We are local landlords who work hard to maintain good relationships with our tenants. We are looking for responsible, reliable tenants to make our property their home.
Criteria
To ensure a great rental experience for both parties, applicants must meet the following criteria:
✅ Lease Term
• We are long-term landlords. We have no short-term rentals. Initial lease will be through March 30, 2026. Most of our properties resign leases at the end of March.

✅ Security Deposits
• Damage Security Deposits Equal to 1 Month Rent

✅ Income Requirements
• Minimum combined gross monthly income of 3x monthly rent. This may be higher depending on other financial commitments.
• Proof of income required (e.g., recent pay stubs, bank statements, W-2s, or employment verification letter).

✅ Credit Requirements
• Minimum credit score of 650.
• No recent bankruptcies (within the last 3 years).
• No unpaid collections or charge-offs related to housing.

✅ Rental History
• Verifiable rental history with positive references.
• No prior evictions or ongoing landlord disputes.
• Must have left previous rentals in good standing.

✅ Background Check
• All applicants 18+ will be subject to a background check.

🚫 Smoking
• No Smoking, Vaping or Marijuana is permitted anywhere on the property.

✅ Pets
• Small to Medium Dogs considered with $300 non-refundable deposit and $30 a month.

✅ Utilities
• All utilities are paid by tenant including electric, gas and trash pickup.
• All yard work and tools necessary to keep property maintained will be the responsibility of the tenant. This includes watering, mowing, fall cleanup, etc.

✅ Online Rent Payment
• Rent is collected online via Avail.co. Avail.co currently charges tenant $2.50 per transaction to take funds directly from tenants bank account. Avail.co also has other options available. All fees are paid by tenant.

• ALL potential tenants (anyone living in the home/18 years of age) will be required to use the link below to submit a FREE profile application through Avail.co. Note: By reviewing free profiles in advance, candidates who may not be a good fit for our property will not have to pay the $55 screening fee to Avail.co.
• If Maxwell Properties L.L.C. decides to move forward with the application after reviewing profile, all potential tenants (anyone living in the home/18 years of age) will be asked to update their profile to include criminal background check, eviction-related proceedings, and credit check. Avail.co currently charges a $55 non-refundable fee per applicant for this service.
