Maintenance here has become horrendous. Months can go by without any acknowledgement of maintenance requests. I love the location and am happy with the layout of the apartment but management demonstrates zero responsibility towards their obligations as landlords.

Moved in at the end of January 18. By the end of February my car, then my apartment (while I was home) was broken into. Management had absolutely no empathy whatsoever. As shaken as I was & considering I live alone, I dont wanna live here anymore. After an attempt to negotiate with management, I was told under no circumstances would I be let out of my 12 month lease early & if at any time I decide to break it, I would be charged for every remaining month. I feel like a prisoner here. I couldnt be more unhappy This place is like living in the projects. Trash everywhere because the bin constantly over flows, kids playing in th streets, people randomly screaming & hollering throughout the day & night. I even have reason to believe my neighbors are on drugs, from witnessing a lady sweeping her porch @ 4:45am in complete darkness. Bizarre right! There was a burn mark on my carpet when we did the walk through they told me theyd repair upon moving in. Its almost July & still nothing they just keep taking pictures of it. They hired a 3rd party company to come clean my crawl spaces only to find they couldnt because it was completely flooded. I even have pictures. Spring hollow refuses to do anything about it, assuring me it should have dried up on its own. Im very concerned because I know it can cause mold & I have asthma! None the less save your time & money & please move somewhere else. ANYWHERE!

Never seen a such negligent management. It rained, the steps were slippery in January 2016 and I fell down them landing on my bottom and hurting my tailbone. The pain was terrible and it didn't go away for 2 months. My sister went to the management office and advised I would get an attorney because I fell. They eventually had someone 2 of the steps, but not only are the steps broken often, they are extremely slippery when wet. I later found out that that my Aunt fell down the steps, my niece fell down the steps and her husband has fallen down the steps. So imagine my anger when I visit IN 2018 and FELL AGAIN. Same ISSUES. This was last week. I emailed the company and the responded with a stock reply asking when I wanted to move-in. I called the emergency number because it was after hours and they said I had to wait to call the office in the morning. I go to the office and speak to the lady at the first desk, I tell her that I fell, that everyone else has fallen, the neighbor just spoke to them about the steps and all the falls and they had ONE WEEK to get the non-slip pads and fix the steps or I would be taking legal action. She wrote the information on a post-it, apologized and said she would have someone fix it. My last fall occurred on June 12th and I spoke to the office on June 13th. They notified my sister via phone (because they called too) and then again on Friday but nothing was done. So I call my sister and she confirmed that they seen the maintenance people around, but they they hadn't fixed it yet. So last night it rained and my pregnant sister who is having a high-risk pregnancy fell through the damn step. I called my attorney and I am notifying every news station in Toledo, Ohio. Don't think just because I am from out of town, this will be like two years ago. To add injury to insult, the maintenance people came today and stated an older lady next to them fell down the steps too so they might get the equipment they need to fix the steps soon. So apparently, this isn't an isolated problem. I just got off the phone with my attorney's office and I am awaiting a call back.

Our experience with the staff has been poor due to a lack of response for tenant references. As a residential housing provider it is standard practice to complete background and reference checks on applicants. Our clients previously lived at Spring Hollow Apartments and listed the management team for reference. Well over a dozen calls and emails with two office staff, providing signed approvals from the tenants and still no response from the management satisfying the inquiry. Perhaps there is an valid explanation but we have never experienced this with any other professional housing provider which suggests there are some process improvements needed at this complex.

PSA: do not rent from Spring Hollow Apartments in Toledo. We've been here for 3 years and now they're NOT LETTING US MOVE OUT. Called the office to put in advance move out notice on May 15, got voicemail and they never called back. Called office yesterday to remind them we are moving out. Someone finally answered, but told us that our lease "automatically renewed" on May 1st (even though it is not up until the end of July). I asked since we are still 58 days from July 31st if we could just go forward with moving out. They said NO. The past 3 years have been terrible. The saving grace is that we're all college students and are pretty flexible, so when the dishwasher stops working, or the garbage disposal needs replaced, or the garage door is falling apart, or the door and window seals need replaced, or the shower needs fixed (these are all issues we had within the first year), we understand that maintenance may take time. Here's how long each incident took to repair: Shower: 6+ MONTHS (after 2 failed "fixes" by two different maintenance teams) Dishwasher: 1 MONTH Garbage disposal: I fixed this myself after no one showed up for weeks Garage door: can't even remember, least several weeks. Door/window seals: we replaced these since no one came out to do it. We had one maintenance issue that was actually taken care of in less than a month (3-4 weeks iirc), and that was getting the heating element in the oven replaced. Not to mention they raise the price of rent EVERY YEAR WITHOUT TELLING YOU. With this whole "auto renewal" thing, they are some how able to raise your monthly rent prices every year without telling you or asking you to sign. We are currently in the process of hiring an attorney to handle this situation. This is very unfortunate because all of us here are already working full time and have plenty of bills with no desire to pay for an attorney. But this is what Spring Hollow has driven us to. We don't want to live here anymore.

