Apartment prices can be an issue for Pepperdine students on a budget; Malibu has some of the most expensive housing costs in Southern California. Pepperdine students usually end up living in two areas, the Valley (short for the San Fernando Valley) or the Westside (of Los Angeles). The Valley’s most popular neighborhoods for students are Calabasas, Thousand Oaks, Woodland Hills, or Agoura Hills, and Westside’s neighborhoods are Venice, Santa Monica, Century City, and Brentwood. Westside is generally much more expensive than the Valley, but has more desirable neighborhoods. Where you live depends entirely on how much you want to pay to live in Los Angeles, and the quality of life that you need. It’s amazing and surprising how two different areas of Los Angeles can be so close yet so different climate-wise. If students live in areas like Glendale, Burbank, Calabasas, or elsewhere in the San Fernando Valley, the summers are stiflingly hot, dry, and almost desert-like. But if students live in Malibu, Santa Monica, Venice, or elsewhere in LA’s Westside, the climate is Mediterranean and much cooler. This may not be important for students who will only be here from the fall through the spring, but for year-round residents--take note.

Each month, using over 1 million Rentable listings across the United States, we calculate the median 1-bedroom and 2-bedroom rent prices by city, state, and nation, and track the month-over-month percent change. To avoid small sample sizes, we restrict the analysis for our reports to cities meeting minimum population and property count thresholds.
