Minimum Lease Term is 7 months but leases 12 months or greater will be given preference. Total initial deposit will include the first and last month's rent, the one month security deposit, plus the HOA security deposit and pet service fee (if any).
The HOA requires a $2500 community security deposit which is refundable less any HOA claims at the end of the lease.
Tenants are responsible for electricity, water, and cable. Landscape maintenance, bug and termite service and the filling of the main propane tank will be covered by the landlord.
The pet service fee will cover the cleaning at the end of the lease, but damage (if any) will be subtracted from the security deposit.
