Penny and her staff are great. They answer my questions straight forward and get things done in a quick manner. I was running out of time to find a place to move and was stressing. They essured me they would help me and eased my worries. The apartment is beautiful and the out lay is great. The landscape is beautiful and always free of trash. Im glad I chose Cambury hills to live.

This place is not good! New management TOTALLY ruined experience and vibe EXCEPT FOR PENNY ( NICE LADY) this place with BAD ATTITUDES AND POOR MANAGERIAL SKILLS any questions you have are met with rolled eyes and long sighs never helpful always seem frustrated or annoyed your asking anything MAINTENANCE IS A COMPLETE JOKE JUST RANDOM GUYS WEARING TATTERD CLOTHING AND REAKING OF CIGARETTES! NO EXPERIENCE AND ARE ALSO RUDE ! ..there is supposed to be a pool but is hasn't been open in 2 years! They handed out flyers saying it was open with a page full of ridiculous rules and encouragement to tattle tale on fellow neighbors ?

I love living here. The floor plan is great. It's quiet at night, and the grounds are well kept and clean. The managing team are so easy to work with. They are busy but take time to listen and assist my needs. Great neighbors.

Update: I am actually very pleased with how responsive Penny has been to my concerns, as she contacted me within 24 hours of this post to help rectify any issues, which I very much appreciate. ---------------- If you are looking for a quiet place to live, look elsewhere!! Parents in the complex do not care where their children are or what they're doing because there are tons of unsupervised children running around and screaming right outside our door/window on a daily basis. We live on the first floor so these kids will be playing and yelling within 2 feet of our window, which causes my poor old dog to bark hysterically, and all they do is taunt her to make her bark more. We're terrified to take our dog out for potty breaks because the kids are so mean to her and think it's funny to run right at her (which she considers a threat) even though I've tried asking them nicely to stop yelling and running when they're near her so she doesn't bark at them, but they just continue to be rude. Additionally, on a weekly basis these kids pound on our door and run away. Usually happening at 10pm or later. They are the rudest children I've ever met and I've never seen a single one of their parents out monitoring what their children are doing. They leave piles of toys and trash all over the grounds, sometimes in the middle of the parking lot or on our doorstep or porch. The kids (and their parents who don't care that their kids act this way) have no respect for their neighbors and treat the complex like their own personal playground and dump. To further express my displeasure with this complex, potential renters need to be aware that the move-in process is an absolute nightmare. They ask for every piece of financial document to your name (though 99% of other places only need your two most recent pay stubs) and it is a LONG drawn-out process with NO communication from office staff. I truly could go on for hours about how awful the process was including the numerous maintenance issues we experienced from the moment we stepped foot in our unit. Needless to say, I absolutely would not recommend this complex to anyone (unless you don't mind rude children running and screaming outside 24/7, trash/toys everywhere, maintenance issues, and handing your entire life story over to strangers).

Penny and her team do an exceptional job here. It's the first management I've had - ever - that help out in whatever way they can. They are attentive, prompt, and make connections. I am very satisfied with this management team and it's made my stay at Cambury much better than it's ever been! I also notice that Penny is always there...like always... There are a bunch of smiles and open conversation and I really enjoy that. It's time other apartment management get out from behind the curtains like this. Making connections and talking with the people who live in the property is how you connect and find out what they need. She does an excellent job and thank you!

I have lived at Cambury Hills for the past 7 years and I have seen a lot of managers and staff come and go. I have to say some of the PAST managers and staff were rude and didn't really care about the property or the people that live here. However, since the new manager, Penny and her assistant Mackenzie came things have gotten a lot better, yea there have been issues like no pool last summer but when I brought this issue up with the new manager she was up front with me about how with the previous staff leaving there was no one to operate the pool. Understandably it was frustrating but not her fault. Every issue I have had has been addressed, when I go into the office either Penny or Mackenzie are always willing to take the time to talk to me and get the issues addressed. I have seen changes but I know they cant do it by themselves it takes everyone living here to help make this a better place for our families. Respect your neighbors, clean up after your own pets!, watch your own kids (be parents), RESPECT THE PLACE YOU LIVE. I think the current manager and staff are doing a good job and I personally think it will get better if we give them time to turn this place around. I can tell Penny really cares about this property and the residents, I've seen her come into the office everyday when I'm leaving for work at 7:30AM and she's still there at 5:30..... either she's crazy or devoted so cut them some slack!

