- No application fee. There is a $55/adult fee to cover the cost of 3rd party background, criminal, and eviction checks, which is only required right before signing the lease.
- Verifiable income of at least $8k/month and credit score of 700+. A lower credit score can be OK depending on other factors, but might require a co-signer and/or extra fees for rent-guaranteeing services.
- Landlord references from the residences in the last 36 months, and rental receipts for the last 6 months.
- Rental agreement is month-to-month, but long-term tenants are preferred.
- NO dogs (cats OK).
- No smoking indoors.
