2. Smoking Policy
This is a strictly non-smoking residence. Smoking of any substance (including tobacco, cannabis, or vaping) is prohibited inside the interior of the home at all times.
3. Backyard & Landscaping
The Tenant is permitted to plant vegetation of their choice within the designated backyard areas. However, the Tenant must ensure that such plantings do not interfere with existing drainage, irrigation, or the structural integrity of fencing and hardscaping.
4. Care of Wood Structures
The Tenant shall exercise extreme caution regarding any wooden structures outside the house (e.g., decks, pergolas, or trim).
5. Maintenance & Inspections
The Property Manager will conduct a monthly site visit. The purpose of this visit is to:
- Perform a general habitability and safety inspection.
- Run maintenance cleaning cycles on major appliances (dishwasher, washing machine, etc.) to ensure longevity.
- The Landlord will provide at least 24 hours' notice prior to entry.
6. Damages vs. Wear and Tear
The Tenant is responsible for the cost of repairing any severe damage to the premises caused by negligence, misuse, or accident. Such repairs will be invoiced to the Tenant immediately and are distinct from "ordinary wear and tear" (the natural decline in condition that occurs under normal usage).
