I moved into Georgia Green in 2015, I have enjoyed living at Georgia Green. Everyone is very nice and pleasant to talk to. Shay is very kind and sweet, she's been great everytime I go into the office or call about any questions I might have.Carlos is a treasure, he always goes out of his way to help and everyday he is always out cleaning up. I'm very happy to be at Georgia Green and I hope to anyone who reads this that you'll enjoy your stay as well.

Ive lived here for 2 years, and the current management team took over about a year ago. They are absolutely fabulous. If Ive had a maintenance issue, Carlos and staff have quickly and HAPPILY resolved the issue. Debra and Shae in the office are absolute treasures! Theyre so friendly, and always listen and address my concerns. But to be honest, Ive not really had any! I love living here. Hardwoods, spacious living room, cute back patio, great sized bedrooms, and VERY reasonably priced. Im super close to the loop (without being too close), Trail Creek Park is half a mile away, an officer is always here, lovely pool, pet-friendly. Im more than happy here!

First off, let me start this with saying.. we are VERY clean people; I clean daily! This review is worth the read if you are considering Georgia Green as your next home! July 2017 we moved in and on paper, this place seems great! Day 1 (move in day)... we get to Athens and move in all of our furniture, clothing, etc... we notice a few German cockroaches however, the manger assures us that they will be gone in the next few days because they’ve treated the place. That night, I kid you not, we saw about 100 roaches running around on the kitchen counters, in cabinets, on the floor, on our furniture... the place was infested!!! We couldn’t stay at the apartment that night because it was SO DISGUSTING! The next day we came back and spoke to management and after a lot of complaining and talking to cooperate, the manager finally agreed to move us into another apartment. As we moved into the new apartment, we made sure we shook out every piece of clothing and vacuumed all furniture... we even kept all the moving boxes outside so no roaches would come with us but of course, we had roaches at our new place. We bombed the place and spent a ton of money trying to get rid of them. After about a month, they were finally gone! Yay!! But... more problems started. A squirrel was in our apartment (climbed through a hole in the apartment we had no idea was there). Management said it was normal to have them in the walls but they’ve never seen one in the apartments (EW!). Of course, this wasn’t the end... there were rats in the attic and walls, spiders and roaches the came in through cracks in the door that they refused to seal, and twice, they shut off water with no warning for a whole day for pipe problems. This place is a joke... I don’t know how they pass inspection. Finally, we find a new place and are ready to move out because living here has been a nightmare. The manager said at the beginning of our lease, “if you keep having issues and y’all aren’t happy, we will forfeit the lease with no penalty. You will not owe any money for leaving and you’ll get your security deposit back ($300). But you already know, when we told her we weren’t happy and we tried living there but it wasn’t working, she said we owe 2 months rent as a termination fee on top of your normal rent and we lose the security deposit...... WHAT???? I called corporate ( Ram partners, LLC) and they were just as bad! Long story short, we needed to leave and after dealing with this unprofessional, horrible company... we had to pay a ton of money to get out of our lease. THIS PLACE SUCKS!!!! If you like living with different creatures such as rats, insects, squirrels and more, come live here. If you are clean and are sane, run! Find somewhere else! DO NOT LIVE HERE!!!

Living here at Georgia Green has been pleasant since the move here in June of last year. I love the fact that we are right down the street from downtown Athens area and the fact that I am located right beside the bypass to get around any College Football traffic when the season begins. The pricing is not bad considering this is one of the few places that are not listed as student housing. It is a quiet place to live and it is very peaceful living here.

I love living here at Georgia Green Apartments because management is very knowledgeable about my lease and they are very quick with all work orders I have placed. I love the fact that when I walk into the office, I am greeted by name and they even remember which apartment I live in. That shows me that they make is a personal experience every time I enter or any other resident. They do a great job with keeping up with my packages in the office and with letting me know when they have arrived. The maintenance completes my work orders quickly and I see the courtesy officer walking the property during different times of the night.

Never in the 3 years we have lived here have we had any issues with any type of pest or bug. Any time we have ever had a maintenance issue, it has always been corrected in a hurry. Management has changed since we first moved in and I will say the current management team is great. Aside from wishing they had a 3 bedroom option, I have no complaints!

if i could give 0 stars i would but i am doing 1 simply because the new lady the Caucasian lady is extremely courteous and sweet. I have been bitten by poisonous spiders since i moved here this year. Got out of the shower tonight and discovered my kitchen floor covered in water. Why? Because there is a sink hole in my bathroom upstairs and water has came through and is leaking all over through the ceiling. Maintenance guy tried hooking up with my wife and gave her his number and told us not to call the front office about maintenance issues anymore. I reported this to the lady in the front office and the owner of the property and all the lady who owns the property did was offer a portion off our rent that we have NEVER SEEN yet. This was in October. The only nice person in the office is the Caucasian lady i can't remember her name. The other lady however starts off nice then time you miss a rent payment and fall on hard times due to hospital bills from poisonous spiders and bug infestation in the house she will file eviction(which i know is only their job) then at court act like a completely different person that hates your guts and looks at you like you are so beneath her in every way. I usually don't write bad reviews but this is ridiculous and NOBODY SHOULD LIVE HERE ESPECIALLY IF YOU HAVE KIDS. There are car loads of police that come through every night because it is not safe and as an officer told me "There are a lot of break ins that occur out here especially during the holidays." The places look nice but after you move in you start to notice all the problems slowly. Sink holes are all through the house in the rooms upstairs as well as painted over holes in the walls that you can push through with your bare hands. Don't waste your time or money here. This is absolutely ridiculous. Pictures are of the floor in my kitchen after i got out of the shower and the ceiling where you can see the different colors because it is wet and how they patched over it is now showing because it is soaked.
