Hello, I would like to share my experience about the maintenance crew. Although they are prompt, professional and attentive to each request there is one individual who stands out; Rosie Eugene. I have never seen an individual who remains professional, loving, respectful and pleasant while performing her daily work duties. She is the most friendliest unlike most people you encounter working in doors. Shes always smiling and willing to help and serve with humility. Although I am not renewing my lease, I think you should look into hiring more professionals with such a positive attitude as Rosie. No one wants to walk into a leasing office and see a unfriendly and unwelcoming individual. In my opinion customer service is a plus in any profession as it is a reflection on management. Therefore it is imperative that we educate ourselves on what customer service entails, and how to display such qualities as Ms. Rosie displays daily. Kudos to Rosie!!! I have absolutely no clue why anyone would rate this complex poorly. After reading other reviews there are a few things that should be mentioned. 1. The gates are open during the DAY during business hours so packages and mail can be delivered without any hassle. If they were closed, the same people complaining about the open gates would be complaining about their packages not being delivered. Gated communities are not any safer than those that are not gated. Don't fall into a false sense of security and rely on a piece of metal to keep you safe. The very few times in 1 year that I've seen the gates ACTUALLY broken, they have been fixed in a very timely manner. 2. Maintenance is CONSTANTLY running around doing things. I have placed 2 work orders in the last year for things I believe do not require immediate attention (dryer making noise) and they were at my door within a week to solve the issue. The pest guy is extremely friendly also and comes once a month/every other month. I have no bug issues. 3. Rent is higher than some places but you definitely get what you pay for and the amenities and updates inside the apartments are well worth it. A $50/month increase once a year is to be expected when you rent. 4. The 1 star reviews that were left because people have fallen into "financial hardships" and cannot pay their rent are uncalled for. It's not the community's fault that you can't pay rent, and besides that, you signed a contract/lease. If you do not abide by it, you will be asked to leave. It's not rocket science and expecting special treatment is ridiculous. 5. The mailboxes are owned by and are the jurisdiction of the POST OFFICE and as such it is not the community's fault when they do not open. I have also never had an issue with this, nor had an issue with people stealing packages or mail. I have left packages unattended for 24 hours and they have not been stolen. It's again unfair to give them a low rating for things that are beyond their control or because you don't understand how things work. Overall, I love living here. I feel safe (single white female in her late 20s) coming home from work every night at 2am. Everyone is friendly, the view on the lake is beautiful, and I have absolutely no regrets. I would definitely recommend this community to anyone and everyone!

Ive been living in this community for 4 years , the apartment is great. The one thing that stands out is the level of service that is provided by Rosie Eugene that really makes my stay enjoyable and takes care of all my concerns when a property maintenance issues arises. She is kind and hard working and such a pleasure to speak to; i give all of my 5 stars to her!

Today's 5 stars goes directly for Rosie Eugene. She works with the maintenance staff here at Water Terrace Apartments here in Sunrise, FL. Always friendly and courteous. She always goes above and beyond the call of duty. Water Terrace is a better community with Rosie's presence. Thanks for all you do!

Lived here 2 years. They put me in the back in a loft which was fine but the community always has a gate broken or making noise constantly which kept me up on most nights or made my commute difficult. That and residents always sneaking in the gates because they were to cheap to pay for their keys when they lost them. Maintenance takes time to get to you. I am not picky and all these complaints are fine with me for them to have a 3.5 star but the biggest offence to me was taking some of my deposit because the day I turned my keys in didn't match the day of move out. If you are closed on Sunday there should be no question why the keys were turned in before the date and not after on a Monday. Tired of apartments treating residents like a number and not holding their end of the bargain. 2 years of paying rent on time and being a good resident to have to deal with semantics in the end. Do better

Nice place staff neighbors are respectful, however pool is rarely ever clean the should really keep up with that considering rent is pricey! Maintenance gets the job done but don't go by appointment wnich I don't like. Place is overall safe and a decent place to live just those two things really need work!

So far, I've been there for almost one month. However, I found the place about 5-6 months ago and was able to secure it in November. One word: INKA! She's absolutely amazing, efficient and helpful. One thing that I love is that the gate actually works. I can't speak for the rest of the staff as Inka has become my point of contact and she rocks! The place is clean. Maintenance is available within 24 hours or LESS. All the appliances in my place are new, including carpet & vinyl flooring. I feel at home. Once in a while, I won't lie, because I live right by the entrance, there's a few people that like to sound their cars as though they're driving for Nascar, but other than that, the place itself I love.

I have been living here for 1 year now with my family and we love it, The gym could use some more equipment but i have my own so that don't matter plus La Fitness is a block away. The staff is amazing and the amenities are great. The apartment was newly renovated with all new appliances when we moved in. I had one neighbor who played music really loud at nights but after i complained i didn't have that issue anymore. Mold and roach was a major concern for us after living with that problem at villa de venezia for a year. At water terrace they treat the apartments and the grounds regularly for mold and insect infestation. Our lease is ending and we are ready to renew.