Management is horribly unprofessional, very rude, maintenance is terrible, and overall this place is just not great to live in. Rent goes up every year without them telling you, and when you try to move out at the end of your lease they tell you that you cannot, even though you gave them advance notice. Just don't move in here. It's section 8 now too, which sucks. Even if you're on section 8, just go somewhere else. These people aren't worth the trouble...

Absolutely TERRIBLE place to live. Don't let the fake 5 star reviews fool you, management is horribly unprofessional, maintenance is absolutely terrible. Save yourself the trouble and move somewhere else. Management raises the price of rent every year without telling you. They will automatically renew your lease before they ever give you any notice that they are going to do so, and when you try to move out they tell you that you cannot. Yasmin is the worst manager I've had to speak with to date. She doesn't know a thing about the properties she is renting or the leases that her tenants sign. She swears at you on the phone and calls you names until you give in and do what she wants you to do. We have had to get lawyers involved once already with Spring Hollow, and it looks like we are going to have to do so again. Good luck to anyone who moves in here, you're going to need it in this section 8 wasteland.

It does what a home should in providing the space to live and lay your head at night. In all honesty I kind of wish the townhouses were a little bit bigger on the inside. Not so much where you have just enough space to move around but enough to live comfortably; I know space can be limited when you're putting homes sardined by one another but between that and the lack of things from neighbors being a bit noisey as far as soundproofing goes. That's really my only complaint. Management has been nice for what little we've interacted and the area itself isn't bad at all crime wise. I've seen a lot of reviews here stating the staff has been nasty towards others but I'm of the belief that people only come off as being nasty if you first approach them that way. I'd definitely recommend the place to people looking for somewhere new to live that isn't downtrodden with crime and constant gunshots into the odd mornings, it's worth it.

I have been at Spring Hollow for a year. The area is nice. Spring Meadows shopping center is just 2 minutes away ; along with many dining choices. For me this area is central for all of my needs and I have quick access to everything. As far as office staff, there has been ongoing issues with maintenance orders being addressed by the office staff and maintenance. It seems that one blames the other for things not getting fixed. I will say that when I do need to call the office for anything I prefer to deal with Yasmin because I know my concerns will be addressed. Yasmin has also been there the longest. They do seem to have staff turnover issues. But I will say the new staff Mara from Corporate, Diamond, Erica, and Aaron the maintenance guy shows that Spring Hollow is on the right track.

I'm currently with no heat. The after hours office told me there's nothing they can do until my thermostat reads 60. I have 3 kids my youngest is 2. Also had an issue in the summer, I had asked in April to have my air checked because it went out last year. They told me I would be first on the list. I repeatedly went down to the office and asked about it and they then told me there was a waiting list in which I wasn't on it. It took them until June to finally fix it. The guys who installed our washer didn't install it right, result is a leak in the floor behind it so our floor is currently caving in. Maintenance had told us it would have to be done immediately because the floor is rotting away due to water damage. I wouldn't recommend anyone living here. Our lease is up at the end of August and I'm counting down the days to get out of here.

Ive been here through at least five changes of management, and with each new batch it gets so much worse here. I live in a duplex. My neighbors bailed three months ago in the middle of the night. Their apartment has yet to be cleaned, and honestly I don't think management even realizes they've left...tho I don't understand how this could be. Yesterday I saw a red piece of paper on the ground by my mailbox. (Since management doesn't actually mail out notices, just places them onto the mailbox, it's a good habit to get into to check the ground around your mailbox for notices from them, FYI.) Since it was in the place on the ground where I normally find my notices, I picked it up. Turns out it was for my vanished neighbors. Their notice reads: RENT IS LAT! $100 Late fee has been assessed to your account for nonpayment of September rent. Partial payment are not accepted. Call the office for details. I was thinking, whoa! September is the first month rent wasn't paid by these people who just noped out of there three months ago? The funny thing is, my rent is paid by my money manager every month, online. Ive never once missed a payment. This morning, to my shock, on my mailbox I found a red letter from management...telling me I had three days to vacate for nonpayment of rent (which was paid two days before this notice showed up). So neighbors get a cheery "hey, your rent is late! Better call us!" note...and after paying my rent I get an eviction notice. Make sense? Sure doesn't to me. However, if you'd like to live with an incredible amount of frustration and confusion, I recommend this place for you. (Mind you I could write a novella of the poor management practices here...my eviction notice compared to my neighbors friendly reminder is simply the pinnacle of ridiculousness this place thrives on.)

