Over the past months, I have been quite pleased with the apartment complex. Maintenance is timely, sometimes within the hour (if you're lucky). There have been some changes happening slowly but surely, including dog waste stations, towing off vehicles taking up parking, and some of the problematic tenants are no longer here.
I can't say that I have had any problems living in these apartments. My current neighbors are quite friendly, the leasing staff is always helpful if we have a question or a problem.
Overall, these apartments are great for those who have a budget, but still desire a decent apartment. I am actually changing my review from a four star to a five star review, and have decided to upgrade to a larger apartment, and stay a little longer.

The short version: The leasing office staff is friendly, maintenance is timely, the apartments are affordable, the parking is not great, but the leasing office is working on it, it's a gated community, and it's a nice place to live on the borderline between the good and bad parts of Memphis, but the tenants and some guests are not my favorite.

This will be a two-sided review, one for the employees, and one for the residents themselves. I have been here a few months now, and since we stepped foot on the property, the leasing office and everyone affiliated was wonderful, they did everything they could to get us into the apartment in spite of credit, no previous renters, etc., and we were finally able to move in after being determined to be here.
On the outside: Nothing super special, all of the buildings are nearly identical, it is a gated community, and it is a bit tricky to find the right building the first time.
Once you get inside: all of the apartments are entered from the interior of the building, instead of the exterior, and I like that part. Once you get into your apartment, they are nice, carpeted with faux wood floors in the bathroom and kitchen, coming with fridge, oven, dishwasher, garbage disposal, etc.
Maintenance: So far, the maintenance team has been very friendly, always responding within a day to our issues. As with any apartment, there were things that needed attention, the sink was a little leaky, and things of that nature, but as soon as we opened a ticket or called the leasing office, it was taken care of very quickly.
Parking: This is a bit of a tricky one, because there isn't much room for a plethora of parking, I am usually able to get a good spot, but parking can be a nightmare at times. Because of this, the leasing office is starting to crack down on parking, issuing parking stickers, towing cars parked double, in no-parking zones, etc, so it is getting better.
Overall experience with the apartment crew, very positive, I enjoy where I live, and I haven't had any negative encounters with the leasing staff.
CONVERSELY: If there was any reason I would give this a bad review, it is some of the tenants around. Depending on which building you are in, some tenants have rather loud cars that come in at rather inconvenient times of the night, many times tenants (or guests) will use the exit gate after someone exits through, or waits for a car with a RFID card that opens the entrance gate, some people park in front of the dumpster, making it hard just to take garbage out, and just things like that in general.
If I had some constructive criticism for the apartments, all I would say is: It would be nice to have change machines in the laundry facilities, and it would be reassuring if there were one-way tire spikes as well, to limit unauthorized guests from coming in through the exit.