Crappy place 'run' by even worse people. Mailboxes are always broken or won't open and when you call to get help they tell you it's not their fault and now you have to contact usps or mail services they won't help. When you have a small maintenance issue unless you go online they won't help you. You call and no one answers and rarely ever calls you back other than to tell you to go online to submit a request yourself they won't help you. Gates are always broken and either won't open or never close so I don't know why they charge more for 'security'. People that live here are nice but most don't clean up after their dogs though so watch out for that too. Extremely overpriced, terrible almost non-exsistant 'customer service', not really worth it and I'm so glad we're not going to have to live here anymore.

Compassion level 0000 I was just switched from a management position to sales rep at my job and the transition was affecting my income and no matter what I did to catch up with rent good O Linda would hit me with new fees in the 100's of dollars with out counting monthly rental fee. Tried explaining I have a dying 12 year old daughter whom health insurance I had to begin paying out of pocket, and because I had to spend time with her at Holtz Children's hospital this last couple of months I was not able to put too many days in at work and you should of seen Linda's face expression "cold as ice! My wife went to pay rent today and rent went up another couple hundred dollars, no surprise there! They make it difficult for you even if you're trying to make right with them. So eviction is in order.... God bless you water terrace management team you're awesome!

In December it will mark one year of us living here, we love our apartment, neighbors are nice, they keep up with aesthetics and grounds. The office staff are friendly and willing to answer any questions. Inka, is very nice from the start! I feel safe here and we are looking forward to renew our lease for another year. Some residents lived here for 5 years or more which is a great sign. We cannot wait to see rennovations in fitness room and hopefully the gates closed 24/7. The events are priceless and great motivation to bring residents together!

The apartments are lovely, the people are polite, the area is quiet, and the complex is always holding some new event. It truly is the best place I've lived. THAT SAID... I have one issue with this place. Maintenance. Every time I give a call to put in a maintenance order, we're told they'd send someone. A ceiling light went out in the vaulted ceiling, nobody came. It took the second light going out (2 months later!) and a leaky toilet for someone to come. That same toilet has an issue with running. We told them that 2 months ago. Another ceiling light (that's flush against the ceiling, so we couldn't fix it) went out about a week ago. Still no one has come for either issue. I've only lived here for four and a half months. I get other issues might have higher priority, but that should be three days tops, not months. We've learned we can't rely on anybody to come help us quickly. It's truly unfortunate, because we are otherwise very happy here. There is one other thing people ought to know, and it's that there's a lot of wildlife (ie bugs, spiders, and lizards) outside. Spiders especially. They've recently cleaned it up a lot, but at first there were webs everywhere. I have yet to see too much inside though, so it doesn't seem to be a problem for inside the units. If maintenance were more responsive, this would be five stars for sure. Maybe this will help them realize and address this issue, because they are otherwise on the ball.

Hurricane Irma could have been much worse then it was but it still left a good chunk of south florida without power or, in my case, power but no ac or internet due to storm damage. I put in a work order late last night to have the ac fixed because fans only do so much down here. Well today they came out and when they couldn't solve the issue within a few hours, they told me they will be back tomorrow to try another method, but gave me use of a portable ac unit to hold me over until it's fixed. A++ for compassion and impressively quick response time, especially given the fact that the hurricane finally passed only a day or two ago

If you're considering this property consult with Inka or Taylor. I had the pleasure of working with Inka during my initial visit to the property, and Taylor gave my bf the tour on Inka's day off. Great team here at Water Terrace! I love the updates to my apartment and the quiet community. My only complaint so far (as a previous review mentioned) are the security gates--they're open 24/7. This obv doesn't fall on Inka or Taylor, as they were great throughout the process but keep that in mind in case you're looking to live in a gated community. That previous review received a reply from property management but clearly they didn't fix the issue. The leasing office is being renovated so that's why the gates are open but shouldn't they be closed once the office closes for the day? I reached out to the office about the issue so I'll hope for the best. There's plenty of parking in my area but I hear some buildings aren't as lucky. Ask to be sure. The maintenance team has done a great job with my work orders. The trash area can be a bit of a mess sometimes but I haven't noticed a consistent issue. Due to trees in the area couldn't keep my service with directv. FYI in case you prefer their service. Neighbors are quiet and friendly in my experience. Hope this helps

Very nice community, I love my apartment. The people here are very friendly, it's very quiet. Thanks to Inka who helped me with my moving, she was very nice and patient. My only problem by far is that I wish they can keep the gate closed because that's the reason I moved here, I thought it was a gated community but since I moved in the gate stays open all day and night.

His courtesy and professionalism was outstanding and he went above and beyond what normal customer service provides. I really enjoy living at Water Terrace and having Steven as my go-to guy! He went above and beyond to help us. He was and is the best!! His excellent customer service is definitely part of the reason we chose to live here.