I would never recommend these apartments to anyone ever!!! I moved in 3 weeks ago to a shower that didnt work i had to pay for a hotel for 3 days just so me and my kids could shower the ac didnt work the fireplace they said they fixed but still doesnt turn on they put in new screens that dont fit at all so i have bigs getting in my house needless to say they have been working every week in my apartment and the stuff still is not fixed at the time of move In i took them a notebook piece of paper filled fully out on the front side and these was 3 weeks ago and still nothing is fixed correctly it took for their maintanence man to break my toilet to get a leake fixed completly even though it wasnt the toilet leaking at first till the guy broke it and put a broken toilet back in that everytime u flushed the water poured out the bottom of the toilet why is it almost a month after my move in and they still havent fixed the main things if i were u i would not waste any money on this place these apartments have went so far downhill its sad dont be like me and see these reviews and still move in i should of seen the warnings and spent my $917 a month in rent somewhere else now they know im unhappy and they seem to not care at all all they want is their money on the first

We reside in a 3bedroom condo and the current team (Alexandria, Paris, Jessica and Yasmine) really have it together. They are courteous, have great follow-up and are consistent. I've worked with Kevin and Al of the maintenance team. Both men are knowledgeable & efficient. It's nice to have people that care about the community that many live in and work in.

Whenever maintenance comes out, and it's rare that they do, they don't ever fully fix anything. I've been fighting to get my air conditioner fixed for over a month and a half. The guy that's "qualified" to fix it comes out turns on my a.c. and then leaves. I would never in my life recommend Spring Hollow to anyone. They couldn't pay me enough money to recommend them.

I wouldn't wish living here on my worst enemy. Drugs, stealing, fights, loud neighbors and more is constantly a problem here. I've had things stolen off my own porch. The staff is unorganized, lazy and careless. Maintenance works hard! Living here has been an absolute nightmare. Never had so many problems not just with who I live by but with the staff of where I live like this.

I am laid back and not one to complain much but all I can say is that we can NOT wait for our lease to be up. Every time we see them giving someone a tour, we want to yell RUN! **They have VERY few maintenance workers. If anything is broke, expect a wait. **The communication between office & maintenance is horrible. **Other tenants have complained to me about the lack of care that is shown to their units. **We trapped 8 mice within 12 days. They called Orkin out for us and all they did was place ONE paper trap behind our garbage. I called the leasing office and spoke to Yasmin regarding Orkin and she had absolutely no idea what Orkin did and stated it isn't Orkin's job to investigate where they are actually coming from. Within the next 24 hours we trapped two more mice. FINALLY, maintenance came in, looked for where they were coming from and patched a hole. **When you speak to the office staff, you can tell they are "acting" and being nice because they have to not because they want to. **The AC does not cool down the master bedroom AT ALL. They could not even give us a window unit. We went out and bought one with our own money. **If your AC is broke, get use to the heat. We had the AC refilled when we moved in September 2016 and about a month ago. Now, we must run it for 4-5 hours straight set at 66 to only go down 2 degrees. STILL waiting to get that fixed... Also, the fan on our AC went a few months ago which they took one from an old unit and put it on ours. **The speed bumps are horrible. The parking lot is filled with dips, cracks, potholes--disaster! **$13 of rent (that's $156/year) goes towards trash. The dumpsters are ALWAYS filled/overflowing. There is glass everywhere around the dumpsters. **The siding on these units are absolutely disgusting. **If we were to resign our lease, our rent would go up $25...$300 a year to $793/month while on their website they are advertising the unit we have now for $709/month(+$60 for water and trash equaling to $769/month). **On the renewal notice, they clearly state "we are here to be accommodating." That's just an overall joke. Our lease ends on a Thursday and some of us have to work during the week and cannot move until the weekend. If we kept our keys and belongings there till Saturday, we would have to pay for those 2 days. Our rent was NEVER late, we are very clean tenants. You would think they can afford a 2-3 day courtesy to all their tenants to make sure they have time to move. **If you don't want to renew your lease, you have to give the office 60 days notice. If you do not find a place within 60 days, you have to pay $300/month ON TOP OF your monthly rent. RIDICULOUS! Again, not accommodating WHAT SO EVER! I save and document every email, call, any form of communication I have with the leasing office so that if there is any issues in the future or when we move-out I have that for back-up. As much as rent is, you would think they would be able to keep up and make this place more presentable.
