TL;DR Despite it's good location and aesthetically pleasing interior, the apartment is more trouble than it's worth with its brittle construction, pests and insufficient parking. Most importantly, its friendly but incompetent administration will affect you more than you think, especially when it comes to payments and communication. I understand that bad reviews are to be taken with a grain of salt, but please listen when I say: don't stay at Promenade at Aloma. Details below. Parking is a major issue among both residents and visitors. A valet trash fee of $20 a month is required; which was a nice service at first, but the office recently changed it to where residents could only leave trash out to be picked up weekdays from 6-8, the hours that most people are likely out or at work. Either make the valet fee optional, or make the hours more available. In addition, pests such as cockroaches have been a problem throughout the apartment, as I would see them while touring several units when I first signed on. While the smart home technology is nice, the apartment itself is of poor construction and the A/C circulation is especially bad. Most telling about the quality of Promenade is its administration. When notifying the office that we planned to renew, they did not notify us of the over $200 dollar increase in monthly rent until it was too late. While increases in renewals are normal, I expected better communication from them. Well--actually not, because the office has consistently proven their lack of management skills. While nice people personally, there's been a handful instances where they've charged us the wrong amount in terms of rent. When approached about these issues, they will make it seem as though the problem is not of their doing by interrupting you and being overly talkative to compensate. Getting in touch with them can be hard enough in the first place, since they are not always at the office at their posted hours. Seems the best way to grab their attention is to write a bad review (lol).

Complex staff try to act nice but seem forced too and will not work with you. I dont recommend living here, for the price I was paying I found a much better place. I have lived here a couple of months and it has been great so far! I haven't had any issues whatsoever. The reason for this review is because due to hurricane Irma our power was out for 7 days and every single night the office provided dinner for those who did not have power. They also kept the clubhouse open late and opened it early because it had AC, wifi, and even a kitchen. All of my friends who live in other complexes and didn't have power were not treated the same way. I am thankful for how much they care about their residents.

After renting several different apartments and houses i can honestly say that nobody has been easier and more delightful to deal with than Skylar (management) at Promenade at Aloma! she has done everything and more to make sure every issue was dealt with promptly and responsibly. the staff as a whole has been a pleasure and i would recommend them to anyone!

I've been living here 3 mouths now, I have to agree with Charlene Below on the parking availability ONLY, other than that I love the place I'm happy in my apartment, I love my apartment here it's awesome it's my comfortable home , no one bothers you, very nice people around you, management is very nice and maintenance is awesome they will be there to help you in any way. But this "parking" is really messed up here and last night I had to park in visitor parking and had to wait in my vehicle for someone to leave. There was no resident parking and I looked and there were other residents having to park in visitor spaces it is crazy and not fair to us that has to live here and love to live here to have to go through this. Can't even leave to go to the 711 seriously!! in fear you come back and you have nowhere to park which is most of the time. I feel like something needs to be done where everyone has a place to park for each apartment and obviously from what I've seen there is not a space for each person and not when people that live here having to park in visitor spots , and the towing has helped but still shouldn't be where you can't park even after having anything towed that's not belonging here. There was not one place to park here last night not even in visitors and I don't like walking alone from the front at night by myself without my dog it just isn't right. Thank you.

As the end of my lease is coming, I wanted to compliment my experience here at Promenade. Out of all of the places I have rented from, this had been by far my best experience. Between the availability and flexibility from management and their maintenance team, I almost want to renew just because of them! If there is ever an issue, the management team is on top of it and ready to help you out in whatever way they can. Knowing some neighbors have been here for a plethora of years along with my own experience here, we are all lucky to find this hidden treasure of a home. If you're reading this to see if you want to live here, I would highly recommend it. Great apartments, appliances, upkeep, neighbors, and management!

I've been a resident at Promenade at Aloma for roughly 6 months now and so far I am not satisfied with the complex. Don''t be fooled by the new renovations and technology; the apartments are of poor construction, as the furnishings often break, and the AC circulates poorly. Pests are also an issue. There are many additional fees, such as a required cable and valet trash fee. Also, the office staff, while well-tempered, are often very hard to reach and sometimes close earlier than the office hours posted. Visitors will be towed even if there are no more guest spots available. The staff expects that your guests park across which can be dangerous late at night, for I have seen many accidents and reckless driving along the road. And if you are towed on a Saturday, no one will be in the office the following day for you to reach the towing company. Resident spots fill up fast as well, leading you to park far away from your unit. At first I ignored the poor reviews on this complex, as negative reviews are generally more prevalent online than positive. But now I know that its poor rating is justified. Stay away from Promenade; I'd recommend one of the complexes across the street instead.

This complex hires a tow company to circle the parking lot and tow cars. Residents will be towed if you accidentally park in a reserved spot and visitors paking in residential will be towed.If you are a resident with a decal they will make no attempt to contact you to let you know they intend to tow. They also charge away on your monthly rent, 4 different water/sewer bills monthly. Rent is high and parking is sparce. Garage owners have two spots they don't use and visitors parking is far from most of the apartments.Work late and its a long walk home from the parking lot, passing plenty of reserved vacant spots. The location is great and the neighbors are pretty decent. Unfortunately I can only give it 2 stars.

My roommate and I just decided to sign a lease with the complex and my goodness! We couldn't be any happier. The apartments are beautifully renovated, the amenities are spectacular (we love that there are designated parking spaces for residence, and the gym is on point), the residence are so kind, the location on Aloma is fantastic and safe, and I can't even begin to explain how hard working the staff is. Skylar went above and beyond to help us secure our new home and we cannot wait to move in. The staff does their absolute best in making sure the residence enjoy living at the complex and we couldn't be any more thankful for all that they do. Looking forward to enjoying our beautiful new home!

I am living here since 2014 and I am content. Yes, last year they made a lot of improvements and this is good. Because of that, yes, there was some disruption, but improving without disruption, it is almost impossible. This apartments are in good and safe location, close to good schools and very quiet place. I have had some AC issues and they fix it fast. It is a good place to live in.

We recently visited a friend living in this complex (we're from out of state) and it is beautifully maintained, love the water fountain and pool. We have a big truck and they went out of their way to make sure we would be able to park safely and out of the way of traffic. Such a friendly caring neighborhood, we especially loved that it's dog friendly!

When I confronted management (which by the way they suck and just don't give a sh!t) he called me a liar and that they had indeed posted to the residents. For the past 4-5 there has been construction at 730 to 8am with no consideration to the people living here. No dropped rent or any break for us. Just apology lettter saying "sorry for the inconvenience" like BP after the oil spill. Garbage is tossed on the side of trash compactor that you used to take your trash to. Now, theyve raised the garbage fee to have guys pick up your garbage and take it there for you. Dont get a floor unit or a unit by Aloma! If you do, pray your upstairs neighbor doesnt have skippy dog that likes to bark and run around, as the wall and floors are paper thin. 3 day grace period for your high rent that will probably be raised after the construction. If you miss that itll be an automatic $100 late fee. Parking? hah! Worst living experience ive ever had. In the beginning you try to reason, but there is no reasoning with this craphole.

The website doesn't post the amount due until the first, so you have a two day window. The system is designed to make you incur a late fee.
