RENTAL QUALIFICATION CRITERIA
This property is offered on a “First Qualified, First Approved” basis under California law (Civil Code §1950.6).
All complete applications are processed strictly in the order received. The first complete application (and all co-applicants) who meets every qualification below will be approved. We will not skip ahead or wait for “better” applicants.
1. Income All adult applicants combined must show verifiable gross monthly income of at least 3.0 times the monthly rent.
Acceptable verification (at least 2 of the following):
• Last 2 months’ paystubs or bank statements
• Employment offer letter + 1 month paystub
• Tax returns (last 2 years) for self-employed
• Award letters for Social Security, disability, pensions, child support, or other legal income sources (we accept all lawful sources of income)
2. Credit History
The security deposit amount is determined by the lowest FICO credit score among all adult applicants (up to the landlord's maximum of 2 months' rent under the small-landlord exception in Civil Code §1950.5):
• 600–639: 2 months’ rent security deposit
• 640–679: 1.5 months’ rent security deposit
• 680 and above: 1 month’s rent security deposit
• Minimum FICO credit score of 600 for every adult applicant
• No bankruptcy, foreclosure, or unlawful detainer (eviction) judgment in the last 5 years
• No civil judgments and no unpaid collections totaling more than $1,000 (medical collections excluded)
• Requiring or accepting a guarantor is at the landlord’s sole discretion and may be used to qualify applicants who fall short of any tier or to adjust deposit requirements.
• Guarantors (if required or accepted) must have a minimum FICO credit score of 720 (higher than the tenant's tier minimum), along with verifiable income of at least 4.0 times the monthly rent, and meet all other screening criteria (rental history, criminal review, etc.).
3. Rental History
• At least 2 years of positive rental history
• No evictions or unlawful detainer actions in the past 7 years
• All previous landlords must confirm timely rent payments, no NSF checks, and no damage beyond normal wear
4. Criminal History (Individualized Assessment) All adult applicants (18+) will receive a criminal background check. Any criminal conviction will be evaluated individually based on:
• Nature and seriousness of the offense
• How much time has passed
• Evidence of rehabilitation Convictions that present a direct threat to the health, safety, or property of residents or the community may result in denial.
We do not have a blanket ban on any category of conviction.
5. Occupancy is determined on a case-by-case basis at the landlord’s discretion, in compliance with California and local housing codes and all Fair Housing laws.
6. Identification Every adult applicant must provide a valid government-issued photo ID and Social Security Number (or ITIN).
7. Pets
Pets are allowed only with prior written approval from the landlord.
The number of pets, types, and breeds are at the landlord’s sole discretion.

• Certain restricted breeds may be declined per insurance requirements
8. Smoking / Vaping / Drugs Smoking or vaping of tobacco products is permitted outside only. Any use of cannabis (weed/marijuana in any form — smoking, vaping, edibles, etc.) is strictly prohibited anywhere on the property, including inside the unit, balconies, patios, outside areas, and common areas. Illegal drugs or any drug-related activities are strictly prohibited anywhere on the property.
Additional Requirements
• All adults 18 and older who will live in the unit must complete a separate application and pay the screening fee.
• A rental application is not considered complete — and will not be reviewed — until ALL adults 18 and older have submitted their individual applications, paid the screening fee, and provided all required documentation.
• The landlord qualifies as a small landlord under Civil Code §1950.5 and may collect a security deposit of up to 2 months' rent (in addition to first month's rent), as determined by the credit tier above.
• Guarantors (if required or accepted) must complete their own full application, pay the screening fee, and sign a separate guaranty agreement (we provide the form).
• For applicants receiving government housing assistance (e.g., Section 8 vouchers), we will consider lawful, verifiable alternative evidence of ability to pay as required by law.
• We accept a reusable tenant screening report (less than 30 days old) at our discretion.
• This property follows all federal, state, and local Fair Housing laws, including source-of-income protections.
