issues. For example, the counter tops aren't sealed. people have problems with their apartments flooding from the apartments above them. Drawers fall off fixtures are problematic to say the least) Cons - Management (will enter your apartment without notice, will leave notes on your car, will tell you that you are wrong when their is an issue in your apartment, and won't say anything months later when they realize you weren't. So if you want to feel like you are being baby sat or in a college dorm this is your place.) - Price (which was raised simply because of the apartments next door have a higher rent) - The ghetto is next door - Construction (your car will be covered in filth) - Poor build quality (your neighbors can hear everything and you will get noise violations and the security suck to say the least. Its like hall monitors on crack) But if that didn't scare you away, idk what else will. except! the window in the unit above mine leaked for months. I would tell the main office lady and she was admit that i was wrong that it was a little condensation and that was present in all the apartments. After going to her over and over, they then sent out a worker months later to look at it. By then the issue was a huge water leak and a water line from the top of my wall to the floor. Causeing all the paint and plaster to come from the wall and the boards to warp from the wall. It then took them a month scrape the paint and repaint and not change out the probably moldy insides of the wall, which still turns the walk black through the paint. So whoever gets my apartment on the first floor. :) have fun, the management will just argue and say you are wrong!
