Repairs due to tenant negligence will be charged back to tenant- landlord will be responsible for regular maintenance such as filter changes, sprinkler blowouts at end of season, tree pruning, etc.
Lease rate is negotiable if tenant can demonstrate self performance of yard maintenance, including lawn mowing, weeding, and leaf collection in the fall- landlord will provide use of lawn mower. If tenant can self-perform, amount would be credited back to tenant's account.
