They are cheap and refuse to fix anything. They will at any chance attempt to push cost to tenant. Do not rent here. If negative stars was an option I would choose -3. The only reason I wouldn't give it -5 is simply because it's close to campus. DO NOT WASTE YOUR MONEY HERE. There are far better apartments in Valdosta or better yet find a house to rent. Hell even the dorms would be better.

If you care at all about your sanity and your expenses you will find somewhere else to live, I wish I could give them less than 1 star. From day one I have been lied to and manipulated by Student Quarters. They called me a week before I was supposed to move in and told me my apartment wasnt ready due to a crack in the tile that wasnt fixed when they had all summer just lazy and unprofessional, and this was just the beginning. Student Quarters started using the service Conservice during my time here, a service they decided they needed and we would have to pay for in order to help them with overages within units. CONserivce is exactly what it is. It is not regulated and the office will tell you to contact the company directly because they cannot control it. I have had overages ranging between 2cents and $47 when nothing changed between the time frame those were issued within the apartment, sometimes even being charged twice for the same month!! In addition, after moving out, I was charged overages when NO-ONE was in the apartment. Maintenance is a whole other issue; they have about 2 qualified maintenance men employed for ALL of their complexes throughout Valdosta! While, the workers they have do their job, it takes days sometimes weeks for them to get to your apt if your issue is not deemed important enough. When asked about why there arent more maintenance workers, I was told from the SQ manager I am not going to discuss my business policies with you. Friendly, right? Regarding safety, I stayed at the Baytree location and was told cameras were installed and they were towing cars that park there without that apt tags and so on. My neighbors get robbed (by someone who was parked there without parking tags), cops were called and informed that SQ had cameras. The police went and talked to Student Quarters and guess whatcameras were never installed! They needed approval and were having a hard time getting it. Approval from who, its on private property they own.? The robbers were never caught and those neighbors ended up moving. Each unit comes with a security system I use that term loosely because they do not work and are purely decorative. We put in a request for ours and was told they are not used anymore and would have to call this company who makes them to talk about getting it up and running again, they are there for show. I read bad reviews and still rented due to the convenience but regretted it every day since. Save yourself time, money, and brain cells and DO NOT RENT with Student Quarters.

My issue is with their choice in isp and cable provider named "Hargray" every Saturday the cable goes down whenever im trying to watch a sporting event this is the only time i watch tv and so weekend this is all i see " The video signal has been interrupted."

Daughter moved in on the 11th and discovered a roach issue. They have been spraying ever since but roaches still there. My daughter is actually sleeping on a friend's couch because of the roaches. They refuse to move her because they say they don't have anywhere to move her. She tried taking a nap there yesterday evening and woke up to a roach on her face. Management is unbothered and contends there aren't a lot of roaches.

If you will be renting through student quarter's Valdosta, a word of advise, TAKE PICTURES of any and all damage to your unit upon move in with date stamped photos. You will be charged for damages you did not do at the end of the lease. And if you write damages on the check off form be very specific and do not use adjectives as "few","lightly" or anything to that nature. Example: If there are scratches on the counter be detailed in your wording, they will be used against you when trying to have charges reduced or removed. These charges are no where near as cheap as campus fees. Oh and your electric bill will always have overages after the first month.