STAY AWAY! BEWARE! This is a low income apartment complex that definitely doesnt try to hide it. We have been living here for less than 2 years. We wanted to leave at the end of our first lease but they tried to help us by transferring apartments. So far the new apartment is MUCH WORSE. We have NOT had any heat (besides emergency) since we moved in the unit. (4 MONTHS) We moved in October 2017 into the lower level apartment to resolve many issues including one with MANY children that run around unsupervised. They threw rocks at my dog on the balcony and shot at her with squirt guns and purposefully would irritate her to make her bark. I caught them in the acts! And they put us in the middle of the courtyard where the kids all run rabid. So my dog goes crazy further more as theyre always running directly in front of my apartment. So this issue went unresolved. They also put us in the middle where you have to walk a long long way before youre close to your door because there is NEVER parking. Like ever. Its also slightly nerve racking to walk that far from your door when cars have been stolen from the parking lot. We also didnt feel safe until we had to purchase a camera for our front door. There is NO security at these apartments! The ONLY good thing about this current unit is the single ceiling fan actually has a light. If you dont have lamps youll need to buy them as there is NO LIGHTS in the bedrooms. The insultion is horrible. So expect a high bill. The gym is small hot and smelly. The pool has never been open. The community washer left stains in my clothes. Trash is STILL a problem on the grounds. The concrete stairs in the breezeways are literally crumbling. I could literally post another 3 paragraphs of the problems with this place. We have been waiting MONTHS for maintenance. I am NOT exaggerating. I understand that some things take time but the total Bull weve been fed as excuses has pushed us to breaking our lease even if it puts us in debt. There is nothing this apartment complex could do too make us stay here. Please dont give them the chance or opportunity because you will be let down.

I have lived at Cambury for 5 years. I can honestly say that Penny, the new Manager & Makenzie, are both extremely good and very knowledgeable, courteous & always very prompt with any work orders I've placed. I've seen a huge improvement in the grounds & am very pleased that they are also cleaning up the area now, which had never been done on a regular basis before. We have fresh paint on the outside trim of the buildings which has been needed done for quite a while. I have plans to move due to getting married and having a bigger family. I hear all kinds of remarks from other tenants & really wish all of the unhappy tenants would just give them some time to get all the issues worked out, The only problem I still see is parking, some of the people that live here in these apartments are not very respectful about other when it comes to this, others complain about it but really do not want to do anything about the parking issue, and really cause more issues themselves. The management can only do so much, it takes everyone to help out, park in front of your building and do not take up space just because you don't want to walk a little further, Please be respectful of others. The water issue has been rectified finally after almost 2 years. NO more flooding. and I am happy with that. however wish the rent was going up but one battle at a time...

Pool was padlocked shut all summer! Wasn't opened a ton the year before either.. Have had a non working stove going on over a month now. Very convenient trying to prepare family meals. Working in the property management field myself, I understand the difficulty of staffing changes from the business side, but ultimately that has nothing to do with the residents and they should not have to suffer. This summer I had two clogged tubs for weeks, that I had tried to snake myself to no avail. I don't like to complain, so finally had to call after a few weeks, when I finally got tired of having to stand in inches of water every time I showered. What's more frustrating is they ignore your work orders but then give you notice that they need to enter you garage to repair a dent to the door, (which has been there for awhile and something I didn't request) .. I had people on my balcony painting before notice was given. Received notice after the fact. I can't say that my patio door is always locked and with having young kids, that was very concerning. Relatively quiet for me in the part I live, so that's one plus.No issues with parking either.
