Breed Restrictions – The following breeds (purebred or mixes) are not permitted at any time:
Akita • Malamute • American Bull Terrier / American Bulldog • American Staffordshire Terrier • Chow (Chow-Chow) • Coyotes and Wild Dogs • Doberman Pinscher • German Shepherd • Hybrid and Purebred Wolves • Korean Jindu • Pit Bull (includes American Pit Bull Terrier, Staffordshire Bull Terrier, etc.) • Presa Canario • Rottweiler • Husky • Staffordshire Bull Terrier.
Fees & Deposits
Pet Deposit (refundable): Additional $500 (regardless of number of pets)
Pet Rent (monthly):
$50/month for one pet
$75/month for two pets
Condition of Ownership
All pets must be licensed and vaccinated per King County regulations.
Tenant responsible for all property damage caused by pets- damages may be deducted from the pet deposit.
Detailed Screening Criteria
Required criteria to qualify for residency include:
● All applicants are required to provide a copy of a government-issued photo identification
● Proof of income
● Verification of positive rental history for the last 5 years
● Minimum credit score of 600. Some exceptions may apply if income and rental verifications exceed the standard. The landlord may request an additional security deposit in certain situations.
● Each resident/occupant over 18 must submit a separate completed rental application and pay the non-refundable application fee of $55.
● Level Up Real Estate does not accept comprehensive reusable tenant screening reports
This property requires the gross income of all applicants to be a minimum of 3 times the monthly rent amount. If self-employed, you are required to provide personal and business bank statements for 3 current and consecutive months.
Final determination of the required income amount will be determined by reviewing the debt load, credit history, payment history, past due amounts, judgments, collections, housing expenses, household expenses, and business expenses to determine applicant’s solvency or insolvency.
Criteria that could result in denial of application and residency for all applicants include:
● Conviction of a violent crime within the last 7 years
● Conviction of a crime relating to theft or burglary within the last 7 years
● Eviction within the last 7 years
● Unpaid fees to any previous landlords within the last 10 years
● Lack of or no previous rental history
● Excessive debt to income ratios (some cases may be approved with an explanation)
● Omission and/or falsification of any information
● Incomplete applications, or failure to provide requested information and or documentation within 12 hours
Co-signers: Co-signers will only be considered in some situations where the applicant has no rental history and/or credit history. Applicants will be required to financially qualify on their own. Co-signers will not be allowed in situations where an applicant has negative rental history, credit history, or criminal history that would be cause to deny the application for tenancy.
Application Approval: Once your application is approved, you will have 24 hours to complete the review and signing of your lease agreement, and to make payment of the required move-in funds, first month’s rent and any other move-in fees, etc.
Level Up Real Estate reserves the right to accept, process, and approve applications that are more complete at any time during the rental application process, and approve them regardless of any and all circumstances. Time is of the essence, and any processing delays that are caused by the applicant could result in denial of the application.
