Rental Qualification Criteria
1. Combined household income must be at least three (3) times the monthly rent.
2. Credit score of at least 600 required.
3. Minimum of two years of verifiable residential history.
4. No past due balances with previous landlords or utility companies.
5. Positive rental history with no prior evictions, vehicle repossessions, or bankruptcies.
6. Application fee: $75 per adult applicant.
7. HOA application fee: $150 per adult applicant if applicable.
8. Non-refundable administration fee: $100.
9. Security deposit equal to one (1) month’s rent, due at lease approval. This amount acts as a hold fee and converts to the security deposit at move-in.
10. First full month’s rent, security deposit, non-refundable administration fee, renter’s insurance, and utility setup are required prior to move-in.
11. Pet policy: Maximum of two pets under 25 lbs each. Non-refundable pet fee of $250 for one pet or $350 for two pets. Breed restrictions apply.
12. Prospective residents must view and tour the property before submitting an application.
COA Application Process:
The association will be provided the full name(s) and email address(es) of the applicant(s). They will send you a direct link to complete the online application.

Timeline:
