1. Income Requirement
Applicants must have a verifiable gross monthly income of at least 4 times the monthly rent ($15,200).
Income verification can include pay stubs, tax returns, bank statements, or a letter from an employer.
2. Credit History
A minimum credit score of 750 is required.
Applicants with no credit history may be considered with a co-signer.
No recent bankruptcies (within the last 7 years).
3. Rental History
Positive rental references from previous landlords covering at least the past 3 years.
No history of late payments, evictions, collections, or lease violations.
No history of unpaid rent or property damage.
4. Employment Verification
Stable employment history with current employment for at least the past 6 months.
Self-employed applicants must provide the previous year’s tax return and 3 months’ bank statements.
5. Criminal Background Check
A criminal background check will be conducted on all applicants.
6. Identification
Valid government-issued photo identification is required.
7. Pets
One dog, not to exceed 20 lbs, or one cat.
9. Smoking
No smoking allowed inside the property.
10. First-In-Time Rule
Applications will be processed on a first-come, first-served basis. The first qualified applicant who meets all screening criteria will be offered the tenancy.
No co-signers.
We do not accept portable screening reports. Renter's insurance is mandatory.
