DO NOT RENT THROUGH BROADMOOR ESPECIALLY HERE. they don't even deserve one star. Staff took the whole summer to fix my AC. They claim to be pet friendly but are not! I steamed cleaned my carpet 3 times and they still charged 1500 for replacing CLEAN carpets. They took over a week for proof of all of this and still demand a 1500$ payment from 3 poor 20 year olds. I RARELY had warm water. There was a leak in the window that they never fixed. The floors were poorly done. It was a horrible experience. DO NOT RENT HERE.

This is a great place to live!! The maintenance people are awesome and the office staff are incredibly kind and very helpful. The property is nice and people on here need to remember and give Grace to people. We all have tough or rough days where our attitudes are not the best but we should encourage the staff here as they have incredibly difficult jobs as well trying to help and please ever person. Willow Park is awesome. I love it here. Thank you for a great community to live in.

This is just my experience and I can't assume this applies for every single unit. Pro: Good price of rent for the units we get. It is very nice to be so close to Hy-Vee and pop in to get food. The staff are friendly and when I had a maintenance issue they fixed it right away. We cleaned our apartment before we left and got our deposit back in full. Family/kid friendly. Lots of light and with the windows open you have a good breeze with lots of fresh air. Con: The walls for our unit did not have a lot of insulation so the apartment could not stay cool in the summer or warm in the winter. Needless to say the thin walls aloud for a lot of outside noise. You could hear the trucks as they drive by. In the summer the kids can be rather loud and when the foot ball game was on, they would party for hours. The winter with the noise wasn't bad at all since it was too cold for people to party to hard. Plenty of people smoke including my neighbor so often my apartment smelled of smoke. If needed I would go back and live here and I would recommend people at least go check out as a place to stay.

Staff is wonderful and very helpful, they are absolutely lovely people. Air conditioning is horrible if you live on the third floor. I was told by the leasing office to not turn off the AC or open the window EVER for the entire summer, otherwise it wouldn't work correctly. The explanation was that AC works to pull out the moisture in the air instead of cooling the apartment down. When the outside temperature is 85 degrees or up the temperature inside will not go below 80 regardless of the AC being full blast for 5, 6 hours. My next door neighbor had to have their AC pipes replaced and other third floor tenants seem to have the exact same problem.

I have LOVED living here. The maintenance staff fixes things immidiately and does a great job. They have really gone out of the way to please me. I love my view of the golf course- with the little duck pond filled with canadian geese that return every Spring, and my cozy apartment with all new appliances and new carpet. They have kept up on the place, and I have no complaints. There are a lot of neighborhood kids, and they run wild like a pack- I don't approve of the parents letting them go like that --they should be supervised- but they don't bother me. I love my proximity to a grocery store- and that I can just walk over there if I need something. Love having the option not to drive. I love it that the office staff is professional and nice, and that they have been SO helpful when it comes to maintenance issues. Seriously guys. They change your light bulbs. Oh- and most importantly, I LOVE my full size washer dryer (new) and you really can't beat the price anywhere in Omaha. They will do anything to keep a good tenent happy. I couldn't find anything better for the price in all of Omaha, (in 2008 at least). It's a good place, and we have been very happy here. Lots of perks!

Terrible experience started with the staff. They didn't even have our apartment cleaned on the day we were supposed to move in. Maintenence is bad too. We asked them to fix our A/C because it is loud, but they just made it worse. Not to mention that the walls are paper thin, and you can hear everything from outside, to neighbors. Worst place I have ever lived in!
